Rare privacy for Provincetown, but everything town has to offer is within a few minutes walk. Located on the edge of the East End gallery district and within yards of the Provincetown Theater. Spacious 3600 sqft house features an open design living and kitchen area. A master suite, 2 beautiful bedrooms and a 1200 sqft family suite which includes dining table and TV/game room area and sleeps up to 5. The house has a total of four bathrooms allowing comfortable privacy for large groups. Private Driveway allows parking for 6 cars. Steps from the hilltop down to Bradford street allow easy access to Downtown. Bike rack provided on property at bottom of steps just off Bradford street. Multiple waterview decks provide ample space for enjoying the outdoors.

The front door leads to a sunken foyer which is open to the living room and kitchen.

The large kitchen has custom cabinetry and granite throughout on counters, island, and backsplash. Cooking facilities include Jenn-Aire double wall ovens, a Commercial Wolf gas five burner cook top, and a Weber Grill just outside the living room slider. Oversize double deep commercial stainless kitchen sink. Bosch Dishwasher, Fridge/Freezer/Icemaker. There is a second refrigerator in the house for extra beverages and freezer space.

The walk in laundry room has LG oversize washer and Dryer. There is central vac system and kickspace vacuums in the kitchen and foyer.

The slate tile Mudroom off the kitchen provides room for extra dry goods, shoes, or jackets in inclement weather. umbrellas are provided.

The waterview Dining Nook between the kitchen and Living rooms seats six, the Kitchen Island seats two, a tall side table seats four. There is also dining seating for six in the family suite.

Living room:

The spacious living room has a fully functional oversize Pennsylvania River stone fireplace, which incorporates the iron mooring rings from the fireplace in the former Moors Restaurant fireplace and a Chinese sandstone hearth. The mantle is a reclaimed beam from an antique Provincetown home. There is an Insignia 50 inch flat screen TV located over the fireplace with surround sound, Ipod/Iphone dock, DVD player, and Wii system for games or Netflix.

French sliding doors leads to rear deck (Aprox 8 ft X 30 ft) with Weber grill and Outdoor casual seating for 10. The living room can seat 40+ for a catered event.

Master Bedroom:

2nd Floor Master bedroom. Kingsize bed with Ralph Lauren linens. Sony 40 inch flat screen Google internet TV. French Slider leading to rear deck with fabulous views of P-town Harbor, Long Point Light house and Pilgrim Monument. Deck features loungers and outside seating. Walk in closet., which is large enough to double as a nursery with provided crib. (Walk in closet only available for guest use July & August) Large antique Mirror and Vintage Bureau from P-Town’s Burch Estate. The En Suite Bathroom has a Jacuzzi Tub with view of Provincetown Harbor and the Pilgrim Monument. It also features a custom slate double shower. Toilet and large European style sink.

Blue Room:

The 2nd Bedroom has full water view from the Queen size bed. It has French sliders with access to the top deck and 3 windows. It has a standard size closet, a dresser, and large mirror.

Green Room:

The 3rd Bedroom has woods view in summer and distant water view in winter from the Queen size bed. It has two windows and a skylight. It has a standard size closet, a dresser, and large mirror.

The Blue Room and Green room are adjacent to Bathroom 2 which has a custom tiled floor, European vanity sink , full size tub/shower, and toilet.

Family Suite:

The 1200 square ft walkout basement family suite has Brazilian Mahogany floor in the sleeping area and tile floors in the adjacent game room. 6 Awning windows provide natural light. The interior stairway from the game room leads directly to the main floor kitchen. An elegant ½ glass door leads provides a separate entrance as well. There is Queen size bed, a single bed and a set of bunk beds. This room can sleep up to five comfortably. Bathroom three is located between the sleeping area and game room.

Bathroom 3 has Stall shower and single Vanity with toilet and sink.

Game Room:

The game room is part of the family suite. It has a tile floor and includes a love seat,32 inch flat screen TV, a dining table for 4-6, and a discrete storage area for beach items. Puzzles and board games are provided.

A portion of the driveway to the house is through a neighboring Bohemian fisherman's and artist colony and is very rustic.

