Spacious, genuinely beautiful and luxuriously appointed two storey property, that has been finished to an exceptional standard and has air-conditioning throughout.
Downstairs, the large L shaped living/dining area offers a lovely sitting area with huge flat screen TV, complete with DVD player and cable TV. To one side are French windows that open to the gorgeous private swimming pool. There is also a desk and chair for work or internet browsing.
At the far end of the dining area is a large, extremely well equipped European style kitchen with a breakfast bar in addition to a dining table for six. The kitchen has an oven, a huge, larder style fridge freezer, microwave, hobs, extractor fan as well as crockery, glassware, pots, pans, cutlery and utensils.
At the opposite end of the ground floor area is an en-suite bedroom with flat screen TV, plenty of storage space and French windows to the pool area and sun terrace. The ground floor also has a separate guest toilet and shower.
A beautiful wooden staircase takes you to a large landing area on the first floor from which one can reach two further bedrooms. The stunning, huge master suite has a large picture window (all windows are tinted glass for cooling effect and privacy) and French windows to a big balcony with table and chairs. There is a very big flat screen TV with DVD player, a fridge, walk in wardrobe/dressing area, a safe and spacious, luxury en-suite bathroom with both a bath and large shower.
The second bedroom on the first floor also boasts a private balcony and an en-suite bathroom. As with the other bedrooms, there is good wardrobe space and a flat screen TV, plus an attractive dressing table.
The property is accessed by a double gate with remote control into a big driveway with private parking for a number of cars. The property has wonderfully attractive and well maintained gardens. The large free-form swimming pool has a lovely waterfall along the side of which is a curved water-slide. The pool also has a jacuzzi area.
The house and all amenities are private and only for the use of the guests. There are full cooking facilities, a washing machine and a cleaning service can be arranged if required.
There is a private gate, normally securely locked, to a sister villa, with 3 double bedrooms and a guest house with a further double bedroom, next door. Thus the sister villa can accommodate up to 8 guests and therefore, subject to availability, the two villas together can accommodate up to 14 guests in what is essentially a single compound once the gate between the two is unlocked and opened. The Pratumnak Hill area of Pattaya, where the villa is located, is arguably the most sought after address in town and home to many of the finest properties in the region. Conveniently located on a beautiful headland between Pattaya and Jomtien, it is less than five minutes by public transport into the heart of both Pattaya and Jomtien, yet Pratumnak is a tranquil and restful spot.
Pratumnak Hill Beach is probably the nicest beach in and around the Pattaya/Jomtien area and is located just 300 metres or so from the property. Close to the villa there are a wide variety of restaurants including many of the area's finest restaurants, including Brunos, Manhattans, Mata Hari, Cabbages and Condoms, Indian by Nature as well as the fine eateries in the nearby five star hotels, which include the Royal Cliff and Sheraton. These hotels offer a number of other amenities too such as, for example, the superb fitness club at the Royal Cliff. Pratumnak is also home to a very handy pitch and putt golf course at the Asia Hotel (in and around Pattaya there is one of the best selections of top championship golf courses anywhere in the World). Massage shops, beauty salons, bars, shops, convenience stores and entertainment venues are in excellent supply and are easily reached.
We provide the number for a local taxi service who will collect you from the villa, generally upon less than five minutes notice and can offer motorcycle, car and minibus taxis.

Pratumnak Hill is Pattaya's most exclusive residential area, also home to a royal palace, and this is a large, beautiful home with a stunning pool area and a lovely, spacious interior.
Lovely quiet spot, yet incredibly close to downtown Pattaya and Jomtien and of course to Walking Street. A gorgeous property in an unbeatable location. The waterfall and water slide in the pool are fantastic features.
Just got back from a 2 week stay in Pattaya at this villa.
Lovely spacious villa with a beautiful pool and ample outside area to soak up the sun in.
Villa location was perfect for our needs, position of the villa was quiet and relaxing, but within easy walking distance to a number of great places to eat and local grocery shops.
Public transport or taxis were always available from the main road, which was a 2 minute walk.
Lastly, the villa owner Tim was such a lovely man, he was always on hand should we need him - he made our stay hassle free.
We cannot wait to go back!
Our group enjoyed the near by attractions that were within walking distance or a short taxi ride away. The location offered a great place to unwind at night & get a good nights rest before taking on another day!
We thoroughly enjoyed our stay at the villa. Everything was as it was described on the website. The pool was very nice and it was serviced once every two days. The property is within easy walking distance of basic shopping and public transport to downtown Pattaya. Tim was very helpful during check in and check out and available through phone for any questions during our stay. I would definetely recommend the propety for families and groups of friends.

A generous amount of electricity usage is included in the price of renting the villa. 60 units of electricity is included per night of a stay. For any usage over 60 multiplied by the number of nights a stay will be charged at 7 Baht per unit.
