The Single story house apartment has a Master bedroom which includes an en-suite that overlooks the park. There is plenty of storage as the room features a walk in wardrobe and bedside tables framing the very comfortable Queen sized bed. This room has enough space for a cot and Queen sofa bed should this be required, this is available upon request. The room is light, airy and peaceful.
The entry to the house features a covered entry porch, long hall way with the Master bedroom on the right and a large garage on the left. Further down is the lounge room with a comfortable 2 seat sofa and 3 seat sofa, there is a TV and a DVD player, ottoman with two side lamps.
On the right along the hallway there are 2 large bedrooms with 2 comfortable single beds in each room with bed side table and lamps. These rooms have ample hanging space with large wardrobes and plenty of natural light. The large bathroom with a bath tub, separate shower and toilet is next to these rooms.
Further down is the open plan kitchen fully equipped and includes a dishwasher and microwave. The dining table seats 6 and the family with a 3 seat sofa, 3 singles opens out to a covered patio and secure private garden with a 3 seater bench. It has flowering plants, a variety of herbs, basil, mint, thyme and rosemary for your use. There is a large grassed area for the children to run around.
Next to the family room is the 4th bedroom with comfortable queen sized bed, bedside tables with lamps and a large wardrobe. This room overlooks the back garden. Next to this room is the large laundry with broom cupboard, storage cupboards and fitted with irons and a washing machine.
The house has reverse cycle air-conditioning, has quality furnishings and is spotlessly clean. All linen and towels provided. The ambient of the place of amazing relaxation and a sense of space and freedom as it is large gives sufficient privacy to accommodate 2 families with kids. It comfortably sleeps 8 people but can accommodate up to 10 plus 1 small child in a cot.
You get all the conveniences of your home away from home so you can have a comfortable and enjoyable stay.
You also have a large park located opposite the house to go for a run or take the kids to play on the play equipment. Next to the park are two tennis courts for those wish to have a game. The park is frequented by lots of children, cricket players and a host of birds (Galahs and wild ducks who love to come for a walk. Just next to the park are the Tennis courts for those who want to play a game of Tennis.

2.DESCRIPTIONS The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.
3.TARIFFS are current and are subject to change without notice.
5.PAYMENT To confirm your holiday booking we require half the total value of your booking. The balance must be paid 21 days prior to date of check in.
6.SECURITY BOND: The guest agrees to pay the host $400 as a security deposit refundable within 14 days of departure subject to when the property has been inspected, and the release is approved by Housekeeping. The Guest acknowledges that charges for damages or missing items upon departure will be deducted from the security deposit. Any excess damages will be invoiced to the Primary Guest.
8.CANCELLATIONS Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being re-let then a $50 cancellation fee will apply. The same policy applies for reduced stays. If you reduce the length of your stay giving more than 30 days notice your tariff will be adjusted accordingly. If you reduce the length of your stay giving less than 30 days notice of check in you will be charged the full amount. If we are able to re-let the property for the same dates for the same tariff your tariff will be adjusted accordingly.
9.HOUSEKEEPING The premises is to be left in the condition of initial occupancy. Additional housekeeping fees will be charged for properties left in an unsatisfactory condition, (e.g. any rubbish/food scraps left in inside bins), and an additional $125 fee will be charged if property left in unsatisfactory condition and if any used items are not clean and put away.
10.MAINTENANCE must be reported immediately. The Guest agrees to allow the host or their nominee to enter accommodation to arrange necessary repairs.
11.CONSTRUCTION the host/owner will not be held responsible or liable to compensate for building and construction work being done on neighbouring properties.
12.PETS are NOT permitted on the premises. Written approval and consent by the host and Principal Owner is required in the event that a pet stay on the premises. Applications must be made prior to the signing of this agreement. Guests will have their stay terminated immediately if a pet is found on a premise without written approval.
13.NON SMOKING PROPERTIES All holiday let premises are NON SMOKING. Any evidence of such will incur extra cleaning charges. Additional housekeeping fees will be charged for properties left in an unsatisfactory condition.
14.OVERCROWDING of properties will result in the immediate termination of your stay and no refunds will be paid. The number of occupants must not exceed the number stated for the property. If an excess number of guests have been using the property without the hosts approval then a fee per guest per stay will become payable as deemed reasonable by the host.
15.FUNCTIONS/GATHERINGS Strictly not permitted and penalties apply. The properties we manage are for holiday accommodation only. Functions of any sort are not permitted. Immediate eviction will occur and no refund will be given. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
16.DAMAGE CHARGES All damages, breakages or losses to the property and/or furnishings will be charged to the Primary Guest. Report immediately any items found to be damaged or broken upon your arrival. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
17.LOST KEYS and safe keeping of property keys are the responsibility of the Guest. A Guest who occupies a premise, who requires a key from the host after office hours will be charged a service fee of $50.00. If keys are lost, locks must be changed and the Guest will be responsible for reimbursement to the Host.
18.NEIGHBOURS No Person on the premises shall be guilty of conduct that is a nuisance to the adjoining neighbouring occupiers. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
