WHERE IN KYOTO?
Yamashina is one stop, five-minutes, from Kyoto station. Beautifully surrounded by mountains, it's an ideal location for enjoying all that Kyoto has to offer. This house is minutes walk from 3 major train station lines, supermarkets, department stores, restaurants, drug stores ... everything you need to enjoy the perfect stay in one of Japan's most popular cities.
WHO ARE WE?
Kyoto station in 5 minutes
Minutes to Kiyomizudera, Gion, all of Kyoto, and super-fast and easy access to the bullet trains.
Osaka in 30 minutes
No need to battle huge crowds for a seat from Kyoto, the express trains from Yamashina station will take you all the way through to Osaka and beyond!
Everywhere else you want to go with minimal hassle
The largest room in the house with a queen-sized bed, walk-in closet, small veranda for hanging laundry, and extra space for you to relax or for additional futon arrangement .
Rooms 2 and 3
These two rooms are smaller but we provide you with "queen-sized" futons that are soft and comfortable.
Once again, everything is new in this house. Everything you need for a comfortable stay is either provided by us in the home, or easily available from a multitude of grocery stores, department stores, home centers (DIY, hardware store-type places), drug-stores, convenience stores, dry-cleaning facilities, and more!
SHOWER, TOILETS, LAUNDRY
2 toilets with washlets (bidet systems); A wet-room shower (close the door and spray away or relax in a long, deep luxurious bath); Clothes washing machine (clothes must be hung out to dry); Shampoo, body soap, towels, laundry detergent, a hair dryer, and lots of other little items that will make your stay a complete joy.

We have lived in Japan for over 15 years, and we love the Kansai area and want you to be able to enjoy your stay here, just like a local. We searched for months to find two large houses in convenient locations with fast and easy access to Kyoto and beyond. We are proud to say that we have found two unbeatable spots, and they are truly remarkable in every way. House Rules: PLEASE NOTE:
We do not accept check-ins after 22:00 (10 pm). Be sure to confirm your travel itinerary for your estimated arrival time at our home, and contact us for advice if you are not sure if you will be able to make it in time from Tokyo or Kansai International Airport (KIX).
We have truly enjoyed our time hosting more than 450 guests in two years in our homes in Osaka, Kyoto, and Nara, but we do have lives outside of hosting. That means that while we always plan to meet our guests for checking-in and orientation to the house, the neighborhood, and Kansai in general, we don't have all day to wait around for your arrival.
We have had more than our fair share of guests telling us, "we should be there around noon", and then come walking through the door hours later because they "wanted to grab some lunch, do some shopping, and look round the area" before arriving to check in.
When you tell us your approximate time of arrival for checking-in that first day, please do your best to keep to that stated time. If you are unable to keep to your given schedule, then call or email us immediately with your new plans. While we can be flexible within an hour or so, we cannot guarantee that we will be able to wait for you to arrive much beyond that time frame.
In short, please be as considerate of our time and schedule, as we are of yours. Thank you!
Hey, we want you to have a fantastic time on your visit to Kansai, Japan. We will treat you as a cherished guest, but frown upon:
-Smoking. Absolutely no smoking anywhere in the house, please! We said "no smoking" right up front, and the rule applies anywhere on our property, inside or out.
-You treating our cherished home like any ol' hotel because you "paid for it". Sorry, but money at the door does not buy you the right to trash our place. We would expect things to be in the same state as you found them in on your arrival.
These seem like pretty common sense rules to us, and hardly worth the mention. Experience has taught us how wrong we could be.

A decent house for friends to stay together to share ideas, cook etc and be happy.
Instructions on access, use of household appliances and recycling arrangements is concise and informative.
Overall great location- one stop from the main Kyoto station, excellent food and a great affordable department store a very short walk from the house- probably the best meal we had in Japan was Yakinuku in an alley restaurant about 2 blocks from the house. The Wifi that came with the house was a God send. Very affordable considering the modern and fairly large for Japan caliber of accommodations. The house was neat and very clean although I am not sure about how hygienic the towel type things over the toilet paper dispensers are and would urge the host to look at this. There was only one shower and one real sink which made it difficult for 6 people to get out on time to see the sites, so I would recommend this for a group of 4 or less or a larger group of men. Also, the Garbage sorting was extremely tough and I think should probably not be expected of guests who are not familiar. Each city in Japan has their own rules which are tough to follow but it added some stress to what would have otherwise been really relaxing. Also, don't try to change money at the local bank- they wasted 3 hours of our time to change $500 US.
The house is very nice and well equipped. It is clean and modern. It is ideally suited for 6 people but we had enough space for 8.
It is located in the suburb of Kyoto but access is very easy and there are restaurants and shops in the neighbourhood.
