This lovely duplex is located in Westmount, Montreal's most elegant neighborhood, close to downtown. At the end of the road you will find wonderful food shops, trendy boutiques and great restaurants. Bus and metro transportation is minutes away. Nearby is Westmount Park, a superb library and a fabulous YMCA. A little further afield is the colorful Atwater Market and the Lachine Canal recreation path and the centre of town is a short direct bus or metro ride away.
My building is a restored Victorian duplex with two large apartments and a cozy basement efficiency apt with a private entrance from the side of the house. The apartments have rooms that are generous in size with high ceilings and hardwood floors and the area is very quiet and great for sleeping.
Apt 320 Grosvenor is on the second floor, is about 1500 square feet and has three bedrooms and two full bathrooms. The living room opens to a dining area that can seat 8. There is a back balcony with a BBQ and table for four and the kitchen can seat five at the counter island. The bedrooms are separate from each other and the sofa in the living room opens to a queen bed. There are two full bathrooms off the center hall.
The ground floor apt at 318 Grosvenor has a very elegant feeling and an unusual layout. It may be rented with one, two or three bedroom suites, depending on your needs. It has the ground floor of 1500 square feet that has a living room whose sofa opens to a queen bed and a large adjoining dining room to seat eight. There is a small bathroom with shower off the front hall. The kitchen is octagonal and a living area of its own with an expandable dining table seating 6 and a sofa. There is a private back garden and patio area that is accessed off the study. The study has a sofa that opens to a double bed as well as a TV. The master suite is at the back of the ground floor and is very large with a queen bed, seating area, two closets and a lovely en suite bathroom.
Depending on the amount of space needed, there are two more large suites in the basement. Suite 2 is in the front of the basement. It is about 500 square feet and has a large room with a double bed and a single day bed. There is a large desk area and this can open up directly to the basement efficiency apt in the back part of the basement if a third bedroom suite is needed. If not, this suite would use the bathroom at the top of the stairs in the front of the ground floor.
The third suite is the lock off efficiency apartment at the back of the basement. It can open up to suite 2 or be locked off. It has about 650 square feet of space with a living area with an efficiency kitchen and an adjoining sleeping area with a queen bed. There is a full bathroom and entrance vestibule. The private entrance is from the side of the house.
