Enjoy a 5-star vacation home and all of your favorite freshwater activities - swimming, kayaking, playing on a sandy beach, fishing off the dock, or just sitting by the water. Our dock can handle large boats, and if you don't have one to bring, a rental boat can be delivered to Little Sebago so you can enjoy lake cruising, water skiing and boarding, tubing, and fishing.

Beyond the property itself, it's only 25 miles to Freeport and Portland for great dining, shopping, and cultural experiences. The fall is a great time of year to be at the lake with apple picking, hayrides, nature walks, and a great foliage season. 30 minutes away is Rattlesnake Mountain, which has beautiful hiking (and no rattlesnakes). During the winter months, snowmobiling, ice fishing, cross-country-skiing, snowshoeing, and ice-skating (if the conditions are right) are all available out the front door, and we are within reasonable driving distance of some great downhill skiing.

The house (we call it “The Lodge”) was built in 2013 with LEED-Platinum construction standards in mind. It was built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and our whole family thinks it’s great!

The property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, a storage shed holding six life jackets of various sizes (and with room for your stuff), and two kayaks for your use. But the main outside attraction, for many, is the great private beach, with nice natural sand and a very gradual descent into Little Sebago’s great water. A float completes the waterfront, and the swimming is excellent in both directions.

The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There are beautiful wood floors and finishes throughout.

The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that can be cinched together to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed.

The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door, 2 extra-long twin beds (that can also be cinched together to make a king bed), 2 night stands on rollers, and 2 wardrobe closets on rollers. The wardrobe closets that sit between each pair of rooms create a moveable wall that provides a good visual barrier (but not as much sound privacy as a real wall). For each pair of lower level bedrooms, this makes it possible to put 2 extra-long twin beds in each bedroom, or 3 extra-long twin beds in one bedroom and 1 in the other if you prefer. And any two extra-long twins can be made into a king.

Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower.

The top part of the driveway is paved and is fine for parking, but it also has a heavy-duty adjustable basketball hoop and court (balls are provided). From there, the driveway slopes down toward the Lodge where there are 3-4 parking spaces close to the main entrance. (There are also 3 "upper"' parking spaces.) The waterside of the Lodge faces west (great sunsets), and it sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island.

All that said, many of us think the best part of this house is not really in the house or completely outside - it’s the screened porch. This porch features a vaulted ceiling, two ceiling fans, a stone fireplace, and screen “walls” on three sides that roll up or down, from the floor into the ceiling, at the touch of a button. It is often enjoyed all day and then well into the evening for outside dining, fireside chatting or singing, and s’mores!

This property is now jointly owned by four branches of our family; "son" John is now doing most of the rental management. Family members have owned the property since 1997, but in 2012 the old "camp" was torn down and replaced by a new, energy-efficient home under the great leadership of eldest sister, Tammie. Thank you for this amazing home, which we so enjoyed on our 2nd annual family vacation. Beautiful, functional space that was perfect for our growing family of small children 0-4. You spared no small detail - everything was extremely comfortable. We hope to be back again for evenings by the fireplace, mornings on the beach, afternoons on the dock, and lots of cooking in the kitchen. (We especially enjoyed the 1000 piece from puzzle - insane!!)

Notes:
Renters will need to provide their own beach, bath, hand, and kitchen towels, but there is a good washer/dryer set, so there's no need to bring lots of extra towels. There is no TV, but there are lots of games and a great sandy beach!

Fantastic house for large families!!!

We chose this house because of its size and proximity to our daughter's wedding venue(William Allen Farm, Pownal, ME) Beautiful, clean and stocked with everything you need and then some. Having four bathrooms and the way they are set up, made it easy to prepare for the wedding day. Having a choice of bed size, XL twins or kings, makes it easy to customize for your families. It was a great home base to use for relatives to visit the day after the wedding. We held an open house and everyone gravitated toward the dock and patio. The great room is just that!! We were able to seat 22 guests for dinner that evening as well. We used the kayaks as well and having no TV was a bonus on Sunday!! No one sat in front watching football. Everyone enjoyed the lake and surroundings. The owner is wonderful to communicate with and has thought of everything in this wonderful home!! Hope to come back again sometime! Great for family reunions, weddings or even Christmas!!

