The pictures and overall description of the apartment are accurate and you can check other reviews for those kinds of details. However, we just returned from our stay which left us feeling underwhelmed and unsatisfied.
I didn't realize that Luca never sent the actual address to the apartment, which is I recognize is my fault as much as his. However, we are familiar with Juan Dolio from previous rentals, so we started our drive from the airport and sent messages and tried calling him directly for the address on our way. We didn't get any answer, so I pulled up the location that is provided on the map on the listing. The apartment is not located there. It's about 1 km to the east of the location on the map on Calle Principal right before the street turns and runs north. We had to stop and ask locals for directions a few times that night to find the right place, which wasn't easy because there are multiple condos and hotels with the same Marbella name.
When we finally got in to the apartment, it was hot and the air was stagnant so the first thing we tried to do was turn on the air conditioning. There is an air conditioner in each bedroom and none of them worked. 2 units just recycled the same warm air around the room and the main bedroom unit didn't even turn on. Also, one of the bedrooms had what we think was Luca's clothes and laundry spread across the beds and a suitcase of belongings. There was also dirty clothes in the washer/dryer. We honestly didn't know if there was someone else staying there at first. After moving all his clothes, including underwear, to the closet, the 3 of us all stayed in the one bedroom with 2 twin beds because the air was at least moving better in that particular room with the AC unit running as a fan. Even though we notified Luca about the AC problem that night, a tech didn't come to look at it until 3 PM the next day and told us he had to buy coolant but the store would be closed by now. We asked if he could at least bring us more fans, so we could be comfortable and use our own rooms, but the tech scoffed that we are just too used to cold weather and didn't return with anything that night. Disappointed and upset, we spent another night sleeping together in the small hot room. The AC issue was resolved by the 3rd day of our 5 night stay, but you as can imagine we were frustrated. When I asked Luca directly multiple times about a partial credit for the inconvenience, he ignored me each time.
Luca's pictures are very accurate. A lovely balcony view of the clean infinity pool spilling over onto the white sand beach. This is one of the best sections of beach in Juan Dolio. The winds are steady and waves are high but the little reef in front offered protection and kept the seaweed at bay plus we snorkeled the little reef and found some small fish, sea urchins and crabs and a baby sting ray. There was plenty of room for 6. Beds were comfortable although the air conditioning isn't working in the back bedroom so made sleeping at night uncomfortable. The kitchen was relatively well set-up although we had to buy non-breakable glasses for the beach as well as some of the basics like salt, paper towel and oil. The area is a real contrast. Down the road are a couple very exclusive resorts and a fancy spa plus some condominiums similar to ours but many buildings are half-built or abandoned after a hurricane a few years ago forced the developers to build further east closer to Punta Cana. It looks like there is some construction going on so hopefully the area will perk up soon. Along the beachfront road past the all-inclusives is a convenience store and gift shop (very pricey) but a nice seafood restaurant on the beach. The closest shopping area was an awkward 15 minute walk from the building down a sketchy road with no habitation that is not lit at night. In fact one of the renters had her purse snatched when she walked down the road at night with her girlfriend. We were always a large group including some men so we felt safe, especially during the day. There was a bank in that shopping area with an ATM, two grocery stores and gift shops and a pharmacy. Past the shopping area it opens up into a long stretch of new condos and resorts (Hemingways) and restaurants. Especially good are the wood-burning pizzarias and El Meson which is excellent! If you want to do a big grocery shop it is recommended that you rent a taxi to take you to San Pedro, about 20 min away. The staff at the condominium were extremely helpful although communication was bit of a problem. I would like to recommend to Luca that he provide beach towels, some snorkels and a visitor guide book which can show on a map where everything in the area is as well as the basics like how to use the washing machine, where to put garbage, how to call a cab or what places will deliver food etc.
