New Heights, a spectacular modern, three-level residence, sitting high on the pristine island of Great Guana Cay, offering panoramic views of the Atlantic and Sea of Abaco from all rooms of the house, was just completed October 2014. The main house comfortably sleeps 8 and can accommodate 18 if you wish to choose to reserve the lower level private apartment.

The contemporary custom design features indoor and outdoor living and dining areas, including eight outside verandas, patios and balconies. The residence has six bedrooms and bathrooms. The contemporary decor features custom-designed furnishings with stain-resistant fabrics. The style incorporates elements of mid-century, European and contemporary design. New Heights provides breathtaking sunrise and sunset views and is a thirty-second walk to a five-mile beach featuring the third largest barrier reef in the Northern Hemisphere.

The Great Room features an open concept kitchen from which you can enjoy panoramic views of water through 14 nine-foot french doors. Enjoy the fully equipped chef's kitchen which includes two substantial islands (one with seating for five in Philippe Starck chairs) a separate coffee/juicing station, wine storage for 40 bottles, a butler’s pantry including a wine fridge/beverage area and desk.

The main dining area, which seats 10, is under a large covered veranda with ceiling fans and sunset views. The dining deck wraps around to a furnished patio that joins the forty-foot long pool. Perhaps the most prominent feature of the house is the third floor loggia with sunrise and sunset views of the water. It covers one quarter of the main house. The loggia typifies the house’s openness. It is a perfect spot for larger gatherings or for lounging with a flat screen TV and a full bar. Star-gazing from the loggia is breathtaking.

Each of the four bedrooms in the main residence opens onto a private balcony with stunning water views. All rooms have custom Brazilian cherry french doors and screens so you can be lulled to sleep with the relaxing sound of the surf.

The residence has six bathrooms not including the luxury outdoor shower with extra large soapstone sink to wash the sand off of all your treasures from the sea. On the third level enjoy the private tub room with a modern egg shaped tub. All other bathrooms are tiled in marble or travertine and the full-size baths have extra large walk in showers.

Another feature that separates New Heights from other residences is the quantity of outdoor living. Two bedrooms have private seating or a covered day bed on a veranda. Or you can relax on chaise lounges around the pool deck under the palms at the front veranda or on the patio off the kitchen/grill area which has modern plush sofas and chairs.

Along with the main residence, New Heights features an independent entry apartment with a kitchenette, a bedroom with a queen-sized bed, a full bath, a seating area with flat-screen TV and a bunk room that includes two double bed bunk beds (four beds). The apartment also has its own dedicated patio outside. It can be rented separately or along with the upper residence. It makes an ideal option for a group of fishermen who want to spend their day on the water but have a great location to come home to.

On our first visit to Guana, we were looking for a space on which to build a modern, eco-friendly house with easy beach access, a dock and views of the water. The spot we found was the perfect combination. The iconic modern house we built is situated to take advantage of the ample winds, the rising and setting of the sun and moon and provides water views from every room.

What makes this house unique

New Heights is an uncommon property among the Abacos. Its architecture, decor and setting place it among only a few residences available for rental. It is both grand and intimate. One can entertain there, or find a quiet pristine place to take in the natural beauty of the island.

Beware! This House is a HOT MESS!

We were so frustrated with this house that I struggle to write something positive but to be fair, the views from the house are gorgeous and the caretaker, Duke, was friendly and quite helpful.

With that, here are the highlights of our experience. I strongly urge any future guests to consider before booking:

My husband and I spent 10 days at New Heights with 3 other couples – all of us have been to Guana before and love the island. Power outages are not unusual on Guana but that has never been an issue in the multiple houses we have rented before - until New Heights.

Despite what the owner told us when we booked the house, the generator did not support the entire house. At no point did the generator support running the A/C and there was not enough fuel on hand to run the generator for more than a few hours at a time. As a result, we spent several sweaty days waiting for electricity so we could shower or cook. We lost food from the refrigerator and endured sleepless nights with no fans or portable A/C units to mitigate the heat.

The A/C, when running, was not fully operational (something we later found out that the owner knew before we arrived but decided not to share). The thermostat did not work and only about half the air vents had any air flow. Every meal cooked in the kitchen was like cooking in a sweat box.

The lower pool deck has been neglected to the point that it was filled with mosquito larvae, discarded potted plants and green slime. This mosquito breeding ground kept us from using the many outdoor spaces shown in the VRBO listing. Because of the bugs, we only ate at the outdoor dining table once in the 10 days of our stay. When the power was out, we couldn’t even sleep on the loggia and take advantage of night breezes because the mosquitos were relentless.

