Lake Tahoe Cottage is located in the center of town. This original 1950's Cape Cod style Lake Cottage has been fully remodeled and is close to EVERYTHING that the south shore has to offer! Just a couple of miles from Heavenly Ski Resort and close to beach, restaurants and hiking/biking trails! Open floor plan makes for a great place to vacation with family and friends! The cottage backs up to the Forest Conservancy that leads to Heavenly Valley Creek and Ski Resort!!
One of the original neighborhoods in South Lake Tahoe, the cabins and cottages are all unique and historic dating back to the 1930's, 40's and 50's! Classic Lake Tahoe! The cottage is located in the center of town with easy access to everything! Enter through the scenic short cut on Pioneer Trail, which also takes you directly to Heavenly Ski Resort and State Line and/or hop right onto Lake Tahoe Blvd/Hwy 50 and be at the cottage within minutes. Enjoy unobstructed views of the forest, facing towards Heavenly Mountain. The cottage is walking and biking distance to restaurants, cafe's, breweries, wine tasting and grocery stores, as well as a short drive to State Line or the other direction towards Camp Richardson and Emerald Bay!
Enjoy the cozy comforts of the cottage with a new 48' Flat screen LCD TV with HBO and other premium channels, Internet, WiFi, gas fireplace as well as zone specific heaters in the bedrooms, all new stainless steel kitchen appliances (refrigerator and dishwasher) and 5-burner gas stove with new washer and steam dryer in laundry/mud room. Seasonal outdoor living area with charcoal BBQ. Large storage for skis and other outdoor gear. All new designer furnishings, linens and towels make for an elegant and comfortable stay.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between (“Homeowner”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Rental Party: The rental party shall consist of (“Guest”) party size of .
Additional overnight guests are not allowed without the expressed written agreement of owners.
Maximum Occupancy: The maximum number of guests in cottage is limited to 5 persons.
Term of the Lease. The lease begins at 4 pm on (the “Check-in Date”) and ends at 11am on (the “Checkout Date”).
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property.
Access: Guest shall allow Homeowner access to the property for purposes of repair or inspection, if deemed necessary. Homeowner shall exercise this right of access in a reasonable manner..
ICE AND SNOW INJURY WAIVER: Homeowners will not be liable for injuries resulting from slips or falls on slippery surfaces or from falling snow or ice. Ice and snow are a common occurrence in the winter season but can occur anytime throughout the year at Lake Tahoe. Guests must use extreme caution during times of ice and snow to avoid slipping or falling on slick surfaces and injuries resulting from snow and ice falling from roofs, trees, or other objects. WINTER SEASON SNOW CLEARING: Snow will be removed from driveways prior to arrival the first day of visit. Guests will be responsible for clearing snow that falls during the rental period.
Rental Rate and Fees
Security Deposit: A deposit of $300 is held by Airbnb.
The deposit is for security and would be charged within 10 days of the Checkout Date if there was:
i.damage to the property or furnishings;
ii.dirt or other mess requiring excessive cleaning; or
iii.any other cost incurred by Homeowner due to guest’s stay (i.e., late check-out, etc.)
If it is determined that guests smoke or bring pets on the property, an extra cleaning fee will be assessed. There is no smoking or pets allowed on the premises.
Cancellation Policy: If guest wishes to cancel his/her reservation, they will be subject to The Airbnb Strict Cancellation Policy, however we offer:
Fully Refundable if re-booked for the same dates/rates or the difference, less fees charged by Airbnb.
If owners must cancel due to unforeseen circumstances, a full refund of monies paid will be returned to the guests, less fees charged by Airbnb.
Natural Disaster/Occurrence: Owners are not liable in any way for conditions or matters arising that are out of their control, such as weather, road conditions, power outages, etc that may affect guests stay.
Trip Insurance: We encourage all renters to purchase traveler insurance.

The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise..
Keep the property and all furnishings in good order. Premises must be maintained with no personal clutter or garbage. Please report any damage...
Please leave all wet shoes, clothing and gear (jackets, boots, skis, etc.) in the mud room and/or outdoor storage room. Please DO NOT bring these items into the living area of the house.
Please turn off appliances, lights and turn down heating when away from the property. Only use appliances for their intended uses.
Parking is limited to 2 cars in driveway. No trailers, boats, RV's are allowed in driveway unless permission is given. There is street parking. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
* These rules are strictly enforced and if violated will result in immediate expulsion without reimbursement, including the security deposit.
This property is perfect for a family of 4 (like ours) or a smaller group. Well maintained with all one would need. Kitchen was well stocked with all the basics (and more) needed. Location was perfect for us, close to the Lake and stores. The owner was very responsive to any questions or issues. I would have no reservations in recommending this cottage.

My husband and I had a wonderful stay at this property. It is absolutely adorable and everything we were hoping for. The location was perfect for seeing all the sights in South Lake Tahoe, and we liked that the house backed up to forest. The cottage was updated so beautifully and the bed was super comfortable. Thank you Tamara for all your help, we would love to come again, or maybe visit your other property in Carmel.
