About Tom Sanford

I (Tom) live upstairs at 105 Hamilton Place with my wife Alex and our two little kids, Cecily and Simon. I am a painter and work from home which means if my renters need anything they need only ring my doorbell and I am happy to help.

Tom Sanford purchased this studio in 2010

Why Tom Sanford chose Hamilton Heights

My wife and I have lived in Harlem since 2002, and my history with the neighborhood began in the mid 1990s when I attended Columbia. We have loved the convenience and character of the neighborhood for years and feel very lucky that we were able to acquire our little townhouse which gave us the room to start our family in Hamilton Heights, Harlem.

What makes this studio unique

The cuban coffee at El Rey del Sandwich is superb. Perhaps you will have one after an early morning swim or a few sets of tennis at Riverbank State Park before you take a short stroll through City College's beautiful campus, past Alexander Hamilton's historical home and then the Royal Tenenbaum's house to the Convent Avenue Baptist Church. But there are so many ways to spend a morning in Harlem. And of course if you can just hop on the subway and the world's greatest city is your oyster!

My spouse and I go to NYC every two years for our anniversary. For the last three times we have rented a place in Harlem. We decided to rent Tom's basement apt on Homeaway because the reviews were good, the location to the metro lines excellent, and the unit met our basic requirement for our 9 night stay.

The arrival was easy with Tom in perfect contact with us via text and was available for our arrival to get us set up. He provided new towels upon request during our extended stay. The unit was clean and exactly as shown in the pics on Homeaway. It did not bother us to not have a window being we were gone most days and only there typically in the late evening and overnight. The split A/C system was very quiet and worked well.

HOWEVER, the one thing others barely mention and Tom does not offer on Homeaway is that there is ANOTHER RENTAL UNIT DIRECTLY ABOVE YOU. This unit has wooden floors and the first night the tenants were up till 2-4 am blaring the TV set watching a "Shark Tank" rerun and you could hear every word of the program. Plus, whenever anyone walks it sounds like the an elephant is coming through the ceiling.

Now, maybe because we are from the South and don't have folks living above us, we are not used to this. But, we have stayed in NYC before and this was extreme. You are at the mercy of whoever is staying above you. When we mentioned it to our host the next day he said the good news it was their last night. Unfortunately, the new tenants had a large son that was allowed to run around till early hours well past midnight stomping around continuously. We were trying to get to bed early to prepare (10:30 pm) for our busy days. Our sleep was erratic. One night they set off the smoke detector while cooking late after we went to bed.

The son was stomping around SO MUCH that a plastic grill over a couple of water valves above the bed fell off on our heads. We were forced to turn on the lights and re insert the grill in the sheet rock and finally yelled at them "There are people trying to sleep AT NIGHT down here". We had to get up at 3:30 am for our flight our last night there and the kid tromped around until well after midnight allowing us only a couple hours of sleep. For us, we will spend extra money next time and go back to where we were staying and not have this issue.

So, if you can sleep through ANYTHING, NO PROBLEM HERE. But, if you are a light sleeper, be warned!

Well located, well furnished, cheap but without window

  • 3 of 5

We spent 2 nights in the studio on May. Tom is a very welcoming host and gave us helpful advices. The studio is located nearby 2 subway stations that go directly downtown and also easily to JFK airport in 1h30. Nice restaurants nearby.

Regarding the studio, it is well furnished and spacious BUT in the basement without window. The absence of window explains the cheap price and should be clearly specified on the offer. If you do not plan to be in the studio on daytime and want a cheap accomodation in NY, it is a good choice.

unpleasant stay

  • 1 of 5

We were arranged to live in a basement. There is no window in the room. However, there is a hidden door in a closet. The hidden door leads to a garage, but it can not be fully closed.

We stayed there for three nights; however, one night, when we were sleeping, the overhead alarm started to make loud noises. It was about at three or four o'çlock in the morning. It took us two times to turn it off.

I do not think the room is appropriate for anyone to stay for safety concerns.

Tom is a terrific host- the apartment is clean and well equipped. Only a few blocks to the subway on a quiet street- coffee shops, and restaurants just down the block. Would definitely stay again.
