1,100 Sqft - 2 Story Condo In The Very Heart Of Downtown Austin.

*A quick note: For the last year we were using a property management company for this unit which is why we don't currently have many reviews on this site. In that time my high-expectations were not met, so effective immediately I have resumed my previous role of hands-on-managing of my property. Rest assured that under my management this unit will be clean and stocked and I will be available to you prior, during, and after your stay for any questions or needs.

This is THE perfect downtown location for SXSW, Austin City Limits, Formula 1, UT Football weekends, Holidays, New Year’s Eve, Convention Center Events and much more!

Located right at the corner of 4th and San Jacinto, this is a 3 bedroom / 1.5 bath (2 sets of sinks/toilets each in their own room, separate room with shared tub/shower) that is fully furnished with everything you need for a comfortable/convenient stay right in the heart of Downtown Austin.

This condo is as centrally located as you can be in Austin! Just one block from the Austin Convention Center, two blocks from the 6th Street and the Warehouse Districts. Every downtown restaurant, bar, nightclub, and live music venue is within walking distance!

This 1,100 square foot unit has accommodations for up to 10 guests.

Downstairs sleeping accommodations:

-1 Sleeper Sofa in Living-room

HUGE private upstairs Loft sleeping accommodations:

-1 King Bed (or 2 twin beds)

-1 Queen Futon

-1 Queen deluxe air mattress

Full Kitchen includes granite counter tops, full-size refrigerator/freezer with ice maker, oven, stove, microwave, dishwasher, espresso/coffee maker, and all the cookware and utensils you need to prepare and eat meals.

Wet bar includes glassware, a blender, and all of the barware you need for bartending. Just bring your own liquor/mixers or shop at our local liquor store, Urban Wine + Liquor, just 3 blocks away (Free delivery with any $50 order).

Other amenities include a 40" flat screen television, full sized washer and dryer, HD Cable television, 10 Mbps wireless internet access, and a private covered balcony.

Our cleaning service makes sure that every stay is stocked with: Freshly cleaned linens for all beds and sleeping spaces; fresh towels, washcloths, make-up removing wipes, hand soap, body soap, shampoo, conditioner and TP in the bathrooms; laundry detergent, and bleach for washing clothes; and whole coffee beans (grinder included), sugar, creamer, hand soap, and dishwasher detergent in the kitchen to make sure you have everything you need during your stay!

This unit is also equipped with a commercial tankless hot water heater for never-ending HOT showers!!

This condo comes with 1 private/gated parking space that can accommodate one car and a motorcycle/scooter. The entire complex is gated with controlled entry and video surveillance. The front door opens to an above view of the available community pool.

*Don’t rent a car! Take the METRO bus for $1.75 per rider! Leaves every 30 minutes from baggage claim, takes a 20-30 minute drive and drops you off at 4th and Trinity, just 1 block from this property. Search: “Austin MetroAirport 100” for more info!

*Need to get around during your stay? Sign up for Car2go prior to your trip (allow approx. 5-7 days). Becoming a member allows you to hop in any available Car2go 2-seater car and drive wherever you’d like for .41 cents per minute. Search: “Car2Go Austin” for more info!

Owner's Response: Glad you guys had a great time! I really wish you'd have reached out to me about the thermostat, the Nest is a little tricky for people that are not familiar with it. It would have been an easy fix. I guess at least too hot is better than too cold during the winter...

We are a young married couple starting our family in Austin in our mid 30's. We are both easygoing, and can accommodate most needs and most types of people. Ideally we would like to have people who, like us, are laid back and looking for a fun place to stay for their event or vacation.

Why Brad chose Waller Creek District

This condo is located centrally in the Entertainment Districts of Downtown Austin. All the shopping, restaurants, and bars you could want are all within walking distance from this location. The condo itself has been well thought out to provide you all the comforts of home whether it's a place to cook meals for your group, hang-out in the living room watching TV, or getting ready for a big night out on the town. This property has everything you need for a fun and successful vacation.

What makes this condo unique

This Condominium complex is unique in that it's built with front doors leading to directly outside (ala Melrose Place). Stepping out the front door will give you a view of the complex pool just below, and a view of Austin's iconic Frost Bank Tower above. The Railyard Condominiums are steeped in Austin History as being THE place to be hang out and meet up before hitting the night-life. It really is a one-of-a-kind experience.

*Guests must be over the age of 25 and will be an occupant of the unlit during the entire reserved period.

*No parties, excessive noise, or any illegal activity shall take place at property.

*When approved, early check-in or late check-out will be assessed a nominal $10/hour. Unapproved early check-in or late check-out will be assessed $50/hour.

* You must declare all guests at booking or prior to your stay. Any guests staying over the amount declared will be charged at $100 per guest, per night.

*Cleaning: Each property will be cleaned and inspected after your departure. If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees.

*Noise/Partying: If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250.

*HOA Rules: Please be courteous and quiet after 10pm, in order to avoid HOA fines. Any fines incurred will be the responsibility of the tenant. HOA violations for Noise and Trash can start at $500 per occurrence! HOA Pool hours are from 8-10. Being in the pool or pool area outside of this time will result in an automatic fine.

*If any sign of smoking is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee.

*If any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee.

*If any tampering / destruction / blocking of the Condo Security Gates or Security Cameras is discovered Guest authorizes the Owner to charge the guest a minimum $500 fee.

*Any tampering/removing of these locked doors will result in a $100 fine plus the amount of any damage/stolen items.

*Travel Insurance is highly recommended for any stay.
