Modern, cool and airy! Comfortable studio recently constructed comes furnished with spacious windows, high ceilings, cement floors, kitchenette with 2-burner cooktop, mini-fridge & Keurig coffee maker, toaster oven and microwave. Large bathroom. 42' LED Smart TV with Hulu Plus, Netflix, Amazon Prime etc. WIFI included. Queen bed and futon can sleep 4. Guest house is in our backyard. We are here to make recommendations and, schedule permitting, we can give you a lift where you need to go.

We are within walking distance (5 to 10 min) of a number of highly acclaimed restaurants, bars & coffee shops: Fonda San Miguel, La Mancha, Epicerie, Republic Of Sandwich, Torchy's Tacos, Brooklyn Pie Co., Little Woodrows, Peached Tortilla, Taco Flats, Roll On Sushi, Pint House Pizza, Fork & Taco, Nobel Sandwich Co., Billy's on Burnet, Tiny Pies, Omelettry, Uppercrust, Monkey's Nest and Pacha Café. Additionally, we are a 15 minute walk from the Triangle with its restaurants & bars on Lamar & 45th, and a 15 minute walk from an HEB grocery store. We are also a five minute drive from world renowned Uchiko, Central Market and North Loop restaurants, bars and vintage shops. Bus Stop is a 10 minute walk away. Metro Rail stop is a 10 minute drive. We live on a quiet street with ample street parking.

The best thing I can say about any place I stay is that I will definitely stay there again. That is very true for this small unit. The rental is tucked away behind the owners house and is very private. It's small, but is well organized and has lots of windows to provide light without feeling like you're living in a fishbowl. The large bathroom has a nice walk-in shower. There is also a washer/dryer combo in the closet for renters to use. The place is clean, modern, and has everything you need for a short or extended stay. I will offer one small suggestion. To get to the unit you need to walk along a narrow path that borders the owners garage. It rained all three days we were in Austin and getting to/from the unit required us to walk along the garage with rain running off it's roof onto us. Fortunately we brought an umbrella and I would encourage anyone staying in the unit to do the same.
My husband and I stayed there to visit our daughter, son-in-law, and new grandchild. This studio was very nice! Tastefully decorated, beautiful, large bathroom with everything we needed. The bed was comfortable and there was plenty of room. The kitchen and living area had everything we needed and we even used the washer/dryer combo which was nice! Very quiet neighborhood within walking distance to several restaurants. Would definitely stay there again.
The cottage is super clean and now has privacy curtains and the bath windows have privacy film on the lower half. I appreciated all the organic coffee, creamer, juice and snacks, including fresh brownies that were left for me. There was a brand new combo washer/dryer. The shower is huge! Everything worked as it should.
The entry to the backyard is a bit tight, but the cottage itself felt spacious. I enjoyed walking the neighborhood. Lovely homes and yards with nearby creek and footbridge. Very convenient to shops and restaurants on Hancock and Burnet Rd. It was very quiet and restful. The owners have dogs but I never saw them. The neighbors have beautiful chickens and I literally never heard a peep.
Roanna was super nice, showing me around when I arrived and giving me privacy during my stay. I will be back!
I very much enjoyed my extended stay at this location. As a traveling professional I spent 2 months staying in this unit, which was well equipped with everything I needed from the kitchenette and cookware to a newly installed laundry machine and amazing shower. The unit itself feels much bigger than the square footage might say and the high ceilings and natural light are a plus. Located in a quite neighborhood and only a short walk away from some great restaurants and bars, this unit made me feel like a true Austinite if only for a few months. Lastly, the owners were terrific! Living in their backyard, they were easy to approach with any questions about the unit or the city, but were ultimately very respectful of my privacy. I would easily stay at this guest house again and recommend it to friends and family. Thanks again R+D!
Very much enjoyed our stay at this guest house. It was as good as, or better than, advertised. Clean and well equipped. Roanna met us at check-in to be sure we understood the property and, even though she was going to be out of town during our stay, encouraged us to call or text with any questions. She even provided homemade cookies. I would highly recommend this property and will definitely stay here again when in Austin.
We spent 4 nights here and couldn't have been happier! Roanna greeted us and was very helpful. She knew the answers to all our questions about the area. The neighborhood felt safe and was very central to all we wanted to visit. There are plenty of eateries and antique shops within walking distance. But the best part was the guest house itself. It is comfortable, very clean, well appointed, has the BEST shower, and the towels smell divine! Roanna has thought of everything you will need to be comfortable and happy. She is hostess extraordinaire! She had k-cups and creamer, frappuccinos, orange juice, and homemade cookies waiting for us. And then when her daughter made more homemade cookies she even texted to see if we would like some of those! We can't say enough about our stay and would definitely stay again.
