WHEN YOU STEP INTO THIS PRIVATE, TRANQUIL OASIS of manicured lawns, fountains and flowers, fed by a natural spring and sheltered by two-hundred-year-old Pirules (pepper trees), you will know you are in an environment where you can truly relax.
Our elegant, colonial-style hillside casa with three bedrooms and 3 l/2 baths, is just a ten minute walk from San Miguel's historic center. The property includes a separate, self-contained casita with its own fully-equipped kitchen and three piece bath.
Casa Los Pirules was carefully constructed in 1989 with an eye to retaining some of an old hacienda's original stonework as well as to provide comfortable, usable, light-filled rooms decorated with thoughtful artistic detail.
Even before you unpack, we suggest you pour a refreshing cold drink and wander out onto one of the flower-filled patios to admire the view. (You'll probably spend a lot of time doing this during your stay--whether it's watching the special play of light on the spires and domes of San Miguel, viewing flocks of birds at sunset, or admiring spectacular fireworks displays that celebrate Mexican holidays).
In the main house, marble floors, Persian and Mexican carpets, carefully selected furniture, and original paintings and sculptures, add to the elegance and charm of every room. In the living room, with it's soaring boveda ceiling, you can curl up on the cozy sofa to watch a movie on the Plasma flat screen, play music from the CD library, or just light some candles and socialize with family and friends.
The open-concept dining room seats six to eight people and Beatriz, our very helpful maid, will provide you with fresh, clean table linens.
Casa Los Pirules has two bedrooms in the main house, both with king size beds and private ensuites. We provide top quality bed linens, down duvets, pillows and towels, bath soap, toilet tissue and kleenex for your comfort. Each bedroom looks out onto a different part of the lovely garden.
The casita has one queen size bed and one single bed. It can sleep three people and has its own bath and fully equipped kitchen. From the casita, one can view the green fields and the Santa Rosa mountains in the distance.
Many of our guests appreciate the private office just off the rooftop patio. Wireless service is provided.
Beatriz and Miguel, our maid and gardener will ensure that your stay in our home is comfortable and relaxing. They have been in our employ for the past twenty-one years. Needless to say, we don't know what we would do without them. Beatriz will provide you with laundry and cleaning services six days a week. This is included in your rental fee. For a small additional charge, Beatriz can prepare an authentic Mexican breakfast (she is an excellent Mexican cook). Special arrangements can be made through our house manager. Of course our guests are always impressed with Miguel's gardening skills. We can honestly say he has created one of the finest gardens in San Miguel.

My husband and I are both retired. He is a retired lawyer, and I am retired from owning and operating an advertising agency. We enjoy gardening, growing our own vegetables, hiking, biking and travelling.

We can't believe that it has been twenty-four years since we first fell in love with San Miguel and bought Casa Los Pirules. From the first moment we stepped into the lovely garden, we knew we just had to own the property. We made arrangements to buy it that very day! We knew that the property would have sold quickly due to its unique aspects (the natural spring, mature pepper trees, beautiful gardens and artistic architectural detail).
We chose San Miguel as our second home because of its pleasant mix of old world and new world charm and its multitude of attractions : traditional mariachis, street entertainments, colourful rituals and fiestas, along with a plethora of art exhibitions, musical concerts and live theatre.
We have taken full advantage of the fine Spanish language schools in San Miguel and many of our friends and guests have enrolled in arts, crafts, music and language courses. We have discovered that San Miguel is a safe environment in which to enjoy rich cultural diversity.
One of our favourite rituals is to walk through the nearby Botanitcal Gardens, a scenic cactus reserve just a five-minute stroll from Casa los Pirules. Here, we can walk along the spectacular canyon and watch swooping swallows, call out to hear our voices echo, witness dozens of species of waterfowl and see the thousands of indigenous and imported cacti that are grown and protected in this special reserve. All that, and we also get our morning exercise! Afterwards, we generally walk to the city centre for a delicious Mexican breakfast accompanied by fresh fruit and fresh-squeezed orange juice.
Because my husband loves to bike, he has discovered a number of small nearby villages where he can try out his Spanish as the locals always have time to stop and chat.
Three blissful months were mine at this enchanting property this summer. I had spent two weeks here last year in July and found it to be perfect for me in every way, and I longed to return for a truly lengthy stay this year. I have a detailed review below from last July which should be read; this year's review will be shorter because although there is a 'knock-out' new kitchen and much improved stairwell to the roof garden, all the things I've loved about Los Pirules remain the same.
The new kitchen is amazing, all new high-end appliances and gorgeous new stone floors, counters and walls. The entire area has now lightened up considerably, and the copper 'objet d'art' above the stove is most engaging. The new stairwell--just off the kitchen--makes it much easier to reach the laundry and roof garden.
One of my favorite things was 'hanging out' with Beatriz, the housekeeper. She and Miguel are so kind, and have looked after me so well that at the end of three months I could not bear to leave....
Yoko, the property manager, was at the house when I arrived and quickly installed the vonage phone I'd
brought along with me. She was always in reach and very very helpful during my stay.

