Enjoy a 5-star vacation home and all of your favorite freshwater activities - swimming, kayaking, playing on a sandy beach, fishing off the dock, or just sitting by the water. Our dock can handle large boats, and if you don't have one to bring, a rental boat can be delivered to Little Sebago so you can enjoy lake cruising, water skiing and boarding, tubing, and fishing.

In terms of location, the property is less than 20 minutes from a commercial area with numerous restaurants, the beautiful Spring Meadows Golf Course, Seacoast Adventure (mini-golf, aerial, games, rides, and restaurant with music on weekends), a good lobster pound, and a relaxing spa. And it's less than 40 minutes to Freeport and Portland for great dining, shopping, and cultural experiences.

The fall is a great time of year to be at the lake with apple picking, hayrides, nature walks, and a great foliage season. Rattlesnake Mountain is 30 minutes away and has beautiful hiking (and no rattlesnakes). During the winter months, snowmobiling, ice fishing, cross-country-skiing, snowshoeing, and ice-skating (if the conditions are right) are all available out the front door, and we are within reasonable driving distance of some great downhill skiing.

The home (we call it “The Lodge”) was built in 2013 with LEED-Platinum construction standards in mind. It was built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and it works great for family reunions and multiple family rentals!

The property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, a storage shed holding life jackets and paddles, and two sit-on-top kayaks (one double and one single). But the main outside attraction, for many, is the great private beach, with nice natural sand and a very gradual descent into the great water of Little Sebago Lake. A float completes the waterfront, and the swimming is excellent in both directions.

The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There is no air conditioning, but there are multiple ceiling fans and at least one portable or window fan for each bedroom and the great room. There are beautiful wood floors and finishes throughout.

The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that we can cinch together for you to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed.

The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door, 2 extra-long twin beds (that we can also cinch together to make a king bed), 2 night stands on rollers, and 2 wardrobe closets on rollers. The wardrobe closets that sit between each pair of rooms create a moveable wall that provides a good visual barrier (but not as much sound privacy as a real wall). For each pair of lower level bedrooms, this makes it possible to put 2 extra-long twin beds in each bedroom, or 3 extra-long twin beds in one bedroom and 1 in the other if you prefer. And any two extra-long twins can be made into a king.

Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower.

All that said, many of us think the best part of this house is not really in the house or the waterfront - it’s the screened porch. This porch features a vaulted ceiling, two ceiling fans, a stone fireplace, and screen “walls” on three sides that roll up or down, from the floor into the ceiling, at the touch of a button. It is often enjoyed all day and then well into the evening for outside dining, fireside chatting or singing, and s’mores!

The view of the lake from the home is to the west, so there are fabulous sunsets. The home sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island. The top part of the driveway is paved and is fine for parking, but it also has a basketball court and garage-mounted heavy-duty adjustable hoop - dunk away! (2 balls are provided). From there, the driveway slopes down toward the Lodge where there is parking for up to 6 vehicles very near the home. There is also parking for up to 4 more vehicles on the basketball court and next to the garage (except in the winter). Parking is not allowed alongside Qualey Road. In the winter, access to the home is via a different driveway that goes by a neighboring (but much smaller) home that our extended family also owns but doesn’t rent, and a second home (just beyond the smaller home) that we also own. (The latter sleeps 10 and is available as HomeAway #3846202.) Although it may sound a bit crowded, there is both space and vegetation between the homes, and the overall layout provides each home with a nice sense of privacy.

This property is now jointly owned by four branches of our extended family. "Middle son" John is now doing most of the rental management. One branch of the family purchased a "camp" on the property in 1997 and enjoyed it for many years, but in 2012 it was torn down and replaced by a new, energy-efficient home under the great leadership of "Eldest sister", Tammie. Thank you for this amazing home, which we so enjoyed on our 2nd annual family vacation. Beautiful, functional space that was perfect for our growing family of small children 0-4. You spared no small detail - everything was extremely comfortable. We hope to be back again for evenings by the fireplace, mornings on the beach, afternoons on the dock, and lots of cooking in the kitchen. (We especially enjoyed the 1000 piece from puzzle - insane!!)

Great property!!! Great for large groups!!!

Myself and a group of friends stayed here for NYE. There were 14 of us and the house was plenty big for our entire group. The bedrooms were great and John was very helpful with the bed setup arrangement. The main living/eating/cooking area was perfect and even with 14 of us, there was plenty of space to spread out. Would 100% return to this property winter or summer. Thanks John!!!

