We stayed in Casa Mariposa for nine days. We found the house to be extremely comfortable and homey. The view was incredible. Freddis was so wonderful. The surfing, horseback riding and variety of beaches to explore made every day fun and exciting. We loved that it was outside of the tourist scene in San Juan del sur. We can't wait to come back again!

I would love to tell you all the details about why I believe this place is extremely over-priced, but I don't want to bore you. I will say, it is somewhat far from the beach, a bit of a hike. You can rent a clean and modern house in Rancho Santana or Iguana, right on the beach, for half the price. This house has a limit on electricity usage, so don't use the air conditioning units too much or you will be charged. The beds are extremely uncomfortable and towels are stiff. If you like privacy, this is not your place. Although Fredise is very nice, he is always there cleaning the pool and sweeping around it. I appreciate cleanliness, but I also appreciate privacy. It would have been nice if the house was as clean as the pool area. Twice we came back from the beach and our stuff looked like someone had rummaged through it. It really didn't bother me because I have nothing of value; what bothered me more, was the house wasn't clean. If you are going to go through our belongings, the least you can do is clean the dishes and the bathroom floors. I don't want to make this place sound horrible because it wasn't. I just know you can get more for your money.
Guest feedback is vitally important to us so, with sincere apologies that you did not completely enjoy your stay. We are quite surprised to read these comments, opinions regarding location and overall value especially in light of our consistent high ratings/reviews over the years. If you prefer a more standard and less remote location, what we would call American style, then Rancho Santana and Iguana Beach are perfect. They may also be less expensive and certainly more typical. Our house is 15 miles from town, surrounded by nature, 180 feet above sea level with unobstructed staggering ocean views and beyond the mountains of Costa Rica dot the horizon just 18 miles away. Part of the reason we bought Mariposa is that we spent 4 years traveling and searching and this is the most beautiful site we encountered. That said, the walk down to the beach is only 5 minutes. Granted the minor miracle of joining remote nature with modern convenience is at an expense. Electricity to provide a unique combination of satellite TV, Wi-Fi internet and air conditioning varies from 25-50 cents per kilowatt hour, 2-4 times as expensive as the U.S. It's rare our guests exceed the daily electricity allowance unless the AC is on around the clock with the doors wide open. Regarding the house cleanliness and concern of disturbed belongings, I am happy to report that Freddy (our cuidador) has worked for us for 11 years and we've had nothing but rave reviews of his cleaning competency and many other personal touches he puts into making the home a showcase, including daily fresh flower arrangements. He strives to go above and beyond to enhance our guest experience and our complimentary laundry service involves Freddy collecting and sorting clothing while cleaning guest rooms. Again, we apologize if these added value services caught you off guard or are unique to your past stay experiences.
We stayed almost a week at Casa Mariposa over Thanksgiving 2015 with our son, his wife and 3 children and it turned out to be more than we could have ever imagined. We all loved it! The view is spectacular and the beach breathtaking. Freddie, the caretaker, couldn't have been nicer and took care of all our needs and cooked dinner several evenings for us which was yummy. the house is great - very comfortable and easily accommodated all of us. We hope to go again and recommend it highly.

