Pros and cons
Amy and local PMs were responsive and friendly, however I believe in leaving honest feedback for others considering staying here. Some might find the cons worth the low cost, others (like me) might prefer to pay more for a bit more of an upgrade.
Pros: Very convenient location, spacious and inexpensive. Kids LOVE having the pool and hot tub, and some days preferred it over the Disney parks!
Cons: Needs repairs, furniture replacements, and deep cleaning. 1. we kept finding alive pests, like roaches when we'd turn a light on at night in a room, even 4 days after they had the pest people come spray. 2. oven door didn't shut tight so to cook with it someone had to stand there and hold it shut to reach cooking temps, it was also dangerous with little kids around because the slightest tug and it would open quickly and could hit them, maintenance solution was to "tape it shut" for us. 3. couch falling apart and was uncomfortable. 4. Pool doesn't seem to heat well and hot tub bubbles didn't work except first night after repair people came but didn't work again the next day. 5. upstairs master bed was loud, would wake me when my husband would simply roll over at night or get up. 6. Carpets need replacing, they are no longer tan with some stains, they're mostly dark with some spots of original carpet color remaining. 7. Windows dirty. 8. patio by pool was very dirty and in need of a pressure wash - turned your feet black, and there was a slippery spot, felt like grease. 9. Some outlets (double bunk bed room for example) need repair.
We had a great vacation, but after seeing another roach 3 days after they sprayed we decided to leave a day early and go back to our clean home. We were offered financial compensation based on our feedback which I declined, I will always pay for what I enter into contractually, but I appreciated the gesture. In my opinion to get this property back to 5 star reviews like in 2015, some investments will need to be made, but the bare bones are there to make it great again.
First of all, we thank you for your candid feedback and apologize again for any inconvenience you experienced. It is always our intention to give our guests a good experience in our house. To that end, we have been and will continue to do everything we possibly can to fulfill this commitment. Regarding your questions:
Regarding couch that is uncomfortable, we have our property manager to check it. We purchased it brand new two years ago and have not received any complaints about it before.
About pool doesn't seem to heat well, according to our property manager: “The guest called us about the hot tub issue without bubbles but NOT about the pool not heating well. It could have been solved by increasing the pool/spa temperature. Pool not heating well could also be due to cold air temperature. Our guest booklet and wall notice mentions the effect of cold weather to pool heat temperature. Spa jets did not work due to clogged filter but this was working and inspected before the guests checked in. We checked the spa jets again after these guests checked out and it is working.”
After your phone call we had pest control company twice to the house. We haven’t received any complaint from the current guests regarding pests.
Regarding oven door, we have had it fixed.
About the master/bed was loud and would wake people up, we ask property manager to check if it is in need of replacement.
About the carpets, it has been professionally steam cleaned before the guests checked in.
About the windows, we will make arrangement with the handyman with tall ladder to clean the window.
About the patio by pool, we have asked property managers to check and update.
About outlets, we have asked our property managers to check and replace when necessary.
Our apologies again for any inconvenience to you. We want to let you know that we did and will continue to do everything we possibly can to give each and every of our guests a great experience.
Some disrepair but owner is great
When we got there we were disappointed to find quite a few problems with the property, listed below. However the owner was very good to work with and the managers were responsive. One word of wisdom though, be sure to notify them if you notice issues so that you aren't the one that is blamed for it.
Issues/notes about the property:
lack of towels (tons of extra bedding, but not towels), even a simple dish towel for kitchen? There were about 5 towels there. For 16 people you need way more. you should pack your own towels. We had to buy some there.
Uncomfortable couch that had rips in it. They have since fixed this.
Kitchen table glass not safe - slides around and could fall off if people are not careful. Especially with little kids in the house this was a concern.
Washing machine terrible, continually stops if the slightest bit unbalanced (hard to keep balanced when having to wash loads of towels every single day), takes hours to do a single load
Be sure to bring or buy condiments and spices. They don't have any there.
Multiple Twin beds and downstairs queen were very uncomfortable.
Stained carpet in upstairs master and bunk bed room, plus dirty carpets throughout
Multiple broken drawers (kitchen, fridge, dressers)
Beat up/ barely functioning air hockey table with a hole in it
Cracked casserole dish
Outlet in upstairs bathroom is not anchored (pulls in and out of wall)
No can opener
Blinds in upstairs bathroom have broken slats
Hole in wall in upstairs closet. Looks like it was made before the door stop was added. The doorstops were insufficient/broken in many rooms, causing door handles to hit and mark walls
The closet door in upstairs queen is missing a runner so it is off its track
The downstairs towel bar falls out of holder
Lots of problems but most were just minor inconveniences and didn't detract from our enjoyment of the house.
Didn't like that the outlets didn't work at no the bathrooms. Also didn't like that nothing was supplied like toilet paper, dish soap, soap, paper towels etc
we are sorry you did not realize that consumable items are not supplied for rental homes. It is different from hotel rooms, but this is common practice for vacation home rentals.
We do also have the information included in the rental agreement and checking in information to remind guests.

The property is as advertised, spacious, clean and super close to Disney parks. The whole family enjoyed our stay - especially the kids. We will definitely do it again.

Great House - We All Love It!
It’s the first time we stayed in a villa in Disney. We booked two houses from Lili, who is very helpful. It turned out to be a surprisingly memorable experience for all of us! Both houses are exactly like what we saw from the pictures. They are very new, clean and well-maintained with nice decorations. The welcome fruit basket made us fell at home when we got there after a long trip. The beds are very comfortable for our sore backs and feet after endless walk in the parks during the day. The kids also liked the game rooms and wii.
The location is great, close to Disney (you feel the convenience when you drove back midnight from the parks) and a lot of restaurants that kids enjoyed. The cooking utensils are complete and we cooked breakfast and simple meals during the days we hanged out around the houses and pools. It saved precious park time and money as well for our large group The onsite management, especially Delia, was very responsive when we had questions. Thanks Lili and Delia, and we’ll definitely come back, hopefully sometime soon!

-Please contact owner for availability and price before booking. -Rate does not include 13.5% tax & cleaning fee of $175, optional pool/spa heating is $35/day and BBQ grill $50/stay, taxable. -online booking processing fee 3% will not be charged at time of booking, but will be deducted from deposit later. Contact us for payment methods to avoid processing fee. Deposit is not refundable for cancellation requested by guests, full rental payment is fully refundable for cancellation requested in writing 90 days before checking in.
