Relaxing and Beautiful!
What a relaxing and beautiful house! Our family stayed in the villa in March 2018 and had the most wonderful time. The home was outfitted with everything we needed. We didn't rent a car, but had groceries delivered, and Franck offered to cook for us. There are several great restaurants in walking distance, too. The house was wonderful--it was much larger than our family of three needed, and was more than accommodating. We easily bounced back and forth from the beach to the pool--very convenience. Franck was wonderful! He was easy to reach and was more than accommodating to our needs. We loved this spot so much that we're wanting to plan a trip in December with more of our extended family. I highly recommend!

Our family of eight had a great two week stay! Coordinating our stay with Eduardo was easy. Once at the house, coordinating needs on site with Franck was equally easy. The house has a lot of style and is conveniently located near lots of attractions. Make sure to coordinate with Franck to have some onsite meals prepared as they were excellent. Also, don't miss having dinner at Franck's French restaurant in town, also excellent. Other things not to miss are lunch/dinners at the local restaurants walking distance from the house, awesome tours out of Puerta Juarez, a day or two on Isla Mujeres, and a visit to Chichen Itza (an all day trip). And last but not least, you'll also enjoy simply hanging at the house, in the pool and on the beach, all of which is basically your backyard.

Property is good. A little dated but ok.
So we dealt with Eduardo when making all the reservations deposits etc. send him our flight info so they know when we will arrive. We taxi from the airport to the property. It is gated at the street no buzzer or anything. Gates locked. Daughter jumps the fence to see if anyone is home. No one home. We dig through emails to find phone numbers for Eduardo.
Our Taxi driver was kind enough to stick around with us for about half an hour making calls to all the numbers we had till he finally got ahold of someone. They said they would be there in 10 minutes. 40 minutes later a guy shows up. He says he is Frank and that we never told him when we were coming (my VRBO account showed I had sent our flight info). Anyway he let us in. Showed us around explained that the blender was broken and that there was no toilet seat on the main bathroom toilet. He said he would get that fixed the next day. It took a week. Never got the blender fixed and if you go to Mexico you want blended drinks! The AC in the kitchen didn't work and when we made a birthday cake for my wife (the reason for the trip) we found that the oven didn't work either. The property is fine, but for the price we paid for 11 nights I guess I would have expected a little more.
Also took over a month to get our deposit back, first it was a problem with his PayPal account then we gave him our western Union account info at his request, then nothing then he finally sent it by PayPal
Hello my name is Eduardo the property owner, first of all I apologized to Gerald and his family for all the inconvenience at my home, I admitted that I miss the hour of arrival and thought that Frank will be there all day.
The other things are fixed and talked with Frank about the quickness of our response to our guests ( sorry that you didn't call me or sent an email right away ).... please accept my apologies and if you decide to come back someday, you will have a big discount on your quote.
We recently stayed at the property with 4 adults and 5 kids ages 1-5 yo. The house was spacious and kitchen was well equipped. The location was great, right on a beautiful beach where the kids searched for shells, made sandcastles and swam in the ocean. Our plan was to not be in the hotel zone but it was still easy to access the ferries and shopping with Uber. The pool was not as small as we expected and the kids spent hours a day in it.
We stayed at the resort down the street for a couple of nights first so we were able to have Ricardo take a couple of adults into town to grocery shop and set up the house before we moved all the kids in on the first afternoon which was really helpful.
Franck cooked for us a couple of nights and was helpful with our needs as they came about.
All and all great accommodations.

This was a wonderful place to spend our week in Cancun. We traveled as a family with 5 kids, ages 4-16. The house has plenty of space to spread out. My only regret is I should have brought another family with us because there easily would have been enough room for everyone. The house was super clean and well-kept. Everything was in great working order. Air conditioning and an ocean breeze kept the house comfortable. Plenty of hot water, wi-fi worked great and the kitchen was well stocked. We loved having a washer and dryer available for our use. The pool is pretty small, which I had noticed in the pictures, but it was lovely and clean. I was shocked at how much fun my kids had splashing around...it seemed small but all 5 kids spent hours in the pool every day. The beach is literally a few steps from the backyard. The sand is beautiful and white and the water was super warm. There is a lot of seaweed on the beach, but it seemed to gather in one spot so it didn't bother us at all. Once you got in the ocean, it was a little rocky. I liked to wear water shoes in the water but it didn't bother my kids and they went barefoot. The host, Franck, was absolutely delightful. He was very responsive anytime we needed anything. He was super fun to chat with. He really wanted to make sure we had a great time and was very accommodating. He and the chef from the restaurant he owns cooked for us several times during our week stay. Their food was absolutely amazing and they made enough that we were able to save some for lunch the next day. It was delicious, reasonably priced and a million times easier than dragging all the kids out of the ocean and to a restaurant. Thank you, Franck for a stay that was absolutely perfect! We hope to come back soon to enjoy your little piece of paradise!

We had a great stay in Cancun. Frank took very good care of us. He was there to make us food whenever we'd like. We even went and ate at his restaurant one night. Ricardo was also amazing, he would come pick us up and take us anywhere we'd like throughout the week. He was a life saver!
The house was very nice and all 11 of us were very comfortable!
Our backyard beach was perfect. We went snorkeling and saw some fish, stingrays, and found 4 starfish.
The week was unforgettable and I highly recommend this home for anyone traveling with a big group/ family!

The daily rates are for 8 persons or guests...price will change if we have more guests .....please ask us for special rates for 10 + day stays 1. Reservations require a 25% non-refundable deposit, remaining balance is due two weeks before arrival. 2. There are NO REFUNDS for cancelled reservations. 3. Reservation holder must be 21 years of age or older and present at check-in. 4. Booking member must be an occupant in the room and present at check-in. 5. Check-in time is 4 pm, check-out time is 11 am.( Non-compliance will pay a day rate penalty ) 6. No pets allowed. Non-compliance will result in a $250 additional cleaning fee ( ask for permit ) 7. All our rooms are non-smoking. Non-compliance will result in a $250 additional cleaning fee. 8. When detected Excesive or Abusive use of the A/C will be retained your warranty deposit until the arrival of the electric power bill on the NEXT first days of the month and will be deducted of your warranty deposit ( a normal consumption of electricity for a 7 day stay is about $1500 pesos.)
