Past guests say...

'the perfect house for a family reunion'

'the cool at night was just right'

'close to everything'

The house is elegant, but not's comfortable. And what a VIEW!

Situated at the end of a long private drive, you have complete privacy. You can't see any neighbors or the street, but you can see miles and miles of sumptuous blue ocean.

There are many different spaces for relaxing and enjoying the peace and quiet. A large group can spread out and not see much of each other or gather in the great room for a banquet or a polka!

9 separate sleeping areas including 3 master suites!

3600 sq ft of indoor space,

6 lanai (porches) provide 2000+ sq ft of outdoor living space (most of it covered),

real beds for 16, plus up to 5 queen bed-height AeroBeds available

two full size refrigerators, dishwasher, gas range, full laundry facilities, hardwood floors, cathedral ceilings, ample off-street parking

wireless internet, color printer and copier, pool table, 60' flat screen smart TV with media hook-up and unlimited movie streaming

cool mountain air at night and warm ocean breezes during the day,

closer to the best beaches (including top-rated Kua Bay) than any condos, houses or hotels in Kona,

quiet, completely private 1.5 acre lot all to yourselves.

VIRTUAL TOUR: The folks who sold us this house produced a very nice virtual tour. The 'pano' shots give you 360 degree views of most parts of the house. Of course, it shows the house with their furniture, but except for the studio (which they used as an office), we have made similar choices about furniture placement. Go to... tours(D0T)hawaiianvirtualtours(D0T)C0M

and search for tour number 4984.

Natural Air Conditioning: We are at a perfect 1600 ft (500m) elevation, with expansive ocean and coastline views. Folks who live 300 ft below us are in the lava desert where they need air conditioning many nights; homes 300 ft above us are in the cloud forest where you don't get direct sunlight some days. Here, the cool nights are a wonderful contrast to the warm sunny days. The temperature is just chilly enough most nights to want a light blanket, but warms into the 70’s by about 9am. Mosquitoes are never a problem. Eat dinner on the front lanai with a commanding view of the ocean and the sunset 365 days a year.

The Grounds: Our house is situated well off the street at the end of a long driveway in a very private 1.5 acre lot filled with banana, papaya, macadamia nut, coffee and avocado trees. You are welcome to share in the bounty when the fruit (or the vegetables in our organic garden) are in season. Unlike many farm-like settings in Hawaii, we keep no roosters on the property. There is a gas grill on the back lanai for your use. Also in the back of the house, surrounded by a trellis and lush greenery for privacy, is our out-door shower with hot water! This is a wonderful first stop when you return home from the beach.

Central Location: We are just 8 minutes to Kona town with its restaurants and nightlife, and 5 minutes from Costco, directly above some of the best coastline on the island: Honokohau Harbor and National Park, and the Pine Trees surf break. The airport is 12 minutes the other direction, and beyond it is gorgeous Kua Bay, recently voted one of the Top 10 beaches in the USA. Sporting the best boogie boarding, body surfing, and frolicking on the Island, Kua is just 15 minutes away.

Don't spend your vacation stuck in traffic! Getting back our house from the beach is 20 minutes faster than getting back to Kona town because our location gives us traffic-free access to Kua and all the kick’n Kohala beaches (Kua, Kukio, Beach 69, Hapuna and Mauna Kea) as well as Waimea, which is just 35 minutes from home. The Waipio Valley overlook is 75 minutes. Hilo is just over an hour via the recently completed Saddle Road Hwy. Captain Cook and points south (Green Sand Beach, Southpoint, and Volcano) can be accessed, avoiding the Kona traffic, via the quaint artist town of Holualoa, and the picturesque Mamalahola Highway.

Master Suite: king

BR Suite #2: queen, twin bunk beds, twin in the loft

BR Suite #3: king, queen in the loft

Studio (main space): Cal king, twin

Studio (alcove): queen

Extra Beds: In addition to those listed above, we have a full size crib, a pac'n play, and 5 queen Aerobeds. (These are very comfortable, bed height with headboard, and can be set up in any room).

Bedroom Descriptions:

The Master Suite is nearly 500 sq ft and boasts panoramic ocean views, stained glass windows, cathedral ceilings, and a jetted tub surrounded by screened windows, creating the feeling of taking a bath in the forest canopy.

Bedroom Suites #2 and #3 are each the size of an ordinary master bedroom with en suite full bath with tub, 18 ft ceilings and a loft. The mauka (mountain side) suite (#2) has French doors opening onto the garden and is outfitted with twin bunk beds, a queen bed, and a twin in the loft. It is a mirror image of the makai (ocean side) suite except the latter has a king (and a queen in the loft) and its own private balcony with ocean views.