Not the Luxury that we Expected
Luxury. A simple word used by the property owners to describe the experience. A simple word that raised our expectations about what we would find at the home. It is from this perspective that we share these insights:
Upon our arrival, we met the local property manager. He was either checking up on or installing an additional refrigerator because the home's kitchen fridge was not working. It was clear at that time that this fridge was very noisy, but there were no alternatives; loud fridge or no cold food. We were pleased that the situation was addressed before we arrived. Not until the property manager left was it obvious that the noise of the new fridge was so loud that it blocked out the ocean sounds.
The home was advertised as air conditioned. However, upon reading the welcome notes we found that the a/c units must be set at 28 Celsius (82 Fahrenheit) or higher. That's pretty warm.
We were a group of four adults. We intended to spend time around the pool. To do so, some pool chairs were required. There were only 2 rotting lounges at the pool (not 6 shown in the pictures). Additionally, the beautiful hammock pictured on the homeaway site was not there.
Outside Jacuzzi: According to housekeeper, it will work for about 4 minutes, so we did not attempt to turn in on.
Kitchen: The property manager suggested that we don't use the dishwasher as it doesn't rinse the soap off the plates.
Clothes Washer: Not sure if there is a problem with the washer or the way it is designed, but water needs to be added "by hand." Not a big deal since the housekeeper volunteered to run a few loads for us.
The refrigerator, lounge chairs, and hammock issues were addressed by the property owners a few days after we sent them an email explaining the situation. We didn't mind the delay as time moves slower in Nicaragua. Our concern is that the home we experienced was quite different than the home as described on homeaway.
It is unlikely that we would recommend this home to others. If our review does not dissuade you then make sure that the home and the description are one and the same.
Playa el Coco is a great beach, it was deserted while we were there; there are 2 restaurants on the beach and a little shop nearby. Do your shopping in San Juan del Sur. The house is a 5 minute walk to the beach; beware, the walk back is up a steep hill. If you are old or out-of-shape you might prefer to take your car down to the beach.

We've had our property for six years and our reviews have been stellar.
Many of our guests have returned over and over. It is
a luxury property not only by our definition but by our many guests' definition as well. They include industrialists,
television producers, government ministers, ambassadors, and tourists
looking to stay at a wonderful place with fantastic service.
This guest had multiple issues largely emanating from how the mineral content of the water has affected the Sears appliances we had shipped from America. He is the only guest ever to do so. It is a non issue really as we have a full time caretaker who lives in the casita behind the house and cleans impeccably daily in addition to washing guests' clothes and dishes. He is also a wonderful cook and bartender!
We have an American made three filter and ultraviolet light water purification system which purifies the drinking water.
It's true, our house is on a hill over looking the beach,
one hundred and eighty-feet above sea level.
The location affords an an unobstructed 180 degree view, of the Pacific Ocean.
Whales, dolphins and rays sometimes included.
According to both the guest and our long time manager who arrived on the premises,the concerns were addressed "immediately".
COULD NOT HAVE BEEN BETTER!
We spent two weeks at Casa Mariposa in February 2012. There were two families of four and the house provided plenty of space. The view and setting are AMAZING! The house is located on the top of a small hill and the walk to the beach takes only a few minutes. We had a great time playing in the pool, which was quite large for a single family home. The pool deck was in the sun all day, but the outside sitting area provided shade if it was needed. The beach was beautiful and rarely had more than five people on it. The waves were gentle and the kids (ages 9 and 6) had no problems wading out as there were no rocks. Freddis, the caretaker, was a true gem. He worked so hard, even when no one was looking. He was a great cook and was very patient with us when we tried to speak Spanish to him (he does not speak much English). The house is about 45 minutes from San Juan Del Sur so we were not able to do many day trips to other areas. Because of this we had some great adventures near by and did more relaxing than we would have done otherwise. There was a small store at the base of the hill which provided most of what we needed. The kitchen of the house was perfect for eating in for most meals. The owners were VERY helpful when we were planning our trip and were always quick to respond to any questions. All in all Casa Mariposa provided an unforgettable vacation for both families and enough memories to last a lifetime.
Casa Mariposa is located in a Nature Park (Parque Maritimo El Coco) on Playa El Coco... next beach to La Flor where there are 'arribadas' of thousands of sea turtles each year....fascinating to see the large turtles returning to their 'birth beach' to lay their eggs 15 years after they were born and to see the adorable babies head straight to the sea at birth! You can also hire horses and ride on the beach at El Coco and the surrounding beaches via dirt roads. The area is known for its surfing beaches, but Playa El Coco is also a great swimming beach. There are a couple of restaurants right on the beach serving breakfast, lunch, dinner and drinks. The restaurant rents boogie boards and nearby town, San Juan Del Sur, rents surfboards and all other necessary equipment for the area including ATV's.
