The property was ok. It was right on the water which was beautiful but had some issues.

The House was just ok. It has a gorgeous view which is the main reason why we stayed there. BUT....the washer was broke so we had to have maintenance come out and fix it. In the description it said 3 bedrooms/3 BA. That is very misleading. There is a kids room with twin bunk beds but I would hardly call that a bedroom....more like a closet. Speaking of the bunk bedroom there is a door inside the closet that leads to the outside of the property. Not a very safe idea. The “3rd bedroom” was a downstairs weird closet, like room (house on stilts) that was converted to a room with a bathroom. It was subpar at best. Me and my other guests jokingly called it Dahmer’s closet. It was creepy at best although it did have its own ac unit and a small tv. Hurricane Nate hit halfway through our stay which is no fault of Kaiser but that definitely put a damper on our vacation as we were forced to leave due to a mandatory evacuation. All in all....beautiful view with a great back patio. Inside....needs a lot of modernization. I would come back to the property again but not with 3 Couples next time.

5 star house

  • 5 of 5

house is advertised with 3 baths, however it only has 2 baths which was a problem for our family. Real estate company did a poor job of preparing the house. when we arrived, the water was turned off. the wifi did not work. it took the entire week to repair. it was important to my family because 2 members are college educators who needed to finish school work on the computer. both had to make 4 trips to target to get wifi service.

we loved the house but the real estate co. did a poor job. they took our money, but we paid for more than we got.

Sub-standard property with unsafe deck.

  • 1 of 5

My family has been renting beach houses in Flordia and Alabama for the last 20 years on a yearly basis. This property was a big disappointment.

The good things about the house.

1. All appliances worked as expected.

2. Toilets and showers, along with hot water, were in good working order.

3. New flat screen TVs installed and all worked well.

4. Very nice tile on the main living areas.

5. Good wall-to-wall carpet in the bedrooms

6. Tastefully decored

7. Located right on the beach

The Sub-standard aspects of Family Tides

1. Needs exterior painting badly. All bolts, nails and rafter tthat are visible are rusted; it depicted many years of neglectful maintainance.

2. Exterior paint was peeling in many areas.

3. The interior paint job was the cheapest: the walls and baseboards were the same flat color. No attempt to paint the baseboards, door and window trim a different type of paint.

4. The banisters, steps and deck have not seen a coat of protective paint in years.

5. The area carpets in the main living area were VERY badly stained. The carpets were dirty; not from a lack of concern on the part of the cleaning service - but from a lack of owner maintainance

7. The 4th bedroom, the downstairs "mother-in-law" apartment was at best servicable: the carpets were dirty and stained, a crack in the concrete floor started at the commode and went out into the entry hall, a Romex electrical wire was exposed (located just above one of the pillows on a bed), this is dangerous if punctured, water ran into the room from the driveway, the floor was painted concrete and it needed maintainance (such as cleaning and painting).

THe Un-safe aspects of the house.

1. The back deck railings were weathered and blistered to the point that the hand railings had splintered wood, deep cracks in the wood, and plenty of spinters for the hands. No paint or protective coating was on the entire deck.

2. Nails protruded on the deck surface. Deck boards were lose. Emergency repairs were necessary to fix these problems.

3. A deck board at the top of the back staircase was warpped and curled up over 3 inches. One of our guests tripped on this board. Emergency repairs were necessary in order to fix this problem.

4. On the back deck, as you exit the double doors to go onto the deck, a step was rotted and had caved in. Emergency reparis was necessary to rebuild the steps in order to make them safe and usable.

Bottom line: never again will we return to Family Tides.

AWESOME Vacation house!

  • 5 of 5

We spent a week staying in Family Tides in June 2016. We had three adults and four children staying in the house with us, and we had friends staying in a small condo across the street so our house made a great "home base" while all of us were at the beach. The house was very spacious, the kitchen was well stocked with dishes, pots and pans. The house was very clean and we had plenty of bath towels. We loved the location and the deck views were fantastic. We had a wonderful experience.
