Fabulous 1890s Italianate House with 3 beds & 3 baths, Comfortably Sleeps 6

Enjoy a home away at Chez Livaudais. This clean, spacious 2200 square foot, 3 bedroom, 3 full bathroom house provides comfort, style, and convenience. It is the perfect spot for family and friends to gather and enjoy a New Orleans holiday.

Definitely not a party house. In 2014, the house underwent an extensive renovation with great attention to the details to make it an elegant and comfortable living space. Enter into a large open living area with 12 foot ceilings, comfortable chairs, a leather sofa, original art, stained glass windows, and Roku TV. The formal dining room has a table and chairs to seat 8.

There are three independent bedrooms, and three full marble bathrooms. Each bedroom has its own charm and style plus ceiling fans and abundant closet space. The master bedroom has a king sized bed and en suite bathroom that will make you feel like you're stepping back into time with an extra large white marble sink and porcelain claw foot tub perfect for a long soak after a fun day. The second bedroom has a queen bed with a brand new firm mattress, also with an en suite bathroom with black marble and glassed in shower with sky light. Shower under the sun and stars! The third bedroom features 2 antique twin beds with new mattresses. The third bathroom has a glassed in shower with a spa-like pebble floor, a travertine sink and travertine tile throughout.

A big kitchen in the center of the home is large enough for cooking and gathering. The sky light and three large windows bring in natural light. It's equipped with a 48 inch stainless steel stove with 6 burners, a griddle, and double ovens. There is also a microwave, toaster, coffee maker, stainless steel refrigerator and dish washer. The kitchen is fully stocked with sponges, cleaning supplies, dishes, flatware, pots, pans, utensils, etc. and staples for cooking like a bag of coffee, sugar, oil, spices, just like you would have in your own home.

Beyond the kitchen, there is a washer/dryer with detergent available for your use. The towels and bedding are new with sheets 100% cotton, 400-650 count. Toiletries such as soap, shampoo/conditioner, toilet paper, and other basic supplies that you would need in the bath are provided.

Enjoy the hibiscus flowers and ginger that surround a fountain in the fenced in brick courtyard with off street parking. Relax with family and friends around the tables and iron chairs. Due to the size of the parking space and gates--off street parking is for small to mid-size cars only. If you wish to rent a large vehicle, plan to park on the street where there is normally ample parking, day and night.

About Christine and Michael

We own and manage Chez Livaudais. The house is our primary residence. During vacation rentals, we move to a nearby apartment. Christine is a former English as a second language teacher who has worked with international adults and students from all over the world. Michael is a New Orleans native and artist. Much of the art found in the house (paintings, stained glass, wood carving) is original and done by family. Michael is also an expert in home renovations/restorations and historic building materials.

In a city of beautiful houses, Chez Livaudais is very special. Built in the late 19th century, the architecture has Italianate and Greek Revival features. The front porch is surrounded by cast iron railings and offers a lovely sitting area to enjoy morning coffee or afternoon wine. Inside, the high end finishes add a beauty and comfort not often found elsewhere. The raised home is a single, independent residence. It's not part of a townhouse, duplex or a rental on the ground floor. When you stay here, you're having an authentic Garden District experience.

What makes this house unique

New Orleans as a whole has a lot to offer, and Chez Livaudais provides access to a big slice of the best of it. If you enjoy walking and biking, you could spend a week just in this area, eating a delicious and different dinner each night, and by day, feast your eyes on the amazing live oaks and magnolias, the citrus and fig trees, the colorful and spectacular varieties of flowers, birds, architecture, fountains, and ironwork. The visual beauty of New Orleans brings great joy and never grows old.

Beautiful home and perfect location!

