3 Floors, 2 Full Baths + 1/2 bath, queen murphy bed each floor, 2 balconies

This triplex on the ocean with water views of the Ocean from the front and Fort Pond lake from the back has been gut renovated last year and is all new inside.

It is the only unit at Village Dunes with an open floor plan on the 3rd floor (22 feet of unobstructed space :) that allows one spectacular views of the Ocean to the South and excellent sunset view of Fort Pond to the North.

It is the only unit at Village Dunes that has all new windows and doors (really minimized the noise from the IGA grocery store truck deliveries)

All new white maple hardwood floors, doors and molding throughout and includes all new appliances, all new furniture.

Each of the three floors has a new easy to open Murphy bed that has a 12" thick Queen size mattress which makes the this rental unit ideal for a family of six or for 3 couples.

3rd floor has 12' loft ceilings and spectacular views of both the Ocean facing south and of Fort Pond facing North and includes a small private balcony, a full bathroom, plenty of closets and storage, large HD TV and a Queen size Murphy bed. Also has excellent lighting including Philip's Hue lighting that can be controlled with an app. Most importantly, the 3rd floor is an open floor plan that has no interior walls which gives one 22' x 14' of open space which accounts for its unobstructed views of both the Ocean and Fort Pond. No other unit at the Village Dunes complex has my magnificent 3rd floor layout. Nothing like being surrounded by water! Additionally the 3rd floor has beautiful Herman Miller and Steelcase furniture and a really large expandable table. Rather than eating at the Harvest Restaurant why not order take-out from there and bring it back and eat on my lovely 3rd floor surrounded by water :)

2nd floor has full kitchen, living room, a half bath, large outdoor deck, partial views of Ocean and Fort Pond, a

Queen Murphy bed, HD TV and plenty of closets.

1st floor has full bathroom, Queen Murphy bed,

plenty of closets and storage space, HDTV, as well as a Washer/Dryer.

Amenities include:

  • Each floor has a fold up, Queen size Murphy bed with 12" mattress. Very easy to operate and to open and close the fold down bed. As the owner of the unit, at a height of 6'3" and weight of 200lbs, all Murphy beds are VERY comfortable :)

Loud Loud Loud!

While we were thrilled to be staying in Montauk, we were pretty unprepared for this rentals extra amenities - mostly the noise. The pluses: this condo is located right across from the beach and the views are excellent from the third floor. It is clean and bright. But what you don't see is the IGA (the Montauk grocery store that is located right behind the condo.) Our mornings began at 4am with the very loud sounds of trucks unloading goods for the store along with drunk people leaving the bars to go to the 7-11 across the street. If you happen to have loud neighbors, which we did, you will be woken up by them at all hours. It sleeps six, but be warned, every one of the only THREE rooms has a murphy bed in it - meaning that kitchen/living/dining area by day becomes bedroom by night. Ground level storage room is also a bedroom at night. It is a postage stamp of a condo, and for a family of two adults and three older children, it took alot of good spirits to weather that week. If you are not phased by noise and cramped quarters then rent this for the beach access across the street. But don't say you haven't been warned.

Owner's Response: 3/15/2016: total guit renovation has reduced the noise in morning substantially. All the windows as well as the two exterior entrance doors have been replaced so now noise is much less :)

There is a lease that must be signed. There is also a deposit that is required of half the value of the rental price that must be paid with 2nd installment. The guest will also have to pay for any pay-per view events from Cablevision for movies or sporting events. Lastly, do not accept Credit Card or Paypal payments. Only personal check or electronic check are accepted.
