Nestled high on the hill looking out over Pepacton reservoir, you'll find our treetop bungalow set in 5 acres of woodland and wildflower gardens. Travel just 2.5 hours from the George Washington bridge and leave the city far behind. Reconnect with fresh air, tranquility, and nature. This is true wilderness.
The 1,400 square foot Rainbow Ranch has two bedrooms (one king, one queen) and 1.5 bathrooms providing a spacious getaway for 4. The fully equipped kitchen has everything you need to make a delicious meal out of the fresh organic produce and homemade delights you find at farm stands and farmer’s markets and there's a dishwasher to ease the clean up.
Walk through the dining room to the giant living room and warm yourself at the bluestone fire place, flanked by octagonal windows. Step through the picture window to the sweeping sundeck – nearly the size of the house again. Recline and enjoy your morning coffee listening to the birds and looking out over the lake with the Catskills reaching out beyond.
If you can tear yourself away from the view, there are awesome hikes (everywhere!), swimming holes (20 mins), fly fishing on Beaverkill (30 min), fishing/kayaking on Pepacton Reservoir (5 mins), swimming at little pond (20 min), skiing at Belleayre (25 mins) and Plattekill (30 mins), Belleayre Music Festival (15 mins), legendary fall colors (everywhere!), antiques, auctions, and crafts (everywhere!).
Don't feel like roasting marshmallows around our campfire under countless stars surrounded by fireflies? Head to Andes (15 min), an upstate NYC outpost, and get big city comforts with a village vibe. Margaretville (great supermarket - 5 min), Bovina (15 min) Arkville (8 min), and Roxbury (20 min) also offer great dining options and mountain hospitality.
We’ll provide a full list of tips on activities, trails, and places to eat and we have a map room packed with leaflets and maps from local places, so you’ll get most out of your stay.

Pretty and Peaceful.
This is a nice private and woodsy property with a nice lake view. I am not giving 5 stars because it was pretty cold. This is a better place to stay in the summer.
Beautiful, peaceful get away!
Overall I thought this property was really great. The grounds were gorgeous and I spent a great deal of time outside with our dog. The inside was nice and had everything we needed. I liked that Margaretville (a very cute small town) was close enough so we could run and get food. My only complaint is one night we saw a mouse in the living room, and my husband saw a small snake (black racer) in the kitchen going underneath the fridge. I understand that being in the woods, it would be hard to avoid bugs getting in the house, but I'm a little less forgiving of snakes. Additionally, we were a little disappointed that there were cobwebs all over even though people that stay there pay a $120 cleaning fee.
Well - we sincerely thank you for the 4 stars. It is testament to how great this place is that you gave us that even though an admittedly harmless snake formed part of your visit. We have taken action so as not to have anyone else experience this. An exterminator is now coming monthly and we rebuilt a side of the house that had some rot and had become porous to the wilderness. No more sightings and we appreciate the heads up and your taking this in good heart.
Great weekend stay
I'm so embarrassed that I forgot to review this lovely home! My husband, daughter and I came up for my husband's birthday weekend, and it was fantastic. Everything we expected and more, and we were there in early December. Cozy place, great linens and comforter, and fun exploring in the area.
My husband and I and our dog had an amazing time and really relaxed! We enjoyed the fireplace and the view was our favorite part! The pictures online do not do it justice! You are close enough to town if you need anything but far enough away that you feel like you are on your own private oasis.
Great place to stay for relaxing. We found ourselves only leaving to go to the grocery store which is only 10 minutes away. The outside of the house has a nice area with a firepit where the kids and dog could run around and play in the snow. Beautiful deck with a BBQ that over looks the reservoir with amazing views. We spent the days outside and the nights inside cooking and sitting around the nice cozy fireplace. House has everything you need for a nice peaceful get away. The only issue with the house is there was noticable mice activity and the house could have been a little cleaner. Would definitely recommend this place and look forward to staying again. Owners were very informative and nice to deal with.

Thank you so much to Rolla and Heather! Such a wonderful retreat in winter and the house was the perfect size and well equipped and we wanted for nothing! Love the picture windows and the cozy fireplace and thank you for the Netflix and amazing collection of DVD's. The map room was brilliant - figured out where we were and picked a trail about 10 minutes away for a day hike. Would reccomend to anyone seeking a little getaway for rest and relaxation.

Check in is after 3:00pm and check out is at 12 noon. We will be flexible if we do not have arrivals same day. We do not allow Saturday to Saturday week long rentals as they prevent bookings on two weekends.