Great house, great location

This house is great and lives up to the description provided by the owner. Everything was clean and the kitchen was well supplied with utensils and cookware. The house is in a great location on Little Sebago, great launch point for our fishing expeditions!

This place has it all!

We've been renting through vrbo for about ten years, and we've ended up in some very nice houses, but this place has raised the bar for excellence! The house is in a great location with a lovely shorefront. It is well maintained and well equipped. We really needed to bring nothing except the towels we were told to bring. The beds are comfortable, and the flexible bedroom set up for the downstairs rooms is clever. The great room is perfect for a large group. It is nicely decorated, but not filled with 'stuff' that gets in the way or makes you worry about breaking something. The owner is very responsive and pleasant to deal with.

We rented this house because a niece was getting married nearby. It was a lovely wedding, but the highlight for our (large) family was spending time together at the house and by the lake. We've already made plans to return.

Perfect house for large groups

We traveled to Maine from the Midwest (MN, WI and IN), five couples who all live in different cities who wanted to explore a new area and this was the absolute perfect house for us. The rooms were very spacious. The whole house is so well laid out and designed for groups. Large bathrooms, lots of hooks to hang towels and other things. The Lake is absolutely beautiful, fun to swim in, and clean. We enjoyed the kayaks that were provided, and we found a local place to rent a canoe and paddle board which were delivered and picked up for us. Some of the group even got some fishing in. The house is close enough to get to Portland or other cities along the coast, we did several day trips, in addition to the local wildlife center and blueberry picking at a local farm. The kitchen is well stocked with the essentials, including pots and crackers for a lobster boil. The large table for meals was wonderful, and the screened porch was perfect for nightly fires. Our group truly enjoyed our stay here and just kept commenting on how perfect the house was for our vacation. They really thought of everything. There is already talk of coming back in five years. The owner was so friendly and easy to work with, answered all our questions and very responsive. We highly recommend this location, it was so peaceful and relaxing.

Perfect venue for a a large family lake retreat.

This home was obviously designed by someone with intimate familiarity with lake living. The living space offers plenty of seating for the whole family and dining space for over 20 people! Kitchen is well stocked with all the necessary implements and dishware. The four full Bathrooms are configured for maximum flexibility and functionality. Beautiful outdoor spaces, nice beach and great dock system. Screened in porch with fireplace is a unique touch.

No review is complete without a suggestion for an area of improvement (though this might be quibbling!); the outdoor gas grill is not of the highest quality and could be improved upon with a unit that has better heat control and less prone to flare-ups.

We would love the opportunity to vacation here again! Our entire family loved it!

• We will rent only to persons age 30 or older. The person agreeing to the Rental Agreement must provide a legible copy of their driver's license or other government-issued photo ID.
• We will tentatively reserve your time slot as soon as we receive notice from you that you agree with the Rental Agreement and a payment.
• If you choose to use HomeAway’s online payment system, please pay the full amount (entire rental, booking fee, taxes, Homeaway Service Fee, and refundable damage deposit) as per instructions on the website, but you don't need to send us a signed Rental Agreement because that is implied by your online payment.
• If you choose to pay the old-fashioned way, please mail us your signed Agreement, ID copy, and a deposit check (personal or bank) for 50% of the total amount, by the end of the next business day via USPS Priority Rate, which is usually about $6 (or via a faster method if you prefer), and provide us with a tracking number for that mailing. If we don't receive a tracking number for this mailing from you by the end of the next business day (by phone, text message, or email), your tentative reservation will be subject to cancellation. (By the same token, if you use the check method of payment, we will send your damage deposit check back to you via USPS Priority Rate, and we'll send you a tracking number for that mailing.) The remaining 50% will be due upon your arrival on the Check-in Date.
• Once we receive your payment, signed Agreement, and ID, we will sign the Agreement, acknowledge receipt of your payment on the Agreement, and return a scanned copy to you.
• If you cancel a booked reservation, for any reason, we will attempt to re-rent the timeslot, and any amount of time re-rented will be refunded to you, pro-rata, less a service charge of 20% of the 50% deposit. We encourage all renters to purchase traveler’s insurance.