3 Families Comfortable in Big House Walk to Town Short Drive to National Seashore

Comfortable 3-level home: 3br for 'adults' upstairs with porch overlooking bay; main level for dining/relaxing; lower level 3-bunks and dbl bed great for kids; adequately furnished, 3-minute walk down 21 steps to narrow beach, galleries nearby. Main features: spacious house, short drive to dunes and beaches, kayaking; terrific pebble beachcombing (out of sight of lifeguards); a "healthy" walk to/fro restaurants that seat 12 in an instant; incredibly hospitable shop/gallery operators; Pilgrim monument/museum & National Seashore Museum/geology movie informative. One of two houses end of rough dirt road; bright in daytime, very quiet at night. Communication by email with rental agent friendly, prompt, accurate. Would rent again, no questions-add 1/2 gold star.

The house is beyond beautiful. The views are wonderful. We had a wonderful experience here.

Everything about this house is beautiful. The pictures don't do it justice. My friends and I had an exceptional time cooking, hanging out and taking short walks into town or to the beach. I would absolutely recommend anyone who is looking for a wonderful, relaxed and low key vacation to stay here. The owner's son Patrick is kind and accommodating. It was a pleasure working with him and I hope to return here again.

Great Getaway House in Provincetown!

Our group of 10 (6 adults and 4 kids) stayed at the house during the week of Thanksgiving for a wedding and the house turned out to be a perfect spot for us. We had plenty of room for our group and had everything we needed to make us feel at home. The house was large, well stocked with and clean. Patrick the owner was warm and very accommodating, providing great customer service.

The location is removed from the hustle and bustle of downtown Provincetown but easily accessible by foot or car and a short walk to the beach. Finding the house by car can be a bit of a challenge the first time if you are pulling in at night like I was. You access the driveway through a dark and bumpy dirt road that is surrounded with a variety of small houses littered with lobster traps, used water pumps, plumbing parts... Once you get past the initial shock that this could not possibly be the right place, you pull up to a beautiful and orderly home that is definitely worth a stay for a large group!

When visiting it is recommended that you visit the Cape Cod National Seashore The beautiful beaches and bike paths are great for a jog or a bike ride. A favorite restaurant was Mac's Fish House where the Wellfleet oysters and local seafood are as good as it gets!

I definitely recommend this property to a friend or relative!!!

Great spacious house in Secluded hilltop area

The property was clean, nice, spacious and well equipped. Great location as a private path leads you straight to the center of town. All stores and restaurants are walkable from the house, no need for a car except to go to the dunes and remote beaches.

It was a bit hard to locate as we were jet lagged and tired. However ,ultimately the instructions helped specially that we arrived at night.

The owner, Patrick was very helpful and very pleasant. He even sent 2 pieces of clothes I forgot via UPS free of charge.

I would recommend that in the future coffee and possibly small quantity of milk be there on arrival.

Great house in quiet private location

Our group came for Carnival week, the majority for the first time in PTown, and had a great time. Patrick is very friendly, relaxed, and accommodating. The house is tucked away, very quiet, but walking distance to town. The inside of the house is beautiful and very comfortable. The living/dining area is very spacious for a large group. My favorite area is the upper sun deck with the water view. Great for relaxing with a glass of wine and getting some sun! Some of us rented bikes and the bike racks at the bottom of the staircase at the back of the house was perfect. The bedrooms were very comfortable, and everything was clean. Patrick's housekeeper was absolutely delightful. We arrived very early as we got in on the early ferry, and she let us store our luggage inside the house while she was cleaning. Overall I would definitely recommend this property for a large group, especially those wanting peace and quiet away from the town noise but close enough to walk there.

Fabulous property in perfect location

Our group of 10 (6 adults, 3 kids, and one happy puppy) had an absolutely wonderful time at Patrick's house. The property is spacious, so nobody ever felt on top of each other, the communal areas were perfect for hanging out all together, the fireplace made the slightly crisp nights toasty warm, and the location really can't be beat. The house is secluded enough that it's quiet, but you're an incredibly short walk/bike right into the center of PTown.

The views from the top porch were wonderful and made leaving very difficult. We hope to be back one day soon!
