The property has been made available to you for accommodation purposes only, no functions or events are to be held.
All visitors are to leave the property by 9pm, any staying after 9pm will be deemed that they are sleeping over and a fee of $30 per person per night will be charged.
Number of Guests should not exceed the number stated on the confirmation advice or agreed beforehand. Fees will apply for any excess guests not agreed with the owner in advance.
Please respect my neighbours by keeping noise level low. Excessive noise may result in the Building Manager sending in Security which would result in you being fined AU$4700 according to the building rules! Guests may also be evicted from the premise and lost their bond.
If the fire alarm is activated, you could be fined by the fire brigade. Please leave the balcony door opened when cooking, NOT the entrance. You will be responsible for the fine and the damage if there is any.
You will be responsible for all accidents that happen in the apartment (burns caused from hot water or from cooking, electric shocks, falling from beds, tripping over or slips in the bathroom and other places...)
Follow all building rules in the Building's common area (swimming pools, gym, sauna, BBQ, lounges, lobby, etc..)
Children should be supervised and accompanied by an adult in the balcony, swimming pool, sauna, etc...
The use of the apartment for any illegal purpose is strictly prohibited.
Whenever you are absent from the property, close all windows and doors to maintain security and prevent rain and water damage. Close all blinds.
Return all property keys upon check out. Lost property keys will incure a $100 replacement fee.
Maintenance & Repairs
If maintenance or repairs are required during your stay, you will be notified of the date and time repairs will be carried out. Our service men will use a Master key to enter and carry out necessary work.
Please move all your rubbish to the rubbish bin which is located on all floors near the lifts.
Please leave the apartment in the same clean manner when you checked in.
Pots, pans, dishes, cutleries, glasses, cups and any cooking utensils should be *clean*, *dry* and *return* to where they are taken. This includes the stove, microwave and oven. Additional cleaning costs will be charge to tenants if extra cleaning is required.
Replacement fee will be charge for towels stained by hair dyes, bleaches, tanning lotion, make up and greasy burnt saucepans.
Guests will be charged if apartment keys/swipes/remote if they are lost or not returned.
Rubbish should also be removed.
There is no need to clean the bed linen and towels.

Andy was very helpful, communicable, explained every detail by being at the time when v arrived at his place.
He also allowed us to check in early without any extra charges.
The apartment is very well located. We easily hopped off the train from the airport and were met by Andy at the apartment. He allowed us to leave our bags inside early which was very helpful. The apartment could use a few more amenities. There were limited plates, glasses and silverware etc. Also I didn't expect to have to supply my own paper goods, we easily shopped across the street for paper towels and napkins.
Clean, tidy and nice and central. Trams well located outside so easy to get around and supermarket/ eating places etc just across road. Andy very helpful and accomodating
Andy's apartment is in a great location being close to Etihad Stadium, Southern Cross Station and Docklands. Also close to DFO shopping centre. Andy was very friendly and happy to help us from the car park up to his apartment with all of our gear. He explained everything we needed to know and said we could call him at any time if we had any issues. We didn't need to call him and his apartment was just what we had expected. I recommend Andy's apartment, it was perfect for what we were after.
This is a very convenient location, new,and clean apartment. Andy was a kind and friendly host.
