The Beach House is owned by two of the original builders children, Bill Stephens and JoAnn Semeniuk. Both have spent over 80 years enjoying it as they were 5 and 8 years old when the house was built in 1933 by Art and Lucile Stephens (Lucille in photo above with Grandkids back in the 50's). Art worked as a Purchasing Agent at nearby Lido Shipyard during WW 2, and Lucille ran the Stephens family flooring business. The house in the 30's had no telephone or hot water, and the bay window that looks out over the pacific ocean and Catalina Island was Art's idea. The Stephens lived in Alhambra and early on Art would stay at the house during the week while working at a local Newport Beach shipyard and travel home on weekends. Over the years it was commonly known that if you were lucky enough to stay at the Beach House you should leave coffee and beer in the fridge for the next guest if you wanted to come back!
The Beach House purchased this cottage in 1933
The Beach House is a family oriented oceanfront vintage style residence with a vintage vacation cabin feel. It is cozy, clean and inviting. Dog's are welcome at the Beach House and an oceanfront dog park located 3 blocks away is accessible year round.
Located at the very West end of Newport Beach historic 'Sandspit', this wide open stretch of beach offers great beach combing, surf fishing, surfing, body surfing and swimming. The House enjoys great year round weather with mostly calm mornings and evenings accompanied by a fresh Westerly ocean breeze in the afternoon. Catalina Island sunsets unfold directly in front of the house and are always a special time of day...
View and location were great. Neighbors Ken and Amy made us feel like we were part of the family. Can't wait to go back
We loved our week at this great old Beach house. The weather was wonderful, the view spectacular and the ocean refreshing. We loved being on the beach and having a sizeable front yard with a picnic table, barbecue and even sand toys for a visiting child.
The beach was uncrowded and lovely. We enjoyed bicycling using the bike lanes on Seashore and the Boardwalk. We also cycled down the Peninsula to the Ferry and took it over to Balboa Island, where we found a great restaurant, Wilma's. Everything we needed was close by, which is good because parking was a bit tight.
We found the beach house to be more than adequate to meet all our needs with two bedrooms, a neat loft and a fully stocked kitchen. However, our son did come home covered with insect bites from sleeping in the loft. He said the window was missing a screen, a minor and fixable problem.
Dave was great and very easy to deal with. The neighbors on both sides were extremely friendly and welcoming. We enjoyed meeting them and visiting with them.
We all had a wonderful time and would definitely recommend this beach house to others. We hope to return again next summer.
The house was perfect, the neighbors were delightful and we couldn't have asked for a better vacation.
Just the best location you can expect in Newport Beach. Away from the boardwalk noise but still close to anything you may need. Perfect to enjoy the beach.life. I hope I will have the chance to visit again!!!
Dave was communicative and responsive...
Fantastic property exactly as pictured right on the beach. We were able to get comfortable and just relax. Can't wait to return.
First VRBO experience. Great location, quaint little cottage for a nice private get away. Neighbors are extremely friendly. It was so nice to walk right out the door onto the beach. Beach was never crowded...and a short bike ride to the boardwalk to take in the local flare. There are excellent restaurants within walking distance if you want a night out.

The Beach House is situated among owner occupied, residential single family homes and is a relaxing family vacation spot located away from summer crowds. If your group is looking for a "House Party" style rental- please consider one of the many duplex's on Seashore Dr. or Oceanfront that are situated on the "Boardwalk" streets nearer to Newport and Balboa piers. Thanks!
