Beautiful three bedroom luxurious pool villa with 350 sqm living space, recently redecorated with Thai and Cambodian art, located within walking distance to Beach.
The villa is set in a lush tropical garden with a large sala / gazebo on 800 sqm plot at the end of a cul-de-sac, which ensures complete privacy and allows villa guests to get an all over sun tan. A fantastic secluded outdoor area with 10 m swimming pool, jacuzzi, outdoor shower and barbecue grill.
Main building with open plan kitchen / living room, with German appliances (dishwasher & induction hob), 42 inch flat screen TV with numerous international channels, Bose sound system, Blu-Ray / DVD player, Cremesso coffee machine , two bedrooms, guest toilet and bathroom. Nice view of the sea especially from the first floor.

'Bang Rak' means 'place of love' in Thai. The bay enjoys the best protection in Samui from both southwest and northeast monsoons.
Quiet residential area. No noise from overflying aircraft. It's only about 300 m to the beach. Restaurants are just 250m outside the main gate on the beach. According to CNN, 4 of Koh Samui's 7 best restaurants are within 2 km of Big Buddha Beach Villa incl. Ocean 11 which is a 500m beach stroll away. There is also inexpensive Thai restaurant, where you can dine on the beach and a Beach Club open daily until midnight nearby. Family Mart and 7-eleven supermarkets, which are open 24/7, are approx 600m from the gated community. Two km to Fisherman's Village in Bophut and it's a mere 3km to the airport. It's 4km to Tesco's superstore and adjacent multi screen cinema and 5 km to the shopping and nightlife area of Chaweng.

2. REGISTERED GUESTS
Only the number of persons stipulated in the travelmob reservation may reside at the property as guests. Children are counted in total occupancy, unless they are under the age of two and normally sleep in a crib. Unregistered persons will be asked to vacate the property and additional charges will apply for any unregistered guest found to be staying at the Villa. Any misrepresentation regarding the guests occupying the villa, overcrowding, or sub-letting of the villa will result in both the forfeiture of all monies paid (including all fees) and immediate, expedited eviction.
3. EVENTS & WEDDINGS
A wedding or party may only be organized within the property for a number of guests in excess of the registered guests in the Villa subject to prior written approval by the Homeowner and payment of an additional surcharge, increased security deposit and cleaning fee in advance of the event. In case of undeclared parties, the Guest will be billed additional fees: a minimum fee of one night rent and any damages or additional housekeeping charges.
No pets are permitted in the villa or on the villa property.
5. FORCE MAJEURE
The Guest is responsible for the correct and appropriate behavior of all guests staying at the villa. Should any member of the party behave in a manner considered inappropriate, the Homeowner or its representative may at their absolute discretion ask the offending Guest or guests to vacate the villa forthwith and no refund can be claimed from the Homeowner in such case.
The Guest shall leave the Villa and its grounds in the same order as found on arrival.
Malicious or accidental damage caused by the Guest, other guests or invitee/s, will be charged for at the full replacement cost of the damaged item. Guests are asked to be considerate and respectful of local Thai culture and the environment. Please do not use towels to remove make-up or sunbathing oils or to wipe up liquids.
Fair usage electricity policy: Included in the rental price is electricity of 600 THB/day. This should cover normal usage, including air conditioning. Excess usage is charged at 7 THB/kWh on the departure date. Guests are requested to always switch all electrical appliances off, when not in use, and to switch off the air conditioning and lock all doors and close all windows, the front gate and garden door while away from the Villa and not to use air conditioning while the windows and doors are open.
It is prohibited to act unlawfully in any way whatsoever, to bring in and/or use/consume any illegal substances or to download pirated software or movies using the internet connection provided by the Homeowner.
7. VILLA MAINTENANCE
The pool and jacuzzi are regularly cleaned. Guests shall not to attempt to repair equipment, change chemistry, or alter the jacuzzi or pool in any way. Only villa staff is permitted to service the jacuzzi or the pool.
All rates exclude airport pick up and return. Airport transfers can be arranged by the Homeowner if notified in advance.
Smoking is not permitted within any of the villa buildings. If signs of smoking are found in the villa, a EUR 200 cleaning fee will be deducted from the security deposit. Smoking indoors is a breach of the rental agreement and can lead to the cancellation of the booking and forfeiture of all payments. Smoking is permissible outside in the grounds.
Guests are asked to provide the Homeowner or its local representative with a contact name and home address as well as passport copies.
13. SECURITY DEPOSIT
Our stay at Kia's was perfect! The villa and private pool was very beautiful and clean, located in a safe neighbourhood with a walking distance to a nice local Thai restuarant and convinient store. Kia and her staff was very nice and helpful. This place is exactly what we were looking for! We will definitely going back to stay there again. :)