Our family stayed at this property over spring break and loved every minute of it. The home has been lovingly restored and is clean, bright and comfortable. The three bathrooms are updated and linens are clean. We enjoyed the cozy family room, as well we the eat-in kitchen and large patio. The kitchen is stocked with everything needed for breakfast or a quick meal, although we usually took advantage of the many excellent restaurants within walking distance or quick streetcar ride. Christine and Michael were the most gracious of hosts. They met us at the house to give us a tour, greeted us with a bottle of wine and plenty of food in the frig and pantry, and offered helpful advice on touring New Orleans. Christine was responsive when we had questions during the week, too. We couldn't have asked for a better rental experience!

Great for Mardi Gras!

My family (2 grandparents, 2 parents, and 2 children) had a great time at this property during the first weekend of Mardi Gras. It is a great location, not even a block away from the parade route. More extended family were staying around the corner, so we got lots of use out of their fabulous front porch and great back patio. The property is modern and spacious with all of the comforts of home. The owner, Christine, was more than gracious, welcoming us with King Cake and a stocked fridge to get the weekend started. Although we did not need her over the weekend, I feel that she would have been readily available by phone and able to solve any issues that may have arisen. I would definitely stay here again.

Perfect trip.

My party of 5 had an outstanding time in new orleans. Our accommodations could not have been better. The house is clean, updated, comfortable, and charming. We thoroughly enjoyed hanging out on the porch, back patio, and in the comfy living room. Christine was a huge help with recommendations as well as professional and easy to work with. Would rent this house from her again in a second. Highly recommend.

Beautiful Home Convenient to Everything

6 of us went to New Orleans to celebrate my mother-in-laws 80th birthday and the house was a perfect home base. Christine was incredibly gracious, she met us at the house and explained everything and gave us tips about place to go and things to see. The house is spacious, airy and beautifully decorated. The kitchen is large and the perfect gathering place for the group over coffee or wine and cheese in the evenings. It has a lovely back patio to enjoy morning coffee. Most importantly the beds were all very comfortable. The location is amazing, a block from the St. Charles Trolley, walking distance Magazine St and restaurants and there is a great food market 8 blocks away. Also, an easy walk to the nicest part of the garden district. All and all a perfect place stay. Thank you Christine for your hospitality.

Beautiful home in a wonderful location owned by lovely people

This home is just so beautiful. Tall ceilings, antique wood floors, gorgeous artwork, and lovely rooms with very comfortable sleeping arrangements. The owners were there when we arrived and gave us a ton of information about the house, the neighborhood, and New Orleans. Everything worked in the house, which was very well stocked with essentials. The bathrooms are really nice and the showers are pretty amazing. There is a sweet courtyard in the back with a pond and privacy for spending time outdoors. The house is only one block from the streetcars which was so convenient to getting around the city, and the neighborhood was quiet and safe. It was overall an incredibly wonderful stay and we very much hope to visit again.

The house is a block to the heart of the Garden District where you can wander independently or join a walking tour. If you opt to join a walking tour, they often begin at the Garden District Bookshop and Still Perkin' Coffee Shop, just 4 blocks away. Within 6 blocks of the house, you will see the homes of well-known actors and writers, the New Orleans Women's Opera Guild, the famous cornstalk fence, Lafayette Cemetery # 1, Commander's Palace restaurant, and so much more. Everything you need is within easy walking distance including Chase Bank, Rite Aid pharmacy, Fresh Market grocery, plus a wide variety of restaurants, pubs, and bars ranging from fast food (Subway, Wendy's, McDonald's) to fine dining (Commander's Palace, Emeril's Delmonico, and Lillette are within a mile). Whether you wish to travel uptown or downtown, it's a short walk (75 yards) to St. Charles Avenue streetcar. Take the streetcar uptown to access Audubon Park & Zoo, Tulane and Loyola Universities, and the Carrollton neighborhood. Going downtown? The historic streetcar provides charming and scenic transportation to the Arts District, Central Business District,French Quarter, Faubourg Marigny, the Superdome and Convention Center. Once at Canal Street you can transfer to the Canal Street car line and take it to City Park, the New Orleans Museum of Art, and the Fairgrounds Racetrack.
