This upside-down contemporary features an open layout with kitchen, living and dining areas on the second floor with sliding glass doors that look out over the fields of the Farm Institute, the Katama Airfield, and on out to the ocean.
A separate second floor wing has a large family room with multiple sitting areas, TV, full bath with tub/shower and windows with the same gorgeous views. Two living spaces means no stepping on each other's toes and gives early risers a place to play so as not to wake up the rest of the house. Most of the bedrooms are on the first floor, with easy access to both decks on that level. These bedrooms each have their own mini-split A/C. One bedroom and full bath is off of the living/dining area, which also has A/C. A "kids" room is conveniently tucked away from most of the bedrooms on the first floor.
This unique property is considered by many to be the "hidden gem" of Katama. The house sits on a dead-end dirt road that is very close to the bike path and less than a mile from South Beach. Enjoy your morning coffee or evening wine on the deck while watching the single-engine airplanes soar above. Marvel at the Red Baron performing aerial stunts. Make friends with the cows, chickens, and goats practically in your front yard. Drive on the beach out to Norton Point and skip the long line to inflate your tires. The house is so close that you can drive back later once the long line is gone to add air. During the heat of the summer, enjoy refreshing breezes while other areas roast from heat. Breezes also mean very few mosquitos for those with tasty skin! A truly unique location. Perfect for multi-generational families or two or three different families. Very child-friendly, equipped with stools for reaching sinks, BPA-free plastic cups, plates, utensils, pack 'n play, and high chair. A perfect place to teach young ones to ride a bike.

We were previous renters and fell in love with the location. As a family with two young children, being in a neighborhood where your children can run free without the danger of traffic was a huge draw for us. Sitting on the deck with a glass of wine watching the sunset as the twin-engine planes flew over and our children played in the front with the sounds of mooing in the background, was the quintessential vacation feel we were looking for.
We spent a week here in July with two other families and we all enjoyed our stay. Inside the house is very roomy, the kitchen was well equipped, the bedrooms were comfy and there was plenty of areas to relax.
The house is located about half way between Downtown Edgartown and South Beach, making it a quick and easy bike or car ride into either. The bike path is directly outside of the neighborhood about a 2 min ride away. We spent most mornings on our bikes riding into town, followed by some time at the beach.
The house overlooks a farm, the Katama Airpark and all the way out to South Beach. It was great to sit outside and take in the fresh air and amazing views. You could see the ocean on a clear day from the upstairs deck.
We had a great time and plan to return. The owners were very responsive and a pleasure to work with.
I rented this house for an extended family vacation and it worked out perfectly. I've been coming to MV for years, but needed a larger house to accommodate our growing families. We love Katama and this location is perfect - barely a mile to the beach, and a short bike ride to town. And the views overlooking the farm and airport are incredible. We had quite a few relaxing afternoons enjoying the outdoor spaces listening to the chickens and watching the biplanes take off and land!
The house itself has a different, yet very smart layout with most of the bedrooms downstairs. The upstairs kitchen and living room help you take advantage of the views, and having the kids bedroom off in the back wing helps manage noise for both early bedtimes and early-rising tots. With grandparents and two families with 3 kids under 5, the layout with two separate living spaces allowed for a range of activities and plenty of peace and quiet.
The kitchen was well-equipped, and I particularly appreciated the kid plates, cups and utensils. Outside is also arranged perfectly with hammocks, rockers and plenty of other seating that make great use of all the space.
Emily was a pleasure to work with - she responded quickly to any questions both during the rental process and during our stay.
Given how much we loved our stay - we plan to stay here again next year!
