Nestled amongst woodland and fields near Bologna and Florence, our peaceful villa is the perfect retreat for families or groups. The villa boasts a large private swimming pool, terraces, stunning views, and comes fully equipped with all mod cons including air conditioning. Sleeps 10.

Our spacious terracotta villa is ideal for groups or families with a well-equipped kitchen diner, spacious sitting room with wood burning stove, 5 bedrooms and 4 bathrooms. Its pergola-covered terraces provide stunning views of the surrounding landscape and offer multiple places to relax, read a book, or enjoy al fresco dining. The large 12 x 6 metre swimming pool is an ideal spot for sunbathing with its comfy sun loungers and umbrellas. Inside, the large sitting room with its 42-inch satellite TV, iPod dock, books and board games, is certain to keep all entertained. The open plan kitchen provides a fantastic space for cooking a meal with loved ones with its wooden beams, large Range Cooker, microwave, dishwasher, and dining area with french doors leading to a shaded terrace. There is also a large Weber barbecue for cooking outside during the warm evenings. Upstairs, the first floor offers 3 large bedrooms with king size or twin beds. All bathrooms, including one en-suite, are equipped with power showers, modern wash basins and bidets.

The barn, located just 6 metres from the villa, provides separate accommodation, making it ideal if you are staying with another family or group and want your own private living space. Inside, the ground floor offers an open plan living area with sofas, satellite TV and wood-burning stove, a fully-equipped kitchen, dining area with table, and small terrace. Upstairs, there are two bedrooms, one with a king size bed and another with twin beds, and one bathroom with power shower, modern wash basin and bidet.

All areas within the Villa and barn are fully air conditioned.

Situated on a hill and surrounded entirely by nature, the setting offers stunning idyllic views and the opportunity to see wildlife such as wild hares, deers and porcupines, as well as plentiful opportunities for walking, playing and exploring. In the summer, you can enjoy horse riding, cycling, tennis, or canoeing, whilst in the winter there is skiing and hiking on the local ski slopes of Sestola and Corno alle Scale. In the heart of Italy's finest culinary region, Emilia-Romagna, you are best placed to sample Italy's most delicious foods such as parmesan cheese and parma ham.

The nearby town of Vergato offers an insight into authentic Italian life with its quaint piazza, shops, restaurants and Monday market selling everything from fresh cheeses to clothes. For art, culture or shopping, the villa is located just a 40-minute drive from Bologna where you can enjoy concerts, opera or art shows, or for those wishing to relax and be pampered the thermal baths at Porretta Terme and Pistoia are just a 30 minute drive away. Italy's other major destinations, such as Milan, Florence and Venice, are easily accessible. The villa is also just a 35-minute drive from Maranello where there is the testing track and museum for Ferrari Formula 1; ideal for motor sport fans!

For Spring, Autumn and Winter lets - we provide free wood for the wood burners. We Summer stays, air conditioning is available throughout the Villa and Barn. We have a fair usage policy for energy (Gas and Electricity). As part of your booking, a credit of €150 per week is applied and guests are charged for any energy used above this sum. Full meter readings are provided.

About Sandra

After holidaying in Italy for 10+ years, we purchased Casa Ruspiano in 2005. We completely restored the villa and barn during 2007 and more than doubled the available living space. Plus added all features that you would expect of a modern villa without loosing the classic Italian style. Of course to enjoy those long hot Italian summer's we added a large swimming pool too.

We loved the location - set in it's own private grounds with stunning views. Also located just 1.5 kms from major town - we can enjoy our stays but also access the daily essentials supermarkets, restaurants, train stations etc with ease.

Wonderful quiet Villa

We were a group of 10 and the villa were perfect to spent a relaxing and quiet week. The view is wonderful and the villa well- agenced and neat.

Excellent villa for sharing time with friends.

10 adults used this villa as a home base for 2 1/2 weeks while we traveled to Florence, Venice, Lucca and Pisa. It is ideal for sharing time with friends, cooking and exploring the country side. The villa is well equiped, has good wifi coverage and is very comfortable. A car is an absolute must for trips to town for groceries and the train station. The villa Manager, Angela, is responsive to your needs and speaks English, which was nice. We had a fabulous time at Villa Ruspiano.

Italian Delight

To holiday in Vergato is a real Italian delight and what awaits you at this fabulous accommodation is truly a wonderful experience; it's ideal for family get togethers.The villa is well cared for and any request is taken into consideration. Whilst every amenity is provided to enable you to self cater you must try some of the local restaurants , pizzaria La Brace in the village does great pizza.

For days out getting into Bologna and Florence are well worth a visit, train fares are modestly priced. If you're an early riser you could even consider a day in Verona , as this is quite a compact city the main sights are "do able" in a day. I would highly recommend to friends and family!

This villa has everything you could want, masses of space inside and out, very well equipped, very clean, lovely pool and spectacular views. A perfect place and we look forward to returning soon!

Lovely relaxing stay!

Spent 7 days at this lovely villa with family and friends and absolutely loved it. Great interiors with lovely contemporary finish. Plenty of space for the 10 people in our party to relax and unwind. The pool is enormous and the kids simply did not want to get out of it. Practical things - town is just 1km away and has everything that you need. That plus the Italian sunshine and food - you can't ask for more!

Fantastisk, roligt beliggende og skønt feriested

Vi var 7 voksne og 5 børn i alderen 0-9 år, der havde en skøn uge i de to huse, der har alle faciliteter, man kan ønske sig incl en meget velfungerende pool til små og store.

Husene ligger med en enestående udsigt over dale og bjerge ca 3 km fra Vergato med 2 supermarkeder.

Eneste anke er dårlig skiltning til huset første gang, man ankommer - især hvis det er mørkt.

Emilia Romagna is Italy's finest culinary region, home of balsamic vinegar, parmesan cheese and parma ham with Bologna, its capital, voted the place Italians would most love to live, this is truly La Dolce Vita, with art, culture, tradition, museums, palazzos, piazzas, churches, towers and superb shopping.

This areas is renowned for its fantastic wine and beautiful architecture. Less than 30 mins from the house, is Colli Bolognesi known for wines that marry Sangiovese and Cabernet grapes (as well as local olive oil and grappa) and wine tasting is available in lots of local vineyards. Because of the area's superb culinary traditions, there are a profusion of food festivals (sagre) all year round, ranging from chestnut sagre to the famous white truffle sagre. In the summer local sagre in near-by villages include polenta, wild boar, venison and ravioli.

This area is home to many music festivals in the summer, including Italy's best blues and jazz festivals. Pistoia holds the world famous Pistoia Blues festival every July, as well as the Giostra dell Orto, a jousting medieval procession also held in the Summer. The Porretta Jazz festival each summer, includes past guests like Buddy Guy or visit the famous thermal spas. Prato has an annual national Comic Book Conference in the spring and Prato and Bologna Estate (July/August) is a living arts festival including open-air theatre, concerts and films held each year. For visitors who enjoy a faster pace the area also is home to Ferrari, Formula 1 with the testing track and museum based at Maranello just 35 mins away. This area is absolutely perfect for families, children, artists, writers and culture connoisseurs.

In the local town of Vergato, there are many supermarkets, cafes, bakers, delicatessens, gelateria, pasta makers, pizzerias, wine shops and essential services e.g. banks, farmacias, hospital, post office.
