We are right in the middle of everything, including Old City historic Philadelphia, bars, restaurants, shopping, and sightseeing. You can't find a better location in Philadelphia!
Queen Village is a great mix of quiet tree lined streets (like Kater Street), historic Philadelphia, and great bars and restaurants. It is an area that appeals to all tastes, and will provide countless activities for everyone!
The house itself is a 3 story rowhome. The ground floor is the main living area (with a comfortable pull out full size bed), a gourmet kitchen, and a dining room. The second floor has a bedroom with a full size bed, along with the bathroom. The third floor is a spacious loft with queen size bed, high ceilings, and great skylight. There is plenty of room for 6 guests, and the house comes complete with a fully stocked kitchen, bedding, soap, shampoo, coffee, tea, and all the basics for a relaxing and comfortable stay. Also, we live only about 10 minutes away, and are always available should our guests need anything!
I grew up in Connecticut, and have been living in Philadelphia for about 10 years. My wife grew up in Rio De Janeiro, Brasil, and has been living in Philadelphia for about 15 years. We met in 2007, and have lived together at 311 Kater Street since 2009. We recently got married in November, 2014 in Belize, and moved across town to our new house. We called 311 Kater our home for almost 6 years, and are thrilled to rent it out so everyone can enjoy it as much as we did!

311 Kater Street is a beautiful historic Philadelphia rowhome that is located on a quiet tree lined, cobble stone street in the heart of Queen Village. The house is historic and keeps some of that old city charm, but has been remodeled and updated to include all of the modern amenities and comfort for a great stay. There is no better location in all of Philadelphia, you can walk to countless historic sites, bars, restaurants, and shopping areas in just a few minutes.
The location of 311 Kater is truly the most unique benefit. We are right in the heart of everything, and you can easily walk anywhere. We're also conveniently located around many bus and subway lines for any guest looking to travel to the suburbs or more distant Philadelphia attractions.
My wife, daughter and myself enjoyed a great 4 days in this home. Very clean and comfortable. The home is close to many stores in the area and just a few blocks south of market street. Parking was easy, we utilized the parking garage and it's only a 5 minute walk to the home. If you like a place with lots of history then philly is the place to go. This home is perfect to stay while venturing about. I would definitely recommend to family and friends. I plan on staying again in the spring.
Being able to communicate with the owner and get every question answered and potential issue resolved made me confident about this as a financial transaction. Also - the house met every expectation. Great property!
A comfortable space. Great kitchen, comfortable beds. Shampoo would have been helpful.
We had a great time staying on Kater street. Decor is Ikea chic, spartan but adequate and the beds are very comfortable.
Great location and everything you could need, plus a few things you didn't know you needed, can be had within a few blocks. South Street area can be characterized as Bohemian, Happening or Sleazy depending on your lifestyle and background and exposure to city living. My family was happy with it considering we arrived at midnight from the West coast and were still able to get pizza.
One bit of info I would want to know: best address for Uber/Lyft is 311 Bainbridge Street at the intersection of Orianna street. We were dropped at 4th and Kater and the walk from that end at midnight was a bit scary and the uneven sidewalk makes for difficulty with rolling bags.
Very mixed experience at this VRBO. Location is very walkable for seeing Philadelphia, near downtown and all the major historical landmarks. This was great for traveling with our daughter as it made it easy to get around without having to use a car seat. That said, the actual neighborhood it is in is not exactly as described. The surrounding couple of blocks are the hipster/alt part of the city (tattoo spots, sex shops, lots of hooka & regular bars). Would have been an ideal location for us a couple years back but not really the "historic" Philly it's billed as. The entrance to the condo is also not on a main road but more of a back alley. There was an overflowing dumpster 25ft from the front door for most of our stay.
Inside the VRBO was also mixed. This is clearly not a location that the owner sleeps at often (if ever). Cool architecture and a great kitchen. Overall true to the pics in appearance if a little darker and more rundown. We cooked most of our meals there (hard to eat out with an infant, hence the VRBO) and didn't notice any major items you'd want to use missing. That said, the condo smelled bad. There was a stench in the living room (rug? couch?) that transferred to our daughter's pillow and made it unusable. The sheets on both beds stank so badly of mildew that we stripped the bed and slept on the bare mattress for the first night. The owner sent a kid over with a bottle of Febreze and clean sheets the next day but the blankets still smelled for the full stay.
Overall, I think this would be a great spot for folks in their 20s to stay for a Philly party weekend but wasn't the nice, family-friendly experience I expected given the other reviews.
We enjoyed our stay. It was a nice little house. There was plenty of room for myself, my husband and two daughters. Communication with the owners was very easy. They were always pleasant. The location was great for many of the sights in Philadelphia. We were able to walk to many of the historical sights from the house. Independence Hall, etc were about a 15 minute walk away. There were plenty of food choices right around the corner on South Street. Parking was a challenge, mostly because it was expensive. We were able to use a garage just a couple of blocks away. It was especially expensive on the weekends. However, the price of the house was very reasonable and made the parking much less of an issue. We did not use the kitchen, but it was well stocked. There was an air conditioner on each floor to keep us cool. Although South Street was right around the corner, our house was very cozy and quiet.