The house was very well located for us; we had easy access to the Instituto, MEGA, Dolores, and Queretaro.
We had a rental car and we were very happy with the off-street parking and the secure doors.
The kitchen was beautiful; the stairwell to the terrace was excellent (we are over 70 years old). We welcomed the gas heater in the bedroom – it helped at night since we were there in January. We enjoyed our bedroom, with the glass shower: The water was warm and comfortable.
We enjoyed the terrace very much; the sunset views were great. We also saw an aircraft flyover from there. The garden was easily the best maintained that we have seen in San Miguel (we have rented there many times).
Beatriz and Miguel were very courteous and helpful. Every time we left in the car, Miguel was there to open the door and direct us onto Cuesta de San Jose, which can get quite busy at times.
The manager responded very promptly to our requests.
We arrived for a month long stay not realizing how beautiful and wonderful the villa was just behind the strong wooden doors...we were greeted by gardens that were perfect and a housekeeper and gardener that immediately became part of our family! Beatrix and Miguel compliment the house and took care of our guests and family members visiting during our stay.
The furnishings and art are beautiful, and the vistas from the balconies are breath taking!
The San Miguel location is perfect for a base if you find you will be visiting other cities in Mexico...we took advantage of our time to truly enjoy the Mexican culture and most delicious the food!
We understand Jan and Terry are replacing the kitchen and it was functional will now be outstanding!
I spent two weeks in July at this superb property and I have to say that I have never found any hotel, resort or rental that suited me as well as Casa los Pirules. From the moment I passed through the massive wooden doors and found myself in the tranquil gardens I knew I had come home... and, although not forever, for a fortnight I would have this estate all to myself and I was thrilled !!
In the mornings I shared it with Beatriz, who kept the house immaculate, and her husband, master-gardener Miguel. They were both delightful and I loved spending time with them.
The house is beautifully laid out and from every window one can see the impressive gardens. Two charming bedrooms, each with bath, are on the ground floor and open out into the gardens. On the second floor an immense spacious room holds both the living and dining areas, with windows and french doors on three sides of the room, bringing the outdoors indoors. A terrace at the end of the living area gives a fabulous view of of the city and of the countryside beyond. I loved this area best of all... it was like being in a tree house with the branches of the pepper trees framing the view. The property has a number of stately old pepper trees, hence the name ‘Casa los Pirules’ (house of the pepper trees).
At the opposite end of the living-dining area a new kitchen will be installed by January 2015, with stairs leading up to a sunny laundry room and to the large rooftop terrace. It too is surrounded by pepper tree boughs and has incredible views. Furnishings in all parts of the house have been carefully chosen to harmonize with the spirit of the house and gardens; everything is in excellent taste... and all of the art is amazing !!
Outside, on a far wall at the back of the property, there’s an outdoor sala-comedor with a grill for barbecuing. Close by is a spring-fed pond with a lone fish swimming round, and on the other side of the very high wall is an 18th Century Chapel which is still in use. I loved lying in bed and hearing the bells ring in the mornings...
Casa los Pirules is a very special property. Design, furnishings, art works, gardens... the owners have poured lots of love into their estate and it shows. And they have superb caretakers in Beatriz & Miguel, and also in Yoko, the property manager who met me at the house the day I arrived. She was friendly, organized and very helpful during the time I stayed there.
I highly recommend Casa los Pirules - ¡mejor no hay!
My husband and I spent a lovely week at Casa Pirules! A beautiful and comfortable villa with immaculate, spacious grounds and garden. It was a true oasis to return to after a day of exploring San Miguel and the surrounding areas. We loved having our own kitchen and so many spaces on the large property to enjoy....... breakfast on the roof terrace and cocktails by the outdoor fireplace in the garden.
Every recommendation by the owners for activities and restaurants were spot on, and Beatriz and Miguel (who have taken care of the villa for many years) are lovely people. We felt so well taken care of we didn't want to leave!
The villa is ideally located in the Balcones neighborhood, so a short walk down hill puts you in downtown San Miguel. We easily grabbed inexpensive cabs back up the hill!

From the moment we entered the courtyard and went thru to the incredible open garden we knew that our holiday was going to be special. This home is has everything and more than you could ever expect. Terry and Jan have offered a rare experience by allowing their home to be enjoyed. If you are looking for the real San Miguel, this home with its wonderful caretakers Beatrice and Miguel, and the friendly local residents of its neighbourhood, add up to the perfect vacation. We have visited San Miguel de Allende before, but this gave us a whole new appreciation of what it can offer when you relax in such a beautiful home.
