This cottage is located on a farm property just East of San Marcos Texas. Very secluded but a short drive to town and a half mile walk or drive down to the river. This property has approx. 500ft of San Marcos River frontage. The river access is through our 31 space RV park that is located on the same property and same owners. Fishing, canoeing and tubing available during summer seasons through local outfitters. (We do not provide canoes, kayaks, fishing gear ect.) The cottage is located on 50+ acres just East of San Marcos Texas. We do not allow extra guests beyond six total. This house is not available for parties, family reunions, etc. Basically please do not book for up to six and show up with or invite additional folks that want to sleep in tents etc. Maximum of two vehicles.
Local family that has had roots in San Marcos since the 30's. We own/run a 31 space RV park on the same property and have a working ranch adjacent to the property.

River access via private road, tubing, canoe, fish, shop, ect.
Our family booked this place for a three day weekend getaway. We had read the 30+ reviews before booking and the place seemed to fit our family's needs.
We read that the place was a little hard to find so I decided to research the location through google earth. The place was pretty easy to find because I knew what to look for.
We fell in love with the place and will go back!

The place was secluded and private, far away enough from the RV park so that we enjoyed a peaceful and solitary vacation, but walking distance to river access.
We decided to tube with Texas Tube & Float (which drops off at the end of the county line road). We drove to the main office, rented tubes from them, and took a bus to the drop off. The tubing traffic was of no issue for us being further back from the road. But it was neat floating down the river just beside our place.
The place is close to 80 and 35 (a quick drive to Walmart and near enough to San Marcos restaurants).
The place is only about 20 min. from Wimberely where we hiked up Old Baldy and drove to the Devil's Backbone Scenic Overlook. We bought groceries at the HEB there. Perfect front porch for yoga.
Perfect reading room and we put it to use for a family game night.
The Master Bed and the full size bed were sooo comfortable! We saw hawks, fireflies, and turkeys!
The place was fully loaded with paper towels and toilet paper (which most places we stay at have minimal supply)

There were only a few things we took note of that we would prefer :
The twin beds could use mattress toppers/pads (these were the least comfortable beds and were dull in comparison to the other comfy beds). We decided to wash some laundry and we had to buy our own detergent. There were dryer sheets so we assumed that they usually stock laundry detergent but ran out and forgot to replace it so we picked some up. No biggie, just inconvenient.The shower head probably needs a good cleaning because the water was going in different directions making showers a bit annoying (but overall it was a nice shower.. bench & all).The coffee maker is slow which made for a long wait before coffee. The dvd players didn't work but we got over it. The signs for the place could be freshly painted and a little more obvious to help guests find it easily. The pictures could stand to be updated, However we liked that this place was discreet and hidden away (like a secret gem).
We visited San Marcos for a family event. Since there would be multiple married couples all coming in, we decided a house would be a much better option than a hotel. This is the perfect solution!! It is a stand alone cottage - so serene and peaceful. The interior has everything you could want - 3 bedrooms, comfy beds, a kitchen and two sitting areas. Not to mention the porches on both front and back. It was close to everything we needed. I would rent this every time we visited the area.
Perfect place to stay. You feel like you are way out in the country, yet Close to every thing you would need.
It had everything we needed and walmart was just down the street. Will stay here again. Thanks.
Extremely close to the university easy access to everything. Quiet and out of the way. A little slow on returning the deposit.
The farm cottage was great. The property sits on plenty of acreage, giving guests all the peace and quiet they could ask for. It also has river access, so if you've had your fill on peace and quiet, you can hang out with the hordes of people floating the San Marcos River on the weekend. This property allows for the best of both worlds if you're torn between the idea of a quiet, country getaway or a social river trip.
