Gray House Rental Photos and Description

Located on one of the great Maine Lakes!

Completed in 2013 with LEED-Platinum construction standards in mind, this new home (we call it “The Lodge”) is built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and our whole family thinks it’s great!

The entire property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, and a storage shed for your beach stuff. But the main outside attraction, for many, is the great private beach, with nice natural sand and a shallow descent into Little Sebago’s great water. A float completes the waterfront, and the swimming is excellent in both directions.

The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There are beautiful wood floors and finishes throughout.

The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that can be cinched together to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed.

The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door, 2 extra-long twin beds (that can also be cinched together to make a king bed), 2 night stands on rollers, and 2 wardrobe closets on rollers. The wardrobe closets that sit between each pair of rooms create a moveable wall that provides a good visual barrier (but not as much sound privacy as a real wall). For each pair of lower level bedrooms, this makes it possible to put 2 extra-long twin beds in each bedroom, or 3 extra-long twin beds in one bedroom and 1 in the other if you prefer. And any two twins can be made into a king.

Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower.

The top part of the driveway is paved and is fine for parking, but it also has a heavy-duty adjustable basketball hoop and court (balls are provided). From there, the driveway slopes down toward the Lodge where there are 3-4 parking spaces close to the main entrance. (There are also two 'roadside' parking spaces.) The waterside of the Lodge faces west, and it sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island.

All that said, many of us think the best part of this house is not really in the house or completely outside - it’s the screened porch. This porch features a vaulted ceiling, ceiling fan, stone fireplace, and screen “walls” on three sides that roll up or down, from floor into ceiling, at the touch of a button. It is often enjoyed all day and well into the evening for outside dining, fireside chatting or singing, and s’mores!

Family members have owned the property since 1997, but in 2012 the old "camp" was torn down and replaced by a new, energy-efficient home under the great leadership of eldest sister, Tammie. Thank you for this amazing home, which we so enjoyed on our 2nd annual family vacation. Beautiful, functional space that was perfect for our growing family of small children 0-4. You spared no small detail - everything was extremely comfortable. We hope to be back again for evenings by the fireplace, mornings on the beach, afternoons on the dock, and lots of cooking in the kitchen. (We especially enjoyed the 1000 piece from puzzle - insane!!)

Fantastic accommodations... even in winter!

Our family thoroughly enjoyed spending our Christmas vacation in your home! Many people thought we were crazy driving so far north for a winter family get-together (we usually head for the coast), but it was a fantastic experience. The house is large, beautiful, and well-equipped. The heated driveway made it easy to come and go. We had plenty of room to spread out and do our own things, plus gather in groups for board games, etc. Meals were a special delight around your long table and generous bar in the kitchen... picked up some live Maine lobster, corn, potatoes, etc. and enjoyed a feast! The lake was beautiful - even surrounded by ice and snow. Nearby skiing and sledding activities were big hits with the kids. We will always enjoy memories of this special time together.

Perfect House for Groups!

I work as a guide for an organization that runs creative retreats for local youth, and my group stayed at The Lodge for a weekend in September. John was responsive from our first inquiry; he answered questions, and sent additional information without delay. The process to book was easy and the contract is clear and comprehensive.

The house is amazing! They could not have designed a better space for a large group. The variable sleeping options were unlike anything we’d seen before, there are plenty of bathrooms, and the living/cooking/dining space combo was perfect for our group. You can’t beat being on the water, and the outdoor fireplace with optional screens was really great. The house was very clean, and the kitchen featured all of the items necessary for our large meals.

John was easy to reach on the weekend we were there, and the refund was issued promptly. I absolutely recommend this space, and we hope to get back to it!

Tremendous!

Great Time. Great Place! We've been renting places on various lakes for the past 8 years and this is by far the best place we have ever stayed at. The pictures online don't do the place justice. Above and beyond what we could have imagined. Kids loved it! Adults loved it! We're looking forward to renting again next year.

Awesome family vacation

"Thank you so much for a great family vacation. We truly enjoyed every aspect of your property - dinners around the big table, fishing off the dock, kayaking around the lake and game night by the fire were just some of our favorite memories from this trip! Perfect place for a week with the whole Family!

What an amazing place! The Lodge is the perfect destination for a large group to spend quality time. The owners certainly thought of everything when they built this home. The versatility of the bedrooms, numerous bathrooms and the common area on the main floor allowed for plenty of space for all. The kids (and adults too!) spent each day out on the water, buzzing around on the kayaks, diving from the rafts, fishing and playing on the island. The outside porch was our favorite gathering spot, where we enjoyed our evenings hanging out by the fire and watching beautiful sunsets. We all want to add a room like this onto our homes!

The Lyons & Bridges families had a fabulous week reconnecting at the Lodge! The kids are already asking when they can go back!

On a sad note, this may be the last summer for "playing on the island", which is something the public has been allowed to do since at least the mid-90s when we first came to Little Sebago. We hear that this tiny island was sold earlier this year and rumor has it that the new owners plan to not allow people to play on its beach next year. I just wanted to mention it to avoid any unmet expectations by future renters...but everything else you mentioned should still be fun! Thanks again for the great review.

AMAZING PROPERTY and What a Weekend!

"Wow" doesn't come close to how wonderful this "estate" is. We had an awesome time enjoying the house, the view, and even the nightly chatter of loons. Your house has become the home of the Little Sebago games patterned, loosely, after the Olympics (this year won by the Loonatics). It was so much fun and we appreciate the venue that made it all possible. Expect to hear from us again as we would like to revisit the beautiful area for the second annual Little Sebago games. • We will rent only to persons age 30 or older. The person signing the Rental Agreement must provide a legible copy of their driver's license or other government-issued photo ID.
• We will tentatively reserve your time slot as soon as we receive notice from you that you will be sending us this Agreement (signed by one or two members of your group) and a payment.
• If you choose to use HomeAway’s online payment system, please pay the full amount (entire rental, booking fee, taxes, Homeaway Service Fee, and refundable damage deposit) as per instructions on the website. Then please send us the signed Agreement via email scan or regular mail.
• If you choose to pay the old-fashioned way, please mail us your signed Agreement, ID copy, and a deposit check (personal or bank) for 50% of the total amount, by the end of the next business day via USPS Priority Rate, which is usually about $6 (or via a faster method if you prefer), and provide us with a tracking number for that mailing. If we don't receive a tracking number for this mailing from you by the end of the next business day (by phone, text message, or email), your tentative reservation will be subject to cancellation. (By the same token, if you use the check method of payment, we will send your damage deposit check back to you via USPS Priority Rate, and we'll send you a tracking number for that mailing.) The remaining 50% will be due upon your arrival on the Check-in Date.
• Once we receive your payment, signed Agreement, and ID, we will sign the Agreement, acknowledge receipt of your payment on the Agreement, and return a scanned copy to you.
• If you cancel a booked reservation, for any reason, we will attempt to re-rent the timeslot, and any amount of time re-rented will be refunded to you, pro-rata, less a service charge of 20% of the 50% deposit. We encourage all renters to purchase traveler’s insurance.