Downstairs is a 1000 sq foot studio apartment outfitted with a queen bed and a full size crib in the alcove and a California king and a twin in the main space.

Even the studio has ocean views from its picture window and two large lanais. With its own kitchen, entrance and a door directly into the main house, the studio is a perfect space for the in-laws or a second family that is part of your group.

Food Preparation: The primary kitchen is well stocked, has space for 4-5 people to work together, and is integrated into the Great Room. It has three sinks, over 8 square meters of granite counter space, cutting boards, dishwasher and other stainless steel appliances, a Vitamix blender, and everything else a foodie needs to grill, bake, or wok delicious meals. (There is also a kitchen with a full size fridge in the studio.) In the back of the house is a lanai with a gas grill. This lanai is also our favorite place to breakfast since it catches the morning rays.

Jurassic Park: On a hot afternoon, a great way to cool down is to drive two miles straight up our street (Kaloko Drive) into the Cloud Forest. There you will find some of the best hiking trails on the island, including one which was used for scenes in the movie Jurassic Park. The House Manual includes detailed instructions on how to find our favorite hikes, most of which you will not find in any guidebook!

Equipment: Beach and bath towels, all linens, hair dryer, shampoo/conditioner, boogie boards, two beginner surfboards and a new standup paddle board (SUP)!, beach chairs, and coolers are available for use free of charge. Surfers, paddle surfers, bikers (road or mountain) inquire with us about where to surf or bike. We can also arrange a surfing lesson for beginners or experts (with a top professional), or just point you to where the waves are breaking.

Adventure: There is no place on earth like the Big Island of Hawaii, and we chose this house because it is the perfect base for exploring it. You are welcome to borrow from our library of guide books, and we are happy to share our recommendations for the best beaches and hikes, the best places to snorkel with dolphins in the wild, where to eat and shop in Kona, and other little known secrets. From here you can day trip to other parts of the the wild coast near Hawi, the rugged jungle and spectacular waterfalls of the Hamakua coast and Waipio Valley, and, of course, the unparalleled Volcanoes National Park.

About Allyson and Andrei

We are a family of five (with three little surfer boys). We used to live in Mexico (San Miguel de Allende), and before that in Seattle. But Hawaii rocks! We like to explore and we are happy to share what we have learned about our Island.

Allyson and Andrei purchased this house in 2012

Why Allyson and Andrei chose Kona Coast

The Big Island is a BIG place, and we chose this house largely because of it's perfect central location with easy, traffic-free access to the airport (12 minutes), Kona (8 minutes), Costco (5 minutes), and the best beach (15 minutes). We are one of the closest upscale neighborhoods to Kua Bay (15 minutes), recently rated the top beach on the Big Island and one of the top 10 beaches in the USA!

The recently opened Saddle Road Hwy gets you from our house to the Hilo (wet) side in just over an hour.

What makes this house unique

We love our super private lot; you can't see our neighbors and they can't see you. The house itself is pretty amazing, lovingly constructed in redwood and ceder with a HUGE open Great Room. But many guests say their favorite thing about our house is the climate: at 1600 ft we enjoy cool nights, warm days, and just enough moisture to keep everything green.

Great large home with a wonderful view!

  • 5 of 5

This home easily and comfortably slept our group of 17 people. I'm pretty sure it could fit more. One of the upstairs master closets was stocked with at least 3-4 nice queen, bed height aerobeds. One couple in our group chose to use the aerobed rather than climb the thin ladder to a loft. The loft is great for kids or more agile adults. Loved how well stock the house was. ...... for the outdoors: beach towels, snorkeling gear sets, fins, plenty of boogie boards, beach chairs, water noodles, coolers, couple of beach umbrellas, pop up canopy. The upstairs kitchen had a pantry full of spices and dry food items, probably left from previous renters...but all good, we used anything we needed. There were two kitchens, but the upstairs kitchen is where we prepared our meals and ate as a group. It was nice and roomie and worked great for our size of group.

On a clear day, the view is fantastic. The home sits more inland up in the hills away from traffic. But close enough that it only took a short drive to town, Costco, safeway, Walmart. Around the corner from the house, up the street, was a small grocery store too.

When it gets dark, you can hear all the Coqui frogs croaking....really cool sounds.

