This is a nice, cozy three bedroom house on a quiet cul-de-sac, in a safe neighborhood, minutes from the downtown pedestrian mall, and very near a walking trail along the Rivanna River. It's near UVa, Monticello, and many wineries. It has a lovely backyard with gardens and a deck. There's off-street parking and convenient access to main roads. It's a great location for the Virginia Film Festival, the LOOK3 photography festival, and UVA events. Many wonderful restaurants in walking distance or short drive. Main floor: one bedroom with queen bed, one bedroom with single bed, one bathroom. Downstairs: queen bed, one bathroom, TV with VCR, Apple TV, (no cable), washer/dryer. Only one room available (not whole house) during LOOK3 Festival & Festival of the Book (Queen bed).
This home was exactly what my friends and I needed for a ladies wine get- away! The home owners were kind and we felt well informed prior to arriving! They took special care to see that we had arrived and all was well. The house itself was clean and exactly as pictured/ described. Definitely recommend this property!
We enjoyed our stay at Wendy & Ted's. Everything was easy to figure out and get to. We enjoyed the town and the walk to the UVA game. Nice safe neighborhood---stay here!!!
We stayed at the Arbor House for a week in May during UVa graduation. The house is on a quiet cul-de-sac and is very conveniently located. Within walking distance are several restaurants and Meade Park, and Riverview Park, the downtown mall and Belmont are each about a 15-20 minutes walk. UVa is an 8-10 minute drive. There is ready access to Route 250. We visited Montpelier, Monticello and several vineyards on this trip, all easily accessible.
The house is warm and welcoming. One definitely feels like a guest in Ted and Wendy’s home- if you are looking for an impersonal rental condo experience, this is not for you! Ted and Wendy have done a superb job of transforming their home into a rental. They have created a thoroughly detailed welcome and house instruction guide and leave unobtrusive signage throughout, indicating spaces available to guests and providing other guidance. The kitchen is small but well appointed (only drawback- no dishwasher). The deck, yard and garden are a highlight. We were welcomed to help ourselves to whatever was in season (strawberries, basil, lettuce, parsley). The house is equipped with wifi and central AC- no fiddling necessary for either. The listing details and pictures were accurate. We were very comfortable and enjoyed our stay. We look forward to returning for another visit.
