The Conch house has direct salt-water canal frontage with no bridges to lemon bay, and it is also located directly across the street from the beautiful Gulf of Mexico beaches (about a 1 minute walk)!
From both the kitchen window and front yard you will enjoy partial views of the gulf of Mexico, there is a canvas-covered boat lift in the backyard, that has an 8000 lbs capacity. The home's interior offers rich, vibrant colors and decor, three bedrooms (no closet in 2nd and 3rd bedrooms) and one full interior bathroom with a tub and shower combo.
A second detached full bath is located in a 'mud/laundry room' with a washer and dryer in the backyard.
A new 2 ton HVAC system was installed in the home in December 2014.
A kitchen renovation was completed May 2015 that includes granite counter tops, dishwasher, stove, and kitchen cabinets.
There is free Comcast Blast internet (up 50Mbps downloads) and 140+ channel cable TV service.
There is also a gas grill, 2 beach cruiser bikes, and beach chairs.

I live in Berlin Massachusetts with my wife and 3 children, and we try to make it down to Manasota Key whenever we can. I grew up in New England but I will retire on Manasota Key!

For our needs, this place was perfect!
We enjoyed two weeks at David's house on Manasota Key in January 2017 and the location was perfect for us. Having our fishing boat moored right out the back door and so easily accessible was a huge hit with our adult children. Going to the beach was an easy 3-4 minute walk - we enjoyed the sunsets every night! Having a second shower, toilet, sink in the shed with the washer and dryer was so helpful; especially with 7 adults. We've stayed in Manasota Key for years; it's a laid back community and small enough that you can walk to the beaches, bars, and restaurants. Now that we've discovered David's house, we'll be back for sure!
Cute place but dirty and needs updating ..
People who clean this place need lessons in cleaning. Gritty floors, shower/tub need to be scrubed, master bed not fresh, beach towels could not be found, dryer full of clothes, ceiling vents and surrounding filthy, front door lock hard to open (need to push door up hard in order to lock/unlock), complicated t.v. directions, keys not where we're told they are, double kayak too heavy for one, two 1950's bicycles very rusted, and no beach to relax on (had walking rights only to the ocean but could not use beach to sit and enjoy.)
I spoke the guests the day they arrived and help them with the TV remote, there was no mention of any of the issues that are described in the review. I ALWAYS immediately send the cleaning service back to the home if there is dissatisfaction with their work.
However I will promptly address the items that I believe have merit such as the door sticking, and the vents and bikes (2 years old). Much of what was mentioned in the review is ridiculous, the two person kayak is as seen in the pictures on the Homeaway/VRBO website. Beach towels were in the dryer (they were not clothes). My previous guests have not had issues with the use of the beach, even though the motel near the easement has posted many signs. I am very disappointed that these visitors did not mention any dissatisfaction during their stay even though they had my number and I am extremely responsive. It took me less than a minute over the phone to explain how to use the TV remote.
Great location! 2 minute walk to the beach and the canal in the back yard.
We just got back after a month here. Loved the location and wildlife! 2 minutes to a shell lovers beach! 4 good restaurants are a very walkable half mile away and Stump Pass State Park a half a mile in the other direction. Used the two bikes regularly and got out on the kayak once.
I had a lot of work to do while here and the bedroom with the desk made a great office. The internet was sufficiently fast as well. The house is well stocked with everything you need from beach chairs, umbrellas, towels, to the kitchen with all utensils, glassware pans etc. Plenty of extra blankets and pillows as well.
All in all, had a great time!
The cottage had plenty of room and the backyard very private with a nice seating area on the canel....the beach is an easy walk up the lane directly across from the cottage...kitchen recently remodeled...we really enjoyed out stay,...David always available for any needs or questions. ..
Location, Location, Location
The house was in a great location, had everything we needed to have a very enjoyable stay.
Location location it is a perfect spot if you want to spend your time at the beach. Your access is just across the street.
David is responsive to any issues you may have which is most appreciated. It is a beach house and it has a great porch which was where we spent most of our time when not on beach.
