42 North is a luxuriously renovated 3 BR/2BA log home providing a gracious setting for enjoying the Cooperstown area in supreme comfort. Set on a gentle hillside, a wide front porch looks out over a large front lawn and mountain views while a private bluestone patio with a Weber grill and koi pond invites entertaining and relaxation outdoors. A newly paved driveway means easy access to all 42 North has to offer.
Inside, the renovated kitchen is complete with soapstone countertops, glass tile backsplash and all stainless appliances, including a wine refrigerator. A large center island with seating provides ample work space as well as a gathering place during meal preparations. The first of two bars provides an additional gathering spot. The combined dining and living room features bay windows and a beamed cathedral ceiling. A large dining table comfortably seats 8 and leather living room furniture is centered on a wood stove and flat-screen with surround sound. The game room features a classic slate pool table, wood paneled fireplace with thermostat-controlled propane stove, a large wet bar with beverage refrigerator, a 60” plasma TV with premium surround sound and BlueRay, and ample seating.
Each of the three bedrooms features queen-size Stearns & Foster pillow top mattresses, large closets, and excellent storage. One guest bedroom has a wall-mounted flat screen TV. The master bedroom en-suite is a full bath with storage, and the second full bath is shared by the secondary bedrooms. The master en-suite sports a river stone floored walk in shower and the guest bath a deep soaking tub. Both bathrooms were renovated less than a year ago with marble, high end fixtures and heat lamps to soothe away the chills of winter. Additional sleeping space to a capacity of 10 is provided by a sleeper sofa and futon in the game room.
All bedrooms and the game room are carpeted, bathrooms are tiled, and the remainder of the house sports warm pine flooring. Paint colors were selected to highlight the log walls help create a contemporary coziness that is irresistible.
An automatic whole house propane generator ensures weather will not adversely affect your ability to enjoy your stay. A Kinetico water system provides softened, iron-free water for bathing, laundry and drinking. The premium Samsung laundry machines feature steam settings - wrinkle free clothes and warm towels are readily had!

Why Tom Rusk chose Hartwick
This property was purchased for the adventure of log home living when I relocated to Central New York for work. Having lived in cities and visited family in rural areas, I was up for the adventure. That path has now included completely renovating the original main home (42 North), adding the garage and apartment (1 Phinney Creek@ 42 North) and continuing to tend the property, now for the use of guests. The property was simply too unique to sell when my wife and I moved into the Village of Cooperstown to occupy another adventure and project house - this time an 1885 Victorian. We are happy to be stewards of both properties and share 42 North with others.
What makes this House unique
42 North is conveniently located 12-15 minutes outside the Village of Cooperstown but with very easy access to area amenities. The nearest gas stations are about 4 miles away in either direction and the nearest groceries about 15 minutes away in either direction. Larger shopping centers are 35 minutes to the south and 45 minutes to the north. In summer, 42 North is just far enough removed from area baseball tournament camps to be quiet and enjoyable yet convenient for families attending these camps.

Tom's house felt like home as soon as we walked in the front door. The house is in perfect condition and the amenities are first rate. We visited with 2 other couples and were so comfortable that we decided to order pizza and stay home one night enjoying the front porch, the pool table and the big screen tv .We highly recommend staying here to anyone visiting in the area.
A great, peaceful place with convenient short drive to Cooperstown
Tom has a wonderful location if you like nature and seeing the beauty of the mountains and terrain. Had five deer greet us behind the house the first evening. Beds are comfy, living room was awesome with music system and ability to have family game night with large beautiful table. Nice appliances and bathrooms. Would stay here again with family without a doubt. Tom responded to texts promptly and with sincerity.
Tranquil Beauty In The Mountains : A +++
This is a truly beautiful home located in a very peaceful setting. Home is fully equipped with everything you could possibly imagine from A-Z ! Meticulous upon arrival, as well as very spacious and cleverly decorated. We chose this location to be close to the Baseball Hall of Fame.. a dream for our 10 year old, baseball loving son, to experience. Perfect time to visit as there were absolutely no crowds at all which made the visit very enjoyable. Very simple and relaxing ride into the town of Cooperstown. Cute shops & family friendly restaurants. The Double Day Cafe was a big hit among our family. There were also quite a few geocaches in the area, as well as at Glimmer Glass State Park. Fly Creek Cider Mill was also a really fun place to visit & sample lots of goodies, including apple cider, apples & local wines.
While the weather was certainly not spring like at all, we did enjoy quality family time hanging out by the fire place in the game room playing pool and just relaxing. Beds were very comfortable and everyone slept well because this home is so serene. Views are stunning, especially when snow covered. The stars in the sky were also amazing.. so very clear.
We definitely appreciated the fact that this home was so clean and well cared for. Tom was more than a gracious host. Excellent communication and very quick responses to our questions. He clearly takes pride in this home & it shows in everything on this property.
We are planning to return again in the Fall to further explore the beauty of the surrounding areas.

Just bring your toothbrush
Tom, an excellent host/owner and person, has everything else covered at 42 North. This home is solid, immaculate, and thoughtfully equipped throughout the kitchen, baths, and living spaces with high end furnishings and the little luxuries you appreciate when you’re away from home. The setting is private, safe and peaceful. If life brings you to the Cooperstown/Oneonta area, treat yourself to a stay at 42 North; it’s a true gem.
First class vacation home
We very much enjoyed our mid-January stay. The home far exceeded our expectations... very clean, beautifully furnished, with everything we needed. Despite some significant snow during our visit, the driveway was promptly plowed and we were able to easily get out and drive to Cooperstown. We would definitely stay here again and would highly recommend this home for others... no matter the season!
The house was spacious, clean, comfortable and a very quiet setting. Tom was great to work with. We were there while it was snowing and -11, it was great to have the fire place going and just enjoy the evenings when we would return from exploring the area. Great restaurants and breweries just a short drive away. We also visited Windham mountain for snowboarding and the spa which was about hour and half away but a beautiful drive. Would love to visit again in the fall or spring to enjoy the outdoors of the property.

42 North is a non-smoking property and no baseball team or other large parties are permitted. Check in is 4pm or after unless otherwise agreed. Check out is preferred by 9am and no later than 11am so that we may prepare for guests arriving the same day. In summer checkout is required by 9am unless other arrangements have been agreed upon. Minimum stays shown may be flexible - please contact us for further information.
