The Newcastle

This is a very large, nice three bedroom unit in a convenient location with all the necessities. We actually had more room than we needed. Nice walk to the beach, bikes to rent right outside your door, free evening entertainment, etc. Just a few cons to point out that could easily be taken care of -

1. The upper bunk bed is not usable for any child. The side rail can and should be raised. I would not risk fear of a child falling with the rails as is.

2. No hot water on day of check out.

3. Check out is at 10 am but crew was knocking on door at 9:30.

Finally, our unit was clearly advertised with access to the lagoon pool and I followed up with a phone call to confirm prior to booking. I was told yes, I will have access and was provided with walking directions to the pool. This was my main criteria for booking this unit since it was important to my grandsons. Upon arrival, I was told our unit did not have access. . Our property manager did everything she could to help us and ended up securing us passes for the Rosemary pools. Not the same as far as two six year olds are concerned. Huge disappointment. Hopefully, this unit is no longer advertised as something it is not.

If you want to be in the center of everything, restaurants, shops, bikes, etc, this is a great location and a really nice unit. If you want to experience the lagoon pool, this is not the place for you.

Our team is looking into raising the rail on the bunk bed, and the hot water was fortunately fixed within that same day. We do sincerely apologize for any miscommunication on the amenities available for this home- the Villages of South Walton complex lost access to the Lagoon Pool a few months ago once the Villages of South Walton pools were completed, and we have double checked that any reference to the Lagoon Pool has been removed from our listings in this complex.

Great location! Pool is nice. Condo has comfortable beds and well appointed place

Everything was very nice. Location is awesome! 2 pools to choose from, and a tram to the beach access. Biggest challenge is the team stops at 5 pm.If you are trying to stay later; it's a long walk with beach gear. Other than that, the facility is nice.

The condo is in decent shape with comfortable beds and plenty of towels. The downside for us was the sofa is not made for a person over 6' tall, it is very shallow and slopes forward. Also, the master does not cool well, it was at least 7-8 degrees warmer the entire time we stayed (even at night if we kept the door opened). The master vents do not blow at all, even when the main room vents were blowing hard (major HVAC issue). Lastly, the master shower has been caulked over and over to fix a bad install problem; which allows for increased mold/mildew growth (wasn't very clean).

Spacious, nicely appointed condo with reliatively short journey to the beach

The place was as advertised. Nice 3 bedroom condo unit. Master bath was enormous and a big hit with our 2 small children. It's a 3rd floor unit, but no one is above you (which is nice). Live music outside, but they stop promptly at 10p each night. Easy to access with an elevator and ample parking. The pool that is associated with this property was really great for younger kids. There are actually 2 pools - one traditional swimming pool, one "zero entry" pool (think wading pool) for toddlers and small children. The pools are an easy 4 minute walk from the place.

Here are the reasons I only gave it four stars (and not the coveted 5).

1. They didn't include any instructions or maps regarding where to find the pool, how to get to the beach, or where/how to access the beach shuttle/tram. We had to figure that out on our own. Not a big deal, but definitely an oversight that should be attended to quickly.

2. Also, there were no instructions on where to find the public grills (right next to the pool in case you're wondering, but I didn't discover that until day 5).

3. The beach tram "died" on our second day and the driver simply said, "we're not gonna fix it and we don't know when it will be fixed." So... we had to walk to the beach every other day. (FYI - walking to the beach with a bunch of beach stuff and two small children is very onerous.)

4. The place itself needs some mild repairs (drywall, broken outlet covers, etc.)

5. The bunk-bed didn't have a railing on the top bunk, so we couldn't let our young kids sleep up there. They were pretty bummed. Again, a design flaw/oversight.

All of these "complaints" are minor in and of themselves, but when you put them together, they definitely detracted a bit from our stay. Thus, a 4.

Next year, we will start looking earlier and try to find something on the beach-side of 30A. This was fine, but I think we/you could do better.

Great location. Ok Condo

Love love love the location. The condo needs some work. One of the master bath sinks doesn't drain well and there were silverfish in the bathtub all the time. In the kitchen you will have the very bare necessities (a pasta ladle or chip clips would be nice). My main complaint though, is that if you walk around barefoot for 5 minutes the bottom of your feet will be black. I'm not sure when this place was last mopped. I'm guessing a couple years. The rental agency was friendly to deal with leading up to my trip. Enjoyed my stay but will look for somewhere else in the area next time.

Wonderful vacation

Had a great first vacation on 30A here. The place was large with plenty of room for everyone and had great access to the beach and pool. Very clean as well.
