Adorable cottage in Eaton point. 2 bedroom, 1 bath, sleeps 6 (full sleep sofa in living room). Meticulously maintained, hardwood floors, granite counters, tile bathroom. Decorated in a beach theme. Located in desirable Easton point, easy walk , 3/10 of a mile to first beach (Easton beach), cliff walk, Norman bird sanctuary, second beach (Sachuest), third beach, and Newport vineyards. Two miles to Newport center and to mansions. Perfect family or couples get away. Covered porch with rockers, cozy living room with large flat screen TV, cable and WiFi. Side yard, with table and chairs, BBQ grill, and outdoor shower. Washer/dryer. Dishwasher. Off street parking for 2 cars. Air conditioned. New bedroom and living room furniture will be added in June 2015

We are Chuck and Debbie Bodemann. We live in Westford, MA but are down in the Newport area a lot since my father and sister live in the area. We have 2 children, a boy (age 20) and a girl (age 23). We are 'foodies" so that is why we like the Newport area with its many excellent restaurants.

Perfect location. In a very quiet group of 4 cottages. perfect for a family or 1 or 2 couples. Cook in or dine out in the many fabulous restaurants in the area.

What makes this cottage unique

Cozy, near beaches, very close to Newport center, but in a quiet family neighborhood. More affordable that staying in a hotel with the comforts of home.

Clean, cozy and great location

My husband and I came for a conference. We brought our 10yo son. We all enjoyed it very much here. There was enough room in the back yard to throw a football, although we were here in the off season (oct) and some cabins were empty. Great locale for running and beach. Trips by car into Newport were very easy.

Adorable Quaint Cottage

Very clean and nicely decorated. Walking distance to the beach and a short drive or bike ride into downtown Newport. The photographs are accurate but as the saying goes it "looks much better in person". We were very pleased with our stay and overjoyed to walk into such a clean organized space (there was even a welcome note and bottle of local wine waiting for us). The shower was on the smaller side but great hot water and the head is mobile so you can reposition it to your liking. The side yard is one of the highlights. A good amount of space with a number of seating options, a shower, and hose with various settings that came in hand when needing to rinse flip flops or the salt and sand off our dog. The side yard gets great sun into the evening and the beautiful landscaping around the cottage offers privacy to the yard. The air conditioning worked very well and the parking was right next to the cottage. Wifi was also included.

New England ocean charm at it's finest

Our stay at Seabreeze was exactly what our family was looking for. The location was perfect for both beach, mansion and downtown exploration. We rode our bike to most sights, but also chose to Uber when the downtown or beach was busy for parking. It was a short drive to other local sights like the winery, farm stands and Bristol bike path. The beds were comfy as was the living room, side yard and front porch. Our hosts Deb and Chuck were right there to answer any questions we had with a quick text reply. They've thought of everything to make our stay away in Newport a place we will definitely return to!

Beautiful Cottage and Great Location!

The cottage is perfect. Good price compared to others in the area. Very clean with comfy beds, and high quality linens. Great location between first and second beach and walking distance to local restaurants. Short drive to great restaurants in downtown Newport. Breakfast on the porch was always a great start to the day. We also enjoyed the nice side yard with a gas grill.

We went fishing at Fish and Tales in Newport and brought some back to

cook in their oven and some to grill.

The 5 of us enjoyed watching the smart TV which allowed us to log into

our Netflix account. They have a washing machine/ dryer. This was good to wash our beach towels and do some laundry.

The owners were very nice. We requested a later checkout and they were

very accommodating. They provided the cottage with a lot of details that others placed we have stayed did not (to name a few) oyster shucker, lobster

crackers, soaps (hand and dishwasher), and paper products (TP, tissues,

paper towels).

Not up-to-par at all for the price

This is way overpriced for what you get. The kitchen was totally underequipped-a European size dishwasher, a terrible washer/dryer combination that takes 3 hours to do a load, rusty cutlery and even barely clean. We found an old rotten banana in the refrigerator and not even a can-opener was to be found!

It is over furnished, so 2 people were borderline.

The shower is miniscule. Larger-sized people will never make it.

Lastly, when you arrive, you are welcomed with a note that threatens deducting several issues from your deposit. They even say you will be charged 10 dollars for every 15 minutes you stay over!

We were not comfortable and will not return. We will returning to another around the corner that didn't happen to be available during that week.

Peaceful and friendly vacation stay

My husband and I stayed in this adorable vacation cottage for a week with our dog. The house was very inviting and perfect for just the three of us. It was well maintained and the owners were very helpful and friendly. We really loved the location, as it was just a short walk (5-10 minutes) from the beach and locals bars and restaurants. It was also a short drive (5-10 minutes) from Thames Street and downtown Newport. The property includes three other cottages in similar size. All of the neighbors (property owners) were very friendly and welcoming.

We particularly enjoyed the Cliff Walk, Fort Adams, and Ocean Drive. We would highly recommend staying at this property to our family and friends, and we look forward to visiting again!

The cottage is one of 4 individually owned cottages on a larger property. All share a common parking lot. 2 spaces are allocated for each cottage. This cottage has a nice front porch with a table and chairs for 4 and also two rocking chairs. There is a fenced side yard with a table/umbrella and chairs, grill and 4 other chairs. although the cottages are close together, they do afford privacy due to the landscaping. there is also an outdoor shower in the side yard and beach chairs, sand toys and boogie boards in the back.