I thought I should add that the hosts are very responsive. I had tons of questions prior to securing the home. All answered in a timely manner. When I needed an aerobed upon arrival to home, I emailed the host and got an answer right away.

All in all, our group experience was wonderful. We all loved the home. Loved the view of the beach and surrounding area.

Wonderful group stay!

  • 5 of 5

Andrei and Allyson were the perfect hosts! They provided us with a house manual in advance and answered all questions before we arrived with our group of 17 adults. Upon arriving, we found the house very clean and exceptionally stocked with full kitchen necessities! The sleeping areas, cooking space, and eating areas (on the lanai) are spacious and very comfortably accommodated our mixed-gender group. The close proximity to the entire Kona coastline provided easy driving distances to all hiking trailheads and activities from Polulu Valley to South Point. The close distance to the Kona airport and Costco were an added bonus that made our experience very easy with a large group!!! Mahalo, Andrei and Allyson! We would love to stay again in 2017!!!

Beautiful! Amazing!

  • 5 of 5

We loved the house and its amenities -- the indoor and outdoor toys, including water sports; book selection; privacy from the street and neighbors; ample parking; lush, tropical surroundings; ocean view from the west-facing windows/lanais, and tropical views from the other side of the house; availability of huge, delicious avocados; the helpful house manual; the list goes on! It was everything we read about in previous reviews and was perfect for our "ohana" of 12. Andrei provided the house manual well before our arrival date so we had an opportunity to review it and decide which of his dining recommendations we couldn't pass up, and which beaches would be the first to explore. He also provided copies of a Big Island guide book that we took advantage of during our stay. He was very helpful and generous in sharing information and gear. It's Kona, so I can't say there was anything to dislike. The only down side during our stay, which Andrei had no control over, was that it was so windy at the beginning of our stay that we were getting sandblasted (Hapuna, Mauna Lani). During the latter part of our stay, the surf was so big that Kahalu'u had to close. We tried Hapuna again and, while the wind had died down, the lifeguards strongly suggested people find another beach because of the strong, crashing waves and rip currents. They were good enough to recommend another beach we could go to with our 3 toddlers, Stevens Beach Park, and it was perfect. As far as the house and its location, it was great. Just a drop down the hill to Costco for food or gas, close to "downtown" Kona, close to the major thoroughfares for easy travel around the island -- ideal really. If I ever return with a large group again, I will definitely contact Andrei. I recommend others do the same!

Owner's Response: Hi C. I'm glad your family had a great vacation and that our house and advice worked out well. In my guide I think I need to emphasize that the beaches up north (Hapuna in particular), though spectacularly beautiful, get windy by late morning this time of year. Best to visit them early, then come back south to Beach 69 or 'home' to Kua Bay. (Tourists like variety so I understand your wanting to explore, but we rarely go up north anymore because Kua Bay is just so beautiful and close, and because of the shape of the island, way less windy.) Big surf is quite rare on this side of the island and many would count you lucky to have seen some big waves. But with toddlers, I can understand your concern and I will add a section in my guide about which beaches are safe for kids and toddlers when there are big waves. (Spencer is good, but there are three much closer options.) I will also add a section on where best to view the daring local surfers who wait all year to charge those rare big sets. There are some spots where you can see them right off shore. Shane (Dorian) and others are training a very talented crop of young local surfers. You might just have seen a future world champion. Very exciting!

This place is really amazing for a big group

  • 5 of 5

We stayed here with 14 of us and it worked perfectly. The kids loved exploring the property and learning about the fruit trees and other special features of this property. This place is very clean and easy to keep clean during your stay. Great location away from the touristy parts of Kona. There are plenty of amazing beaches nearby with great snorkeling, boogie boarding, or relaxing. I would definitely stay here again, actually it was really hard to leave as it became home by the end of 11days.

Our whole experience at this property was beyond amazing! The house is large, very clean, and comfortable, bedrooms are private and well situated in relation to one another and the rest of the house. We loved the many options for outdoor seating. The telescope is a fun dimension, as well as the pool table. It is a very private setting with gorgeous views! Kitchen is well-stocked, and we love that there is a vitamix! The property is slightly above town, which is nice. It's quiet, but convenient proximity to area attractions. Andrei and his wife are very kind and helpful- the perfect hosts. It was nice to know they were available if we needed them. We enjoyed picking produce on the property! We will definitely stay again if we visit the Big Island, and recommend this property to everyone! (PS: if you enjoy coffee, take the tour of Greenwell Farm- pretty neat)
