This a Family owned, Family friendly, large & luxurious home located in a highly sought after and beautiful area with incredible sea and mountain views and quick and private access to the beach and all of your beach amenities.
Architecturally designed, developed & finished to the highest specification & standards by the finest craftsmen in two distinctive wings, East & West. With the central focus taking full advantage of the south facing aspect, which features 33M of glass wall & sliding doors overlooking the breaking surf on Ballyheigue beach & bay, with a mountain backdrop. No words can accurately describe the outstanding, breathtaking natural beauty of this location and the description and sample photographs contained herein have no embellishment of any kind. Please be aware that this is a waterside cliff-top property with stairs to the waterside carved into the cliff (cliff height approx 20ft) and that solely for their own safety, small Children will need full time adult/parental supervision at all times while in the house, on the house grounds or at the waterside.
Property description: House is perfectly positioned in one of the finest and most beautiful locations in the world. Architecturally designed, developed & finished to the highest specifications & standards by the finest craftsmen, in two distinctive wings, East & West, taking full advantage of the full Southern facing aspect of the site, which features a floor to ceiling, full length of the building (100ft,33M) wall of glass & glass sliding doors, adjacent to and looking out over the mesmerising breaking surf & white strand of Ballyheigue beach & Bay with the reknowned beauty of the Slieve Mish mountain range (inc Mt Brandon Irelands 2nd highest mountain) providing a spectacular backdrop in the near distance.There is thermostatically controlled Geo-thermal underfloor heating throughout with 'Bose' surround sound in all living, bedroom, bathroom & deck areas, the outdoor deck is 105ft x21ft (33M x 6M). The site features ample space for car's, RV's or helicopter landing space and there's a boat mooring facility at the bottom of the garden.
Accessibility: This house is especially suitable for people with mobility problems, there are no steps into the interior from the front elevation, and from the rear elevation, even though there is a raised deck measuring 105ft x 21ft (33M long x 6M) wide with steps, access to the deck from the rear can be had from a sloped footpath from the rear south facing gardens and car parking area, internally the ground floor of the house is all on one level with access to living areas bedrooms and bathrooms having no steps.
Outside: The South facing aspect of the house has a raised deck onto which you gain access by stepping through any of 5 glass double sliding doors from the inside of the house.The deck measures 105ft x 21ft (33M x 6M)running the full length of the house, has state of the art Bose outdoor sound system, and also has what amounts to an outdoor kitchen for outdoor food preparation, barbequing & al fresco dining with plenty seating, A large stainless steel american BBQ & oven, raised sink on granite worktop, and on deck lower level you have the large & luxurious American hot tub/jacuzzi with built in sound & lighting system and a hot and cold outdoor power shower, a meandering footpath through the garden leads to steps which have been hewn into the cliff-side to give private access to the beach and waterside below. The steps have a beautiful seated 'half landing' area, on which it is simply heaven to sit, relax or 'hideaway' from it all. Please be aware that this is a waterside cliff-top property and that solely for their own safety small Children will need full time adult/parental supervision at all times while in the house, on the house grounds or at the waterside. No photograph can fully capture the essence of this beautiful location.
All linens & towels are supplied, House is self catering only, or alternatively, an optional, full, mid-week, mid-stay, or on demand cleaning and linen/laundry Maid service can be requested if required. A departure cleaning and linen/laundry service is provided @ $380. Please kindly note that in order to allow for proper housekeeping procedures & protocols and as is the internationally accepted standard, check-in time on arrival day is no sooner than between 4pm to 5pm.
A Chef can also be availed of for Dinner and breakfast service, your choice of Menu, with fresh local Lobster, Crab and fresh fish caught daily from the pristine waters of the Atlantic which lies at the bottom of the garden. Please enquire on rates for chef service or for any further details. Please kindly note that rates for the Chef and his assistants will depend on number of Guests dining, number of courses and menu desired. Kindly note that 10 weeks prior notice will be required to avail of these services.
The house and its location is an idyllic setting for any and all special occasions including Family Re-unions, small wedding receptions, golf society tours , corporate meetings, sporting activities, client hosting, celebrations, birthdays, corporate team building events, product launches, or a mixture of all of the above, be inspired to write that book or just have a laid back, relaxed, get away from it all, truly memorable break.
This location is also ideally suited as a base to tour all of the World reknowned, and unspoilt Tourist delights that has made Kerry and its neighbouring Counties, Irelands most sought after destination.
The only downside is, you just may not want to leave, as all of our guests say 'It pains them to leave'.
We can, by request, assist guests in setting their vacation itinerary or carry out any and all event planning up to implementation or work with guests own event organizer. Flexibility is the key - but we will be happy to assist in giving you the best of local knowledge and international experience to advise you in the right direction to meet your objectives, with a guarantee of privacy, discretion and style.
While staying at this house guests can request airport pick-up & drop-off, local transportation (to or from any point in Ireland either by Road, through Motor transport, or Air, by Helicopter), car rental arrangements, airline reservations, tours & excursions booking, outdoor & indoor activities, food & beverage services, spa & massage treatments, babysitting services, floral delivery, business center assistance, Chef, housekeeping services & or general errand running. Prices for these services are supplied upon request.

