Campiglia Marittima is a most beautiful medieval town on the Etruscan Coast. Perched on a hill, dominating the sea and the surrounding countryside, the town is at the heart of an area with old traditions. Here you can find many traces of both the Etruscan and Roman civilizations, and many charming old villages. The old town centre, with its roads and alleys arranged in concentric circles, is inside the old walls.
The geographical position makes Campiglia Marittima, located 300 metres above sea level, particularly privileged due to its proximity to the sea (8km) and the seaside resorts of St. Vincenzo, the islands of the Tuscan archipelago, Elbe, as well as Pisa, Florence and Siena.
There is a world famous thermal spa at the foot of the hill, on which Campiglia is situated. There are good connections via train and the superstrada, Via Aurelia, the old road to Rome which follows the lovely coastline. Main airports nearby are Pisa, Florence and Rome.

In the untouched Maremma area along the coast, you will find sand-dunes and tree lined beaches. You can relax, sunbathe, rent boats, or take a course in diving.
After a day spent by the sea you can enjoy the Italian night life with typical restaurants, with the genuine Maremma cuisine, and wine bars where you can taste the great wines of Tuscany. Local entertainment venues and events liven up the summer evenings with shows, celebrations and concerts.
The view from our windows is incredible. Since the apartment is situated above the village you will have a clear sight of the Mediterranean sea all the time.
On a clear day you can see the Island of Elbe and port of Piombino. Below, you can see other castles on hillsides and a church that is over 1000 years old.
The sunsets are amazing, each and every night. During the day you will be able to view the vineyards and olive tree groves. In the morning you will see the swallows circling the town riding on the warm air streams.
Throughout the entire day the apartment is cooled by sea breezes. The sounds you will hear come from the village and include hourly bells, rooster crows and some dog barks.
Right outside and up from the apartment is the highest point in the town.
Behind our apartment and visible from the windows is the castle ruins. The town completed the installation of a park around the ruins recently.
Twenty years ago with the help of my best friend we totally refurbished a dark, two bedroom, one bathroom into this beautiful home away from home.

Activities in Campiglia
During the high season the town stages events almost every night. They vary from dancing under the moonlight, to magic shows, clowns, dancers and musicians. The piazza is always filled with people at night, the restaurants full.
There is a community movie theater that projects movies outside the theater for the entire town a la Cinema Pardisio if that is to your liking.
Additionally there are 6 restaurants within the town walls each equivalent to restaurants in NYC. There is a small supermarket as well as individual food stores (meat, bakeries(2), vegetable mart, fish store etc. The town square has two competing cafes for you to choose. I often tell people that the most important choice of the day is one or two sugars.
All of the food is grown locally and delivered daily. Most towns people shop daily for meals rather than refrigerate. Try the local wine and olive oil - bellissimo!
There are three banks within the town with ATMs embedded in 1000 year old walls.
In the lower town of Venturina there are world class spa facilities including outdoor and indoor hot springs. Additionally there are other spa services such as massage, aromatherapy and holistic treatments.
Approximately five kilometers down the mountain and along the coast are some of the most beautiful beaches in Italy. The beaches are part of the protected land reserve and are available to both. All the beaches are protected by a buffer of woods that provide shade on really hot days. You have a choice of town beaches (San Vincenzo) or park beaches such as Barratti. All the beaches provide bathroom, shower and food and concessions. Some also provide outstanding restaurants right on the beach. All the beaches provide parking, usually a short walk from the beach. The parking is inexpensive, but does fill up on weekends. Watch the beach times of the different national groups - early morning, Germans, Americans. Italians go afternoon and stay till sunset.
Campiglia is truly a medieval town that is closed to automobiles. The town streets are too narrow in any case. As such the town has a number of free public parking lots both in the upper and lower areas of the town.The nearest parking for the apartment is about 100 meters away and outside the walls. The town is very strict about parking so designated parking for visitors is a must.
The town is self-sufficient with police, fire and an ambulance corp. The town is a mix of farmers, young artists and mine workers. It is a satellite of Florence as many people from Florence spend their summers here, including the mayor of Florence.
To our knowledge we are the only American residents. We have been spending time here for twenty years now and have friends throughout the Town.
I am a management consultant that has been consulting to the banking industry globally for over 30 years. I am a dual national with roots in Israel and USA. Cindy is an American. We both fell in love with italy over 35 years ago and always dreamed of living here. Our children spent their summers in Campiglia and the experience was enlightening for them. We have just celebrated our 24th year in our home in Italy. As we approach our retirement and grandparent years we are planning to spend our time in California, New York and Campiglia.