Weekend Reunion

I booked John's home for a weekend get-away with a group of friends from high school and college. We had a great time! The house was beatufiul and in a great location for outdoor activities and getting into Portland. We took full advantage of the lake, outdoor patio, and grill. John was very helpful and quick to respond to all my questions. I would 100% recommend this home to large groups looking for a relaxing vacation in a beautiful area.

Fantastic Lake Home

I can not say enough about how much we enjoyed this home. We had a week long family reunion spent here and we did not want to leave. The huge kitchen with plenty of room for all, the outside fireplace with retractable screens, sandy beach entry to the lake was great for the little ones, everything was perfect. We will definitely rent this home again if we return to Little Sebago Lake.

Amazing house. Top notch accommodations. Wonderful flexibility in set up for sleeping up to 14 people. My family have loved staying here. The little sandy beach and the lake turned my grandchildren into fish for most days. Kayaks were a hit with the adults. Can’t say enough positives.

Best ever vacation house for a larger group!

This was my second time at the house. The first time was with my family of 12; parents, children and grandchildren. This time it was for a week with four couples and a friend who have been vacationing together for thirty years. The unanimous verdict is that this is the best house we have ever rented.

The house has an incredibly well thought out design and is well equipped. The bedrooms are similar in size, so no one couple gets the enormous master bedroom while another gets the bunk room. The great room and kitchen are perfect for having everyone together without being cramped.

The porch area with the fireplace and screens to put down in the evening is lovely. We gathered there around a fire and listened to the loons on the lake. It was all memorable.

Big Beaches:

There is a wonderful small-pebble beach at the property, but it’s not a huge beach. There are great public beaches on Big Sebago Lake at Sebago Lake State Park, 31 minutes away, and in Naples, 36 minutes away. As for ocean beaches, Old Orchard is 45 minutes away, and several other beaches are even closer.

Gray and North Windham:

The home is located between Gray (to the north) and North Windham (to the south) - both are about 15 minutes away, and Exit 63 of the Maine Turnpike is even closer. While Gray is a small town, it does have a good pizza place (Goody’s Pizzeria), Subway, Dunkin Donuts, Hannafords (supermarket), gas, hardware store, dairy bar, etc. The beautiful Spring Meadows golf course is in New Gloucester, the next town north. Golf Digest cit edit as a "venue worth the drive.” In autumn, the course is ablaze with fiery foliage. North Windham has a much larger commercial area and has a Hannafords, Shaws (supermarket), DQ, Seacoast Adventure (mini-golf, aerial, games and rides), movie theater, Walmart, Heaven and Earth Spa, etc. There are also several pubs and restaurants in North Windham, including one at Seacoast Adventure (that has music on weekends), Buck's BBQ, Gilbert's Chowder House, Bob’s Seafood (lobster pound), Applebees, and Rustler's Steak House. Chute's Family Restaurant in North Windham is our family's favorite breakfast place. For an affordable homestyle meal, Cole Farms, which is across the street from Spring Meadows Golf Course, serves breakfast, lunch and dinner in a relaxed and friendly atmosphere. Favorite menu items include Maine crab rolls, fried shrimp and an extensive list of homemade desserts and ice creams. With a playground for the kids, Cole Farms is a great spot for family dining. For people interested in sports on TV in another setting, there are several pubs in North Windham about 15 minutes away that have TVs that can be viewed from bar stools - Buck's BBQ, Gilbert's Chowder House, Applebee’s, and Rustler's Steak House. In addition, Rustler's has a big TV in a separate room for watching sports - here is their url: http://www.rustlerssteakhouse.com/

A Bit Further:

Our vacation home is about 35 minutes away from Portland, the largest city in Maine, which has become known for fabulous food, including many top-flight restaurants. Flatbread's is more modest, but it’s a favorite dinner spot for some of our family members - great pizza, right on the ocean. There are several breweries in Portland as well, including Geary’s, Shipyard, and Seadog. We are only 35 minutes away from the popular shopping outlets in Freeport, including L.L. Bean and the Maine Beer Company brewery and tasting room. The Oxford Casino is 34 minutes away. Skiing at Shawnee Peak is about 50 minutes away, Sunday River is about 1 hour and 25 minutes away, and Sugarloaf is about 2 hours and 20 minutes away.