During mid-August, we celebrated our 50th Anniversary in Ireland with our children and grandchildren -- 13 in all. The villa was perfect and easily accommodated eight adults and five children, ages 7 to 13. The children had the upstairs to themselves. The villa is open and specious and extremely well equipped with every feature and gadget. Having two large living areas, the kids and adults could have a good time without interfering with each other. An adult could always find a quiet space when needed. The interior is larger than pictured; indeed, the pictures on the internet do not do it justice. The children played soccer in the large fenced-in backyard and enjoyed exploring the rocks on the sea. Everyone enjoyed the hot tub, especially with the full moon as we overlooked the sea. Jer and Shirley were helpful and available when needed.
The villa is an easy five minute walk into town for dinner at one of three pups or to pick up extra groceries or wine. We particularly enjoyed drinks (no dinner) at The Castle Pub, operated by Ms. Kathy O'Sullivan, which is at the entrance to the town of Ballyheigue. Kathy even taught me how to pour a Guinness. The patrons were friendly, so much so that a fellow patron overheard our need for rosemary for our lamb dinner, and quietly secured some for us from his nearby garden.
In order to avoid driving on the narrow roads, we desired a van to take us around as we toured all of southwest Ireland. Shirley highly recommended Paudie at Collins Bus Hire (one of the best decisions we made as we traveled most days). Paudie provided a van for 18 operated by Donal who picked us up at Shannon Airport. Donal was absolutely wonderful. He was safe and dependable and knew the area like the back of his hand, from the Cliffs of Moher (on our arrival day which Shirley recommended) to the tip of the Dingle Peninsular. He guided us through the countryside with ease and with a story on every turn in the road.
Overall, we had a most delightful holiday exploring southwest Ireland and making friendshios with the residents. Shirley with her recommendations and her villa were perfect for enjoying every moment of our vacation. It could not not have been better. Carol
My siblings and their now adult children have been getting together in the US each summer for many years. This year we decided to go International, and could not have been happier. The house had plenty of room for all 17 of us, and the views of the ocean from inside the house are just incredible! Queen, modern, and very comfortable beds. Town of Ballyheigue is very quaint and authentic Irish, with a surprising amount of activity going on, at least during their summer festival week, which is when we were there. As a homebase for seeing the southwest of Ireland, this is also a great place for a large group. Thank you Shirley for sharing your amazing the house with us! The Cunniff family
What a house and location, far surpassed everything we had hoped and dreamed that it would be, "Heaven on the Waterside" doesn't do it justice; many many thanks to you Shirley, and your team from all of us, both adults and kids. The adults felt like kids and everybody is still talking about the place, the real "Magic Kingdom", depressed we had to leave but we'll be better prepared next time, just keep the coffee brewing.

The house is absolutely amazing!! Directly on the Ocean with the best views. The house has tons of privacy in the back yard you only have a neighbor on one side. Everything in the house was top notch. TV with a ton of channels we were even able to watch a couple NFL games. Plenty of room. All 12 guys had their own bed. The hottub with ocean views was great. Plenty of space for everyone to lounge around. The house is centrally located to play all the great Southwest Ireland courses. We played Doonbeg, Lahinch, Tralee, Old Head, Ballybunion, and Waterville. Best part we got to play all these courses and never had to pack up once. Shirley and here daughters were The most accommodating host I have ever seen. They even grocery shopped for us. The pubs and the stores in ballyheigue are about a 5 minute walk so is the castle golf course. Which was a fun 9 hole course. If you have a big group of people you will not find a better location in southwest ireland our whole group loved the location and lodging.

After spending years thinking & talking it over, our extended Family of 17 finally got it together and made the decision to spend a 3 week Summer vacation in Ireland (2013), it was something else, we thoroughly enjoyed every minute of it, unfortunately, only a week of that time (the last week) was spent at this incredible house, in what is, a world class location.
Staying here was without a doubt the highlight of our vacation (a 3 weeks that had many many highlights), and for many of us probably the best week of our lives.... as a Family together... definitely the best, the only downside was that we had not had the foresight to book the house for the entire vacation, we didn't know, nor could we have guessed from the website that this beautiful house and its magnificent location was in fact far superior than its description and photos, we'll know better next time.

This place is fab, I don't do reviews but feel strongly that this should be said, this was the most amazing vacation destination, we could not have picked a better place for our Family gathering, delicious. Whenever I read reviews saying 'how fantastic' a place is I assume its exaggerated but this place can't be hyped enough. I will be telling everyone that will listen...(or perhaps I should be keeping it quiet) just how unbelievable this house, its setting and the whole area is. I could go on and on, a huge HUGE thanks to Shirley for all she did for us- really mind blown by the whole trip, the house, and the hospitality!
