Alii Hale- is the larger of the two homes with four bedrooms, three baths and approximately 3,000 sf. of living area, the master bedroom upstairs enjoys a spacious Jacuzzi tub and private oceanfront lanai, two of the bedrooms downstairs are also oceanfront, one with a king bed the other with a set of twins, the fourth bedroom features a private garden lanai area and a set of twins. The Alii Hale also offers a formal dining room with seating for eight and a large hammock strung between the ocean side palms.
The second home, Princess Hale of approximately 2,600 sq. offers three bedrooms and three baths, two of the bedrooms are upstairs with the master bedroom on the oceanfront enjoying a spacious oceanfront lanai, king size bed and a queen pull out sofa bed, the guest bedroom upstairs also has its own bathroom and is furnished with two twins beds, the downstairs bedroom off the poolside enjoys ocean views, a king bed, queen sofa bed and a screen door wall partition.
Amenities: Pool, Jacuzzi, 180 feet of ocean frontage, 4 King Beds, 6 Twins, 2 Queen Sofa Beds, Wi-Fi, AC in top floor bedrooms, ceiling fans throughout, gas BBQ. Both homes include fully equipped kitchens, washer/dryers, and large flat screen TVs. Parking for 5 cars MAXIMUM (2 single-car garages and 3 parking spots in front of home.

1) Quiet hours are from 9:00 PM to 8:00 AM, during which time the noise from the short-term rental home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the Kaanapali Royal Villa’s property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
2) Amplified sound that is audible beyond the property boundaries of the homes is prohibited.
3) Vehicles to be parked in garages or driveway area and shall not be parked on the street.
4) No parties or group gatherings other than registered guests shall occur.

September 2017 Stay
There were 17 of us for an 8 day celebration of a 60th birthday. The place was perfect. We used both kitchens and all the outdoor furniture, and we shared many great home cooked meals. We watched every sunset in awe. Gentle to brisk breezes cooled us in the evenings.

Week in paradise
If you ever dream about being in paradise then this is the place you've been dreaming of. Ever since we've been here my mom can't stop talking about it. I've suggested other places we can visit this year but she keeps saying she wants to go back and this time stay even longer.
The booking and communication with the management team was easy and everyone was very accommodating. The location is great because you can pretty much walk every where. If you are a runner it's a beautiful run in the morning to watch the sunrise along the beach. It's also nice to sleep and wake up to the sound of the crashing waves. The sunset view every night was just amazing.
The amenities where great. The kitchen was well stocked for us to make breakfast/lunch/dinner. There's also a supermarket down the street to get everything you need. The pool and hot tub was also great to wind down the day. They also had extra beach towels for us to use.
There's really nothing bad to say about this place and my family has not stopped talking about this place ever since we've left. We would go back here again in a heartbeat!
Our family of 16 stayed here Thanksgiving week. We had a fabulous time!! You can't find a better location! You walk a couple blocks and you are at restaurants and shopping and everything is right there. We didn't have to worry about loading up the kids in the vans and finding a place to park and paying for parking! It was great having 2 houses to spread everyone out a little and 2 kitchens were great!! We stalked up at Costco cooked our own Thanksgiving dinner and enjoyed eating outside in the beautiful sunshine! It was nice to not have to eat out every meal but when we did want to the restaraunts were very close. The place could use a little tlc (carpets shampooed and some cabinet doors fixed) but I would have no problems staying here again! I loved sitting out on the lounge chairs in the morning watching the sunrise next to the ocean! You can snorkel right in front of the place and swim in your own pool or hottub. I would much rather have this place with the family then be in a condo or hotel with a bunch of other people. This was my first time in Maui (my in-laws have been several times) and I think we all agreed Front Street in Lahaina is the place to be in Maui!
Amazing view&location: Prefect family vacation
I'm really surprised to see the very negative comment on this property. Sure, the houses could use a little bit of TLC, but they are clean and beautiful! When I stayed there last week (my second vacation on this property), I hardly saw any pest issues...sure there were some ants but I think the management has stepped up and resolved the problem. I don't think seeing a few ants and small geckos around the house can bring the rating so low.
Below are what I wrote for TripAdvisor: The good things about these amazing houses can be summarized into 1. Location, 2. House/Amenities, and 3. THE View.
1. Location: Situated few minutes’ WALK from the Baby Beach (great beach for kids) and all the restaurants/bars/stores in Lahaina downtown, the location is very convenient. Safeway/ Cannery Mall are also a couple of minutes’ drive away. If you are careful about the rocks in front of the house, you can have the luxury of snorkeling IN FRONT OF THE HOUSE!
2. House/Amenities: There are two houses on the property: one with 4 bedrooms and another with 3 bedrooms, both with a master bedroom with a balcony, a large living room, and a large kitchen. There's a swimming pool, Jacuzzi, outside shower (great after coming back from the beach) and a HAMMOCK outside! With five parking spaces, it's perfect for large family reunions/vacations! My family enjoyed cooking and having BBQ on the property. There is complimentary WIFI.
3. THE view: THE VIEW from the property is priceless...you should 1) see the picturesque view of the sun setting behind the island of Lanai.; 2) see the countless starts at night while you are in Jacuzzi; 3) Wake up in either Master bedrooms with the surreal sensation that you are floating on the ocean, as you can see the waves from the bed and hear the waves as well!
What could be the downside ... perhaps for picky individuals, carpets had some stains (but they had been cleaned), and some of the furniture/appliances/TV are worn out/ outdated. But compared to the above perks, I consider them to be minute problems. ACs are only in some of the bedrooms, but all the rooms get nice breeze and have ceiling fans: we never needed to turned on the ACs. This is not a luxury/modern property, but my family liked the simple, pleasant interior. I had a chance to meet the manager and apparently, the owners are replacing some of the older appliances/furniture and stained carpets over the next few months. I'm looking forward to going back!
House needs a lot of work
The pool, yard and hot tub of this house are very nice. Inside, you can tell it used to be a nice house 15 years ago...but nobody has done anything since. There are big spots on the carpets, the kitchen cabinets are filthy inside and out and there are bugs! The first day we woke up there were ants...and we had to call the house cleaners back. And the second day we had a giant flying roach in the downstairs bathroom...and continued to see roaches in the kitchen. Needless to say we didn't feel comfortable cooking there, so we had to eat every meal out. There are just so many problems with this house, there are termites everywhere, the dryer makes a big clonking sound, the upstairs doors to the balcony don't even lock. I could go on for hours...
Thank you for your comments and suggestions. In checking with Terminix who services this home on a regular basis your stay was at the end of their semi-annual pest control schedule. We have improved the service to a quarterly frequency to prevent this problem from occurring again in the future and have had the home inspected and verified, there are no termites. We have also ordered a new dryer, carpet for the living room and have scheduled a deep clean for the kitchen cabinets. This home is so popular it’s usually booked back to back all winter with many guests wanting to get in early making it difficult for the cleaners to complete a thorough cleaning. The interior décor is considered standard thus the property is not priced as a luxury home. Similar luxury oceanfront homes with pools this close to the beach are 2 to 3 times the price of this property. Many of the families who return year after year have found this home to be a wonderful oceanfront vacation value. We have an experienced staff on hand that is quick to respond to any maintenance or cleaning issues and appreciate hearing about concerns or problems when guests are on Island so that we can quickly address them.
