5 Bedroom 3 1/2 Bath Home Located on Chipman Lake (AKA Tinmouth Pond) in Tinmouth Vermont. The home features spectacular lake front and mountain views from almost every room, on every floor, and even has a 4th floor tower room for a bird's eye view of the lake. The home has 2 master suites and sleeps an additional 6 guests in the remaining three bedrooms. Guests can enjoy the well manicured landscape down to the lake, a rustic outdoor fireplace, a new 32 foot dock, and a finished game room in the basement, also with lake views.

About Scott and Sam Lepley

We live on the NJ coast, but have vacationed in Vermont for 29 years. As an architect, Scott designed this home to meet the needs of our varied family, although 2 sons now have their own homes nearby. Scott & Sam are both qualified ski instructors for disabled skiers, but prefer this community year round environment to living at a ski area that's deserted 7 months out of each year and packed with people the other five. We built this vacation home and relocated from Stratton in 2001. Interior design and furnishing was done by Sam using a mixture of antique and new items to make the home comfortable and relaxing.

Why Scott and Sam Lepley chose Killington Area

We tore down the old 1953 camp after purchasing this site, but left the rustic stone fireplace that was once the center of the camp as an outdoor fireplace. Some of the components of the old camp, such as hand-hewn beams and the slate roof were re-used in the new home. The 2 story great room is supported by a timber truss and features a native stone wood burning fireplace, look for the stone shaped like a map of Vermont! There's a whole-house standby automatic generator for Vermont's frequent outages as well as full appliances and laundry. Careful siting of the home on the property allows midday and afternoon sun across the back yard and decks. There's usually a breeze here on the windward side of the lake, helping to moderate high summer temperatures. You can spend a week here and never leave the property or just as easily travel to many local activities from museums to recreational areas to shopping at Manchester's outlets. Scott has been asleep in some of the finest parking lots in Manchester while Sam drives the local economy to new heights.

What makes this lodge unique

2 bedrooms on the first floor make this home easily accessible, and the finished walk-out recreation room at lake level also helps access. We are adding a few stone steps from the backyard down to the water so grandchildren (and Scott) can easily get into the lake. There's also a small pond on the property and an outdoor shower to wash those kids off once they're done playing. A small but wonderful screen porch allows you to enjoy the view and breezes during the summer months.

Notes:
Caretaker is available if needed for any reason, contact information provided at the house. We also have a large additional property nearby with about 7 miles of hiking and mountain biking or ATV trails available by pre-arrangement to our tenants by contacting the caretaker. There are also local snowmobile rentals and trails available. We have recently added a 12 k/w standby generator that automatically powers the entire home in the event of a power outage (which occurs with some regularity in this part of Vermont). Guided hikes are also usually available through our caretakers, tenant must make arrangements directly through them.

Great house

We had a great time. The house was perfect. It was big, had a game room and was right on the lake. The weather wasn't great so we couldn't enjoy the lake but loved the fire pit and just hanging out playing games and relaxing

Great home, perfect for a large group, lots of winter and summer activities!

We rented this house for a long weekend in March. We had a group of 5 couples, and it accommodated us wonderfully! The house is rustic and gorgeous, and well-equipped with kitchen supplies/equipment, towels, bedding, etc. The bedrooms were comfortable and spacious, and everything was very well insulated for sound, which was perfect since we had some people who woke up early and others who stayed up late. Between all of us, there were three kids under 2, and two of the bedrooms had big walk-in closets that were great for pack-n-plays, and a third bedroom had a little nook that fit a pack-n-play as well. The house also had one high chair and one booster seat, which were very helpful. We had one skiing day at Killington Mountain, which was a very doable drive. Also, the owners were extremely communicative and helpful! We had several questions at the last minute and while we were there, and they always responded promptly.

The only downside about the house was a weird thermostat system: there were five thermostats throughout the house, and during our five-day stay, we never figured out which ones controlled which rooms, or how to get them to heat evenly (overnight, some bedrooms got roasting hot, while others got down to about 55 degrees). Finally, we just turned the heat up high enough to keep all the rooms warm, and then some of us slept which the windows open.

Overall, we had a wonderful time staying here!

Good vacation

Great, relaxing week this summer

We had a wonderful week here with our family this summer. Ten people, four generations, ages 3 to 90, were quite comfortable in this lovely home. Big yard, lake front, kayaks, canoe, plenty of things to do to keep everyone busy and happy. The shallow water is perfect for young children.

Fantastic stay with extended family!

Beautiful, large, lake front property. Perfect for our extended family including 2, 3 and 4 yr olds. Kids are able to safely step right into the lake and play in shallow waters. Many water toys to use (bring toddler life vests). Nice 2.5 mile trail around the lake for walking, running or biking (with mountain bike or off road tires). Home was very clean for our arrival and includes basics like towels and linens, plus a well stocked kitchen of dishes and things you might forget like spices and coffee filters. We plan to stay in this home again.

beautiful house and location

The house was gorgeous, and the surroundings equally as impressive. The whole family had a great time swimming, boating, and hanging out on the porch. The house was equipped with all the amenities - central AC, cable TV, wifi, and a game room in the walkout basement that the kids loved. The house was spotless and the beds comfortable. The location was quiet and serene, and with that comes isolation for the good and the bad. It did take a good 30 minutes to get to a town of any sort, so last minute runs for food or take out needed some forethought. Overall, we couldn't have asked for anything more and we hope to return in the near future.

Tinmouth is a small mountain town of about 600 residents, the town center is about 4 miles from Tinmouth Pond and has a multi-denominational church, small library, tiny municipal building, school with playground and firehouse. There is no 'downtown area' per se, however the town of Manchester (about 15 miles south) provides world class factory outlet shopping as well as many fine restaurants and the town of Rutland (15 miles north) has Walmart, Home Depot, and Tractor Supply as well as a variety of food stores and restaurants. Tinmouth Pond is a great place to find peace and quiet, but at the same time have access to all the necessities to which we've grown accustomed, and it's only a half hour to 45 minutes from 5 or 6 major ski areas. Many of the ski areas now feature summertime activities as well, mountain biking, hiking, sightseeing, concerts, Alpine slides, etc. The fabulous Shelburne Museum is 1 1/2 to 2 hours north, and makes a wonderful day trip for all ages. We've never been at a loss for something to do in Tinmouth.

Damage Deposit $750

cleaning prior to your arrival and after departure is included for one week or longer stays. All beds will be made up and linens provided. This service will be provided but billed separately for shorter term rentals, typically at a cost of $100 to $250 depending on number of guests and condition of home. Summer season rentals are in one week increments with Saturday changeover. Credit cards may be used for payment, credit card charges are included in the base rates for any rates quoted after April 1, 2017