The VRBO listing for this house advertises beach chairs and laundry facilities. Beware, however, that you must pay extra for the caretaker to move the beach chairs to the beach everyday and because the dryer was "finnicky", the owner wanted us to pay $75 for housekeeping if we wanted to do any laundry. Also, the satellite TV didn't work and the oven broke while we were there & the owner attempted to blame and charge us $576 to repair 2 fuses.

Finally, it took almost 5 weeks to get our security deposit back with no offer of even the smallest refund to compensate us for the many inconveniences we endured. So very disappointing.

Living on Island Time - the perfect getaway

Six couples shared this home for eight glorious days - putting behind us all the hassles of work, cold weather and everyday problems. It was an absolutely wonderful getaway. The property is amazing and we enjoyed every part of it. We couldn't get enough of the view, the sunset/sunrise, walks on the beach and beautiful colors of the water. Sleeping with the doors open was outstanding! Golf carts were waiting for us at the dock when we arrived and Duke helped us get our luggage and groceries to the house. We enjoyed making meals at the house and cocktails before going into town. Our favorite stop was Kidds Cove Seafood Restaurant - we met Edmund, the owner on the ferry from Marsh Harbour and enjoyed many fantastic meals at the restaurant - conch and lobster are so fresh and taste different than any I've ever had. We explored the island, visited Grabber's, saw the Barefoot Man at Nipper's, went to wing night at Sunsetters and rented a boat from Dive Guana (Maria is charming!), snorkeled and dove for conch, which Edmund prepared for us - it was more enjoyable than we ever imagined! From our point of view, we would not choose the property or Great Guana Cay in general for a vacation with children - it is definitely a place to unwind and forget responsibilities. We'll be back!

The property was perfect and has to be one of the best on the island. Very new and Modern. Well decorated, spacious, and views of the water from every balcony on both sides of the island. Sunsets are a must every night at the house. This was our 1st visit to Guana Cay and it was a great 1st impression. We visited some other locations: Hope Town was great and the shallow water at Scottland Cut is a lot of fun!

Nippers on Sunday is a lot of fun. Great people watching! Both Nippers and Grabbers have great food and drinks.

The House accommodates 8 adults very comfortably.

Duke is the caretaker of the house and was very helpful with whatever we needed.

We would love to stay at this house again!

Exceptional design with breath taking views

This home is fantastic - breath taking views from every room. The floor plan worked very well for our large group. There are numerous outdoor spaces to take advantage of the fantastic ocean breezes; we especially enjoyed the second floor loggia. The attention to detail is evident throughout from every piece of furniture to the very well equipped kitchen. The design is contemporary but warm and wonderfully refreshing. It far exceeded our expectations.

We all loved the home as well as the island of Great Guana Cay. The beach is a 2 minute walk from the home and is world class. Nippers and Grabbers were both fun places with good food and great drinks. The boat docks were very convenient as well. It was a wonderful location for us - loved exploring the islands and then returning to our own private paradise.

New Heights aptly named!

The property was beyond exceptional! Modern, well kept, well decorated, and spacious. Mary, Tim Boyle, and son Bobby were a pleasure to deal with. Sunsets and sunrises were a daily joy. This was our 5th visit and our first to stay at New Heights. Needless to say, New Heights will be our rental choice from now on. Rent a boat, visit the other islands. Elbow Cay is a must. Vernon makes his own key lime pies that are to die for at Vernon's Grocery store. Plus, great places to eat and check out the light house. On Man of War, you need to buy a bag made by the locals. You can actually see the ladies make them. All sizes. They last forever. I have 5.

Rent a car on Marsh Harbor and visit Pete's Pub. Have lunch and check out his bronze gallery. On Guana, Sunday is the pig roast at Nippers. We finally made it and what a treat. Great fun! So much to do! To finish each day, we returned to New Heights to relax. We had 8 in our party and accommodations were very comfortable. Kick back, relax, and enjoy the breathless views! All 8 of us would highly recommend this property. We were there for a week.

Guana is known for its lively restaurants set on beautiful beaches. There is a local dive shop that rents boats and offers snorkeling and diving as well as island hopping. Deep sea or bottom fishing is available through local guides.

You will be met at the ferry dock and escorted to the residence by golf cart. Golf carts are available for rent at several locations.

Our caretaker will pick you up at the ferry dock and check you into the house when you arrive. The caretaker can do so in your rented golf cart if you arrange it in advance.