My best friend showed us his house in Campiglia and both Cindy and I fell in love with this small hilltop town. We walked into the apartment one day and simply looked out the windows and knew this would be our home here in Italy.
As we settled in we saw that this is a magical place with warm and friendly people who were willing to accept the Americans into their society. We in turn enjoy the daily pace of the town and its people.
We walk a lot here and every time discover something new. The town has become our second home for our entire family.
The benefits are endless. Our apartment affords a year round view of the best of Tuscany. Living in Campiglia, is like living in the Renaissance. Most of the town has not changed in over a 1000 years. The food is fresh and delivered daily from the farms. The wine and olive oil are produced locally. The beaches are a ten minute drive from the town. There is a world class spa in the lower town of Venturina.
The main benefit is that we can unplug our hectic lives within an hour of being in Italy. Everything slows down and you become one with the town, its people and nature.

My wife and I had the pleasure of staying at Campiglia Marittima, Italy (Property ID# 412565) in a beautiful, specious, well-equipped and maintained apartment on the 3rd floor of a 900+ year old building located in a quaint mountainside village with an incredible panoramic view of the countryside and Mediterranean shore in the distance. The accommodation was perfect for the setting near the shore of Tuscany.
Activities in the village-shops, cafes, restaurants, churches, bakery, etc.- all within walking distance of the apartment. Friendly local atmosphere.
While staying at the village you have multiple opportunities for side trips for touring, sight-seeing, exploring, including visiting the Island of Elba which you admire from your apartment windows on clear days.
The pleasure of our experience made the cost worthwhile. The picture that the Apartment guide painted, was very accurate. Customer Service was superb.
Lovely apartment, with a striking view in a sweet little village. Everyone was very friendly an helpful. The town is out of a picture book and sunrise was magnificent. Our reason for 4 stars is location, Campiglia is in a relatively remote area. We had just stayed in Lucignano, Fiesole and Lucca. Compared to those, Campiglia makes for lengthier drives (though beautiful) No WiFi is also an issue when traveling. Don't be afraid to lease this property.
We loved our week in Campiglia with our three kids, aged 18-21. Took day trips to Lucca, Elba, wineries in Montalcino, Volterra, and the beaches in San Vincenzo. Campiglia was a real treat with many great restaurants, friendly shop keepers and wonderful views of the Mediterranean. The distance to restaurants are measured in feet. Loved everything about our stay. Wish the wifi was more convenient.
Our springtime visit to Tuscany was much more than we expected. The apartment was so well appointed, and Sr. Minuti, the realtor who oversaw the property couldn't have been kinder or more attentive to our needs. It is difficult to describe how fantastic the views from the bedrooms and the beautifully-decorated living room were. We took a walk up to the Rock of Campiglia, and found it to be both beautiful and peaceful. I was sweetly greeted each day at the cafe' for my morning cappucino, and enjoyed watching the early activities of the small community. Having a washer and dryer available was quite convenient, and preparing meals in the beautiful kitchen made us feel as if we were at home - well, at home in a very beautiful Tuscan retreat. This was the first time that we rented a VRBO property, and after this experience, we would certainly do so again.
An absolutely fantastic apartment in beautiful village. The main bedroom and living accommodation, in particular, are faultless. A highlight of each day was buying fresh produce each morning in the small village shops, then enjoying a lazy breakfast and making a picnic to take out with it.
On arrival, the apartment was clean and tidy, and as stated, there was a large supply of bed linen and towels (for both the bathroom and beach).

The apartment is spacious and the kittchen is well-equipped.
We are on the Etruscan Coast. The coast is dotted by ruins, including an entire Etruscan town and mines. Additionally, we are near the Town of Populonia, a castle town located over the Bay of Barratti with beautiful views of the sea and the surrounding bay.
