Gorgeous mountain views! Less than two and a half hours from NYC, ten minutes from Belleayre Ski Center, and 40 minutes from historic Woodstock, this cozy and private cottage is perfect for a romantic couples retreat, two couples, a small family, or a group of friends looking for a relaxing and quiet escape in the historic Catskill mountains.
The cottage has two bedrooms (both with Queen size beds), one full bathroom with shower/tub, and a great room consisting of kitchen, dining and living areas. There is a wood-burning fireplace in the center of the great room. Living room sofa pulls out for a full-size bed. Hardwood bamboo floors and modern Mid-Century furnishings throughout.
The living room has sliding glass doors that open onto a deck that features gorgeous mountain views of the Catskill Park, and open fields with a fire pit.
This house is a short drive from Phoenicia, Woodstock, Andes, and Margaretville for shopping, dining, antiquing, skiing and river tubing. Trailways bus to NYC is located in nearby Fleischmanns, five miles away. Local taxi service is available.
For skiing, the house is centrally located and close to Belleayre, Hunter Mountain, Windham, and Plattekill.

Our stay at Holoctt Cottage was pretty much perfect from start to finish. Paul, the owner, anticipated all of our needs and was quick to answer our questions. The cottage is even nicer than the pictures, including the views. We woke up looking out over the meadow and at the mountains. The weather did not leave us much time to sit on the deck, but we did manage it for a bit, and if the weather was better would have spent all of our time there. We found the location conducive to everything we wanted to do--we went to a wonderful farmer's market near Margaretville, the Phonecia Diner, Woodstock, and did some long walks with our dog. It is remote enough to feel completely secluded, yet close enough to have things to do if you want. It's a rare occasion for us to relax anywhere. but we managed to do exactly that here. I highly recommend this property -we look forward to our return.
Please Consider this a 4.5 star review, as our stay was nearly perfect. The property itself is great. It feels very private. There is a huge backyard, a great grill and fire pit as well as a beautiful deck. There is a house about 300 feet away that is visible when you pull up to the front of the house. Once inside and in the backyard, though, you wouldn't even know it's there because it's hidden by the surrounding trees and shrubbery. Inside the house, there's a medium size flat screen tv and a good DVD collection for when you want to relax.
Paul was very friendly and considerate in our email conversations. His welcome guide was very thorough and proved to be very helpful during our stay. You definitely get the sense that he really cares about his guests.
Overall the cottage has everything you need for a quiet weekend away from the city.
my boyfriend and I just spent a couple nights at halcott cottage and we were thrilled. it is a very special place- feels private and pleasantly remote, without actually being far from anything you need. the views and surrounding area are beyond lovely and the house itself is charmingly furnished; every need is addressed. paul is thoughtful and attentive. can't wait to spend more time here!
We rented the cottage for three nights over New Years. Great location - remote and private, but a quick drive to the surrounding towns. Sleek mid-century furnishings, good kitchen with a retro fridge, and a great fireplace. Very comfortable master bedroom. It was the perfect spot to unplug and relax. Thanks, Paul!
This home's property is absolutely awesome, with one of the best views I have seen from a property in the Catskills. The main bedroom has big windows to the view, as does the living room. This property has all the amenities needed, full kitchen and bathroom, internet, indoor fireplace and outdoor fireplace. If you can work a fireplace, then you wont need any other source of heat, because its a great fireplace.
Paul is an excellent host and more than willing to assist with any questions. I will stay here again!

My husband and I stayed here for a few nights as a little autumn nature getaway from our urban NYC lives, and had a great time. Perfect-sized space with all the amenities and absolutely lovely decor (vintage-y without being in-your-face rustic). Gorgeous views -- I loved waking up early and watching the sun rise over the mountains with my fresh cup of coffee in hand. The mattress/blankets/sheets in the main bedroom were some of the most comfortable I've ever slept in, even in hotels -- which sounds like a minor thing, but if you consider that I'm in my third trimester of pregnancy, comfort is everything!
Like I said, I would definitely recommend others stay here, but there are a couple of minor things I might give a heads-up about... One, the internet within the house drops every few minutes, which wasn't a big deal for us as we could still check emails and websites, etc., but if for some reason someone needs continuous access for work or something (though why would you do that?), it might be an issue for them. Two, the hot water in the sinks/shower has a bit of a sulfur smell, but don't let it scare you, it goes away after a few moments. Three, depending on the time of year you visit and whether or not you cook during your stay, you might find a critter companion or two seeking warmth/food, so make sure you wash all dishes and wipe down the kitchen each night before you go to sleep so as not to encourage more -- but it really didn't bother us (nature!).
