are on-site. Our condo is only a few steps along the atrium directly

out to the pool area and beach. The pool and hot tub serving the

units overlook the Emerald Waters and White Sugar Sands of the

Blue Lupine is midway between Destin and Panama City Beach situated on the prestigious Highway 30A among other well known

quiet beach communities - Seaside, Watercolor, Grayton Beach &

Rosemary Beach, within minutes of concerts, wine tastings,

seasonal festivals and other numerous events. You will find a

variety of locally owned family friendly restaurants as well as

wonderful upscale restaurants on the 30A beach corridor to enjoy

(Starbucks and Subway, too!). Although Blue Lupine is fortunate to

be away from all of the traffic & congestion of Destin & Panama

Living most of our lives on the crowded East Coast of Southern Florida where the sand is light brown...we fell in love with the Gulf Coast area, specifically along the Beach Highway 30A. This area is uncrowded and has the most magnificient sugar white sandy beaches and amazing sunsets we have ever seen!

Excellent stay at Blue Lupine. Pleasantly surprised by Blue Mountain beach in general- first time as we typically stay at Watercolor or Seaside. Property was clean with easy beach access. Chair and Paddle Board rentals very convenient. Amazing health food market close by. The unit itself was well equip and impeccably decorated. Super safe for kids to ride bikes.

Initial key retrieval for entry was a bit dicey and the code changes for beach and building access were a bit challenging.

Great balance of private get away and close enough to everything

First, and not the property's fault, highway 331 between I-10 and highway 98 is HORRIBLE due to a construction project that is due to be completed late 2016. Plan another route to avoid a two hour delay on Saturday to get to the place.

There are not enough parking spots in the covered garage for every condo to have two cars so we had to park our Jeep down the street in an open lot and parked the car in the covered lot. The wifi was free but it had download speeds ranging from 2Mbps down to not even working at all. Most of the time it did not work at all, so have an alternate method of connecting if you desire to get on line at all. Verizon had mostly 2 bars of 4G LTE but the coverage was spotty at times.

The condo is furnished above average but the master king sized bed mattress is "tired". There was literally nothing I would change about the condo (besides the mattress) and the owner was above average with regards to communication and responded quickly to any concerns I had.

The elevator for the building was a bit tired and the doors got stuck a few times (maybe 6) during the week we were there, nothing that a helping hand pulling the doors apart couldn't fix but I don't think a little old lady would be comfortable employing that fix.

The atrium being air conditioned was totally awesome when walking back from the pool or beach. We had a view of the bottom of trees out all of the balconies but we knew that before we got there. This was not a negative, just a data point to be shared.

I polled my family for their input and so the following is via my 19 year old son: The televisions did not meet my family's expectations to be kind, I think the television in the "Queen" bedroom may have been the smallest I've ever seen. No Play Station on that micro machine. The wifi stinks, or words to that affect.

The beach chairs and umbrellas where good, what was not too good was the "tent city" that appeared each day in front of the beach chairs and umbrellas. This is a touchy area I'm sure for a property owner but it was a factor. $225 for a week of beach chairs and umbrellas is ok but it appears that you may be subject to a varying degree of "redneck riviera" tent city even here.

We never had one single concern about security and that is great. The HVAC system worked flawlessly as did everything else in the condo. Good upkeep.

Owner's Response: We are very lucky to have a parking garage at Blue Lupine (many condo buildings in the area do not have this luxury). Each condo unit has one (1) parking space to use inside of the parking garage and extra vehicles must be parked in the outdoor parking lot. This information is clearly outlined in our “Welcome & Information” email that guests receive 2-4 weeks before arrival. Our building has a maintenance supervisor on staff who impeccably maintains our building. In all of the years of ownership, we have never experienced an issue with either of the two building elevators but be assured if a problem were to occur, it would be addressed immediately in that the elevators provide access to the upper floors. Exclusive to our private beach, is an independent beach chair & umbrella rental service of which we have no control over their offerings or fees. As with any beach area, the beaches are crowded during the peak season whereas umbrellas/beach tents should be expected and are simply part of the fun of being at the beach during this time of the year! Alternatively, our fabulous pool area directly overlooks the beach & Gulf. Our philosophy in furnishing our condo was to focus on the slower paced "beach life" differing dramatically from most of our stressful daily lives; which is why we all need a vacation! Our unit is furnished with nice flat screen TV’s of varying sizes appropriate for the rooms where the TV's are located. It was never our intention to provide indoor entertainment capabilities for play stations or the like as most of our guests spend the majority of their time enjoying the beach, pool and other outdoor activities. In that same vein, our condo association provides cable TV and Wi-Fi for everyone in the building to use. For the most part, this works fine, however, from time to time, particularly during the peak summer season when more people are using the internet, it can become slower. At the end of each busy season, we spend a tremendous amount of time taking physical inventory and replacing and/or repairing items to ensure that our unit remains in excellent shape. Our commitment to this is paramount as we have guests that come back to stay year after year because of their great overall experience. Over the past three years, we have replaced the A/C unit, replaced carpeting in the bedrooms, replaced patio furniture, replaced kitchen appliances, etc. This year, mattresses are on the list of items to be evaluated. Wonderful condo

We really enjoyed our stay at Blue Lupine. The owners were extremely responsive to questions before we arrived. The condo was beautifully decorated and had all the amenities we needed. It was great being on the same floor as the pool and the beach was fabulous and not too crowded. We will definitely be back for a return visit.

Best Girls' Weekend Yet!

The five of us girls thoroughly enjoyed Blue Lupine! Cindy's condo was beautifully decorated and extremely comfortable. We loved lounging by the pool, while still being able to feel the breeze from the gulf, and view the gorgeous beach! Seaside and Grayton may be getting a bit crowded, but Blue Lupine @ Blue Mountain Beach still offers peace and quite, and great access to the beach and bike path. We particularly enjoyed cycling into Seaside for the Farmer's Market on Saturday and stopping by the Red Bar for a cold draft!
