About the property

Four cabins with views of the river; commons with gourmet kitchen and bunkroom

Pleae note, we only rent the whole compound all together--never individual cabins. Ten acres of peaceful rural riverfront; each of 4 charming cabins has queen-sized bed and 3 have fold-out double-bed sofa; all cabins have a mini-kitchen for morning coffee and a private bathroom. The commons has a fully-equipped gourmet kitchen, Wolf appliances, two dishwashers, and every gadget you could need, along with a Big Green Egg for cooking outside. The bunkroom in the commons sleeps as many as 6. All baths and beds are outfitted with luxurious Sferra sheets and Restoration Hardware towels. The arrangement allows for togetherness in the spacious commons and privacy when needed, to retreat to your cabin. This property is ideal for girls'/guys' getaways, a family reunion, or a corporate retreat. There's a 60-inch tv, ipod dock for music and high-speed wi-fi in the commons.

About Jodi Zipp

My husband and I are empty nesters who always dreamed of having a 'cabin in the country.' We were able to bring that dream to reality when we found this lovely bit of Texas heaven in 2011. We live in Austin, but we spend as much time as possible hanging out on the river. We share the property with two other couples with the same dream of having a nearby respite from the city.

Why Jodi Zipp chose Texas

We've looked for years for a piece of property that was within 2 hours' drive of Austin, on water, and that would be manageable as we get older--we found this one through some friends who also have a place upriver from us. We love the pink granite, the lazy river (which has never gone dry), the sunsets, the wildflowers, the peace. We are still working at getting to know our little sliver of Texas--we discover new nooks and crannies of it all the time. It's also great to be close enough to go hear live music at the Hilltop Cafe or eat great barbecue at the Castell General Store just up the road. Hunters will find an abundance of leasing opportunities and plenty of game during the season.

What makes this cabin unique

We are so delighted with our compound, designed by our favorite up and coming architect, Matt Garcia, who has also designed two other houses for us. The Llano property was featured in Garden and Gun magazine, Jan. 2014 as well as in on-line architecture blogs. We have tried to make it as sustainable and low-maintenance as possible for ourselves and for our guests.

  • The commons has a bunkroom with two bunkbeds--double bed lower and single bed upper. It's small but comfortable for adults as well as children. There is also a king-sized sleeper-sofa in the living room.

The best place to stay in the Llano/Mason area!

My wedding guest absolutely LOVED these Cabins-- we had our wedding at Tres Lunas which is 14 miles away, but the guest had their private space as well as a compound to enjoy games and eating together. Jodi is a love to work with-- so kind and we love her style! These Cabins are very HIP. From the Sferra sheets on the beds to the Artwork to the Architecture, we were in love with all of it. The only problem was--if I had to find one--is that we didn't stay for a week-- 3 days was not long enough to enjoy all of that was there to enjoy. Thanks Jodi, you are a Rock STAR!

Remarkable Texas Hill Country Getaway!

Our three night stay at Exit Strategy compound could not have been more perfect! The quintessential Texas backdrop of the Llano river and hill country provided the ideal setting for our wedding celebration. Friends and family attending our wedding were all impressed by the beautiful picturesque landscape and the thoughtful architectural design of the 5 cabins on the site. After the ceremony, we danced the night away under the brilliantly bright stars -- it was truly amazing! And once the wedding festivities were over, we spent our days canoeing and swimming in the river, and our nights by the camp fires telling stories among friends and family. The stay at the cabins where outstanding. Each small cabin is a well designed, self sufficient space equipped with nice modern furniture, plush linens, and high-end interior finishes. The large commons cabin, at the top of the hill, provided the perfect space to spend time with our family over breakfast and dinner. The large cabin's kitchen had plenty of space and utility to support the preparation of the food and drinks for a medium sized wedding. Every night after dinner, we spent several hours on the deck behind the big cabin relaxing and staring at the stars. We couldn’t have had a better stay at Exit Strategy and look forward to spending more time at this little Texas paradise in the future. Thank you so much Jodi for being so accommodating and sharing your lovely home with us.

Already planning our next visit

Such an unbelievably fun and easy weekend. This home has everything. We had 4 families plus kids. Everyone had the absolute best weekend and we are already planning our next visit. The photos don't actually do this place justice.

Our kids explored the property and loved it and the wild flowers were in full beautiful bloom.

Postcard Setting

Wow, this place is the best. Full service to the finest and such an amazing backdrop in the Texas Hill Country. Would recommend for all sorts - family reunions, couples on wine tours, friends from camps nearby and entertaining. Loved the separate cabins for each couple, so if you want to go to bed you can or if you want to stay up and sit in the common areas w/o disturbing folks. Love the modern open floor plan and decor. These guys thought it all out. Hope to come back next year. Turn Key!

Amazing weekend getaway for family and friends

I came out with my family and 2 others for a weekend getaway. In total, we had 6 adults and seven children ranging in age from 18 months to 10 years old.

The separate cabins and the common area accommodated us all in a way that felt both intimate and private. The casual elegance of the modern architecture and the comfortable decor blended with the surrounding landscape to create a unique space with a relaxed vibe that was tangible.

I love to cook, and was very pleased with the well appointed commercial grade kitchen. I spend a fair amount of time cooking on a Big Green Egg grill at home, and was stoked to have one on the property (not something I've encountered at a rental property before). On a side note, I might have to install 2 dishwashers at home as it was very handy to have with a group of our size. We happily ate and drank our way through the weekend!

The river frontage is very nice with a large grassy area that gives way to the banks of the Llano. We hung out down by the river quite a bit playing soccer and fishing. My girls had a ton of fun catching sunfish with a worm and a bobber. I spent some time fly fishing and was able to hook up a tiny bass and a couple of sunfish myself.

All in all, we had an awesome time and I find myself thinking about developing an Exit Strategy of my own...

Second stay was just as good as the first!

This was our second time at OES and it was just as great as the first. The property is well stocked with spices and cooking implements which is a huge bonus when planning meals for 17 people! The two dishwashers are also a big plus. The kids LOVE having their "own cabin" (i.e. the bunk room) and our kids roamed the property safely and freely with very little supervision (kids from age 6 - 12). It is such a family friendly place! This year we only planned one excursion during our 3 night trip, preferring to just hang out and enjoy the property. It is the perfect relaxing get-away for people of all ages. I'm sure we will be back again - this is the perfect fall get-away for our 4 family trip!

Set in the midst of gorgeous pink granite hill country, Llano is a deer hunting mecca during deer season. The Llano River attracts kayakers, canoers, swimmers, and explorers. There are several charming antique shops in Llano proper. Enchanted Rock is about 30 miles away and attracts hikers, spelunkers, rock climbers and mountain bikers. Great barbecue at several locations.
