3 Bedroom 1 Bath, And detached Laundry Room with 2nd bathroom

The Conch house has direct salt-water canal frontage with no bridges to lemon bay, and it is also located directly across the street from the beautiful Gulf of Mexico beaches (about a 1 minute walk)!

From both the kitchen window and front yard you will enjoy partial views of the gulf of Mexico, there is a canvas-covered boat lift in the backyard, that has an 8000 lbs capacity. The home's interior offers rich, vibrant colors and decor, three bedrooms (no closet in 2nd and 3rd bedrooms) and one full interior bathroom with a tub and shower combo.

A second detached full bath is located in a 'mud/laundry room' with a washer and dryer in the backyard.

A new 2 ton HVAC system was installed in the home in December 2014.

A kitchen renovation was completed May 2015 that includes granite counter tops, dishwasher, stove, and kitchen cabinets.

There is free Comcast Blast internet (up 50Mbps downloads) and 140+ channel cable TV service.

There is also a gas grill, 2 beach cruiser bikes, and beach chairs.

Private canal setting with easy access to lemon bay and the gulf of Mexico offering some of the best boating, fishing, sailing, and sunsets in the world! By foot, bicycle, car or boat you're just minutes away from fabulous waterfront dining and beautiful gulf of Mexico beaches!

For our needs, this place was perfect!

We enjoyed two weeks at David's house on Manasota Key in January 2017 and the location was perfect for us. Having our fishing boat moored right out the back door and so easily accessible was a huge hit with our adult children. Going to the beach was an easy 3-4 minute walk - we enjoyed the sunsets every night! Having a second shower, toilet, sink in the shed with the washer and dryer was so helpful; especially with 7 adults. We've stayed in Manasota Key for years; it's a laid back community and small enough that you can walk to the beaches, bars, and restaurants. Now that we've discovered David's house, we'll be back for sure!

Sweet cottage!!

The cottage had plenty of room and the backyard very private with a nice seating area on the canel....the beach is an easy walk up the lane directly across from the recently remodeled...we really enjoyed out stay,...David always available for any needs or questions. ..

Location location it is a perfect spot if you want to spend your time at the beach. Your access is just across the street.

David is responsive to any issues you may have which is most appreciated. It is a beach house and it has a great porch which was where we spent most of our time when not on beach.

Comfortable, well stocked home

This is a very comfortable home and very well stocked with good quality cookware. Teenagers really enjoyed the bicycles. The home is convenient to the beach, the state park, the county parks, dining and shopping. Really loved the large fenced backyard, could relaxe in the shade by the water knowing the dog was safe. Even saw a manatee in the canal.

Needs more than a little TLC....

Location is the key for this property. Just a few minutes to the beach and being on a canal for your boat makes it ideal. But, the online pictures and commentary don't really show what this house is all about.

It appears the owner purchased this house in 2014 and since has made some needed improvements. HVAC and electrical have been brought up to today's standards along with a new kitchen but the rest of the house remains the same as it was purchased. Old and dirty furniture, dated beds and mattresses and a back yard that hasn't been touched for years. Upon arrival the house was so dirty that we purchased cleaning supplies and spent time cleaning all of the floors that had stains and food spills from renter past.

Except for the master bedroom, one bedroom is very small and the other is a "walk through" that you need to use for access to the screened in lanai from the kitchen. The "mud room" is actually an old metal storage shed that has the w/d and a full bathroom with a shower loaded with mold. The gas grill is old and has a broken lid and should be replaced.

Keep in mind this is a very small house, but the screened in lanai on the back, makes it livable.

The owner is very easy to work with and is aware if its shortcomings, as he also owns another home a short distance away. He has been very responsive to our complaints and has made assurances that our issues will be corrected.

We would rent this house again if some of the issues were taken care of.

Owner's Response: The renter (Cathleen) actually booked the home for the following winter, so I was surprised with this review, except the renter did not write the review, it must have been a guest. The house has been thoroughly cleaned and the last two groups have been satisfied, the grill is not broken as mentioned and the pictures show the room sizes and laundry room.
