In the glorious hills of Montespertoli overlooking an ancient Castle, in one of the most beautiful position in the area, a top of a hill, stands the pretty Villa I Leoni, a charming and authentic old manor House that dates back to the XIX century.
On one side it was built on a large tabernacle of 1700 that was removed for the renovation of the villa. It is located in one of the most quiet locations in the area on top of a hill surrounded by a ring of hills around.
The villa has very fast and easy access to Central Florence which stands 20 km away. Due to its position and to the many trees around the villa the place and the interiors are cool, so when you come back from a day trip around the places of Tuscany you can refresh and relax enjoying the peaceful Tuscan countryside. Surrounded by olive groves and vineyards, the villa stands in panoramic position offering a magnificent view of the Tuscan countryside stretching as far as the eye can see.
Away from the city It stands between Florence, Pisa and Sienna, Central place in Tuscany to visit almost its major cities and near many small, quait villages with small roads. The area is also particularly attractive for the glorious blu skies, sun, smell o f the country, food, wines and olive oil. You can use the villa like Home Base for day trips to discover all best places in Tuscany.

The 19th-century villa is surrounded by a wide fenced garden with a swimming pool, furnished with sun loungers and sunshades, and barbecue ...equipment, for pleasant meals in the open air. In the past, the small chapel of the nearby monastery of the Calvane nuns stood on the estate. The chapel housed the painting called 'Madonna della Neve' (Our Lady of the Snow), to which the building was dedicated. Numerous panoramic pathways stretch around the villa for guests to stroll or mountain bike on the gentle Tuscan hills. Tennis courts and two riding stables in the neighbourhood.
The villa, whose entrance is decorated with two 17th-century statues representing two lions, is divided into six apartments of different size, each one with its kitchen, full bathrooms with shower and all furnished in the typical Tuscan style and it's rented all together. All the apartments are provided with satellite TV and Internet connection and one of them is accessible to disabled people.
There are 9 double and 1 twin bedrooms with an additional single bed (3 on the ground floor 3 on the first floor and 4 on the second floor) , and 9 bathrooms (each one with shower, bidet, wc). On the ground floor there is the larger apt. with three independent entrances, a very large dining room of 45 sq. meters suitable for 30 people and a large equipped kitchen (25 sq. meters where usually guests cook for all the group) with easy access to the garden with 5 ring stoves, OVEN, fridge, freezer, dish washer microwave, toaster, coffee maker and kettle. Within walking distance (800 meters) there is the little village of Montagnana where you can find the Post Office, a cafe, a good restaurant and a pizzeria; in the area there are some very good restaurants and pizzerias, with local dishes and and we are very glad to suggest you some of them. A supermarket and other shops in Montespertoli 4 km away.

Why sergio panchetti chose Montespertoli
My father bought this property in 1970. He worked as a sharecropper on a small farm cultivated with olive trees near the house, but in 1956 due to a large frost many trees died and he and his family left the farm. He moved to Florence where he undertook various activities. In 1970 he was offered this property and he bought it. Now I think it was a great satisfaction for him because after 15 years of work had bought the house of the landowner for whom he worked. I lived in Florence, and every afternoon I was with my father at the villa and I remember that I was so excited for all those rooms and those old furniture in the villa. I grew up here and this house is part of my life. I loved the property and now I am happy when guests enjoy their stay here. It is located in one of the most beautiful and quiet locations in the area on top of a hill surrounded by a ring of hills around. Because of its position every view from the villa in any direction is really fantastic. The villa is at the centre of the triangle Florence-Pisa and Sienna so in more than half an hour drive you can reach the most important towns in Tuscany. For who loves golf there are two colf clubs in the area; one is well known "Ugolino Golf FClub"
What makes this Villa unique
Remembering old times, In front of the villa two ancient stone lions statues guard the entrance (picture n. 4th). Many of my guests love to stay and have their meals in the large garden behind the villa whose many big trees provide shade and fresh at any time of the day. 'SPECIAL INTEREST HOLIDAYS' COOKING CLASSES WITH JACOPO - your chef and cookery teacher. WE CAN SUGGEST SPECIALISED PEOPLE ARRANGING BUS OR MINIBUS WITH DRIVER FOR WINE GUIDED TOURS OR A FLORENCE GUIDED TOUR. Within walking distance there is Montagnana village where you can find a very good restaurant well known for its Florentine steak, the best pizzeria in the area, bar, post office, Bank , newspaper and grocery shop . The bus stop to Florence is 300 metres away. Because of my job I know a lot of farm, so I can suggest some of the best wines in the area.

A lovely house with very helpful people. Nice pool and clean and beautiful area. The only negative thing is that the road is just outside and a lot of tractors drive outside. Otherwise it was fantastic. We hired a chef one night and the food was amazing!
Thank you very much for your nice review. As for the tractors, nobody has ever complained; it may be that at this time of September, being the grapes harvest period, some tractors are driving through the road.

There were 19 of us. Plenty of room, and each day we did an excursion (about 45 minutes away) to Florence, Siena, Pisa etc. It was wonderful --
Week in tuscany
We were a group of 12 ( 3 families) visiting for the week. Sergio was very accomodating with timing. He arranged drivers for us on a daily basis - who were very fair and flexible with timing. He helped us with dinner reservations, wine tasting, arranging a cooking class at the villa and more! Each recommendation excellent! Most day trips were within an hour drive. The pictures A's advertised are accurate. Villa is clean. Ideal for 12-16 people. The villa is rented as a whole but there are several separate apartments within.
2 complaints - 1) we couldn't stay longer and 2)July must be mosquito season! Grazie Mille Sergio!!

Thank you for remembering that the villa, as stated in the description, is broken up into smaller apartments within, which work perfectly for who has different needs. I think mosquitoes are the resoult of the extraordinary hot wheter because usually are not so many.
The villa has 10 bedrooms and a lot of space and it's comfortable for 20 people too!

Exactly how you would expect a well kept house in the Tuscanny , full of style and Ambiente, nestled in a beautiful area . For us a rather big group from all parts of the world it added so much to our Tour beeing a perfect experience. Sergio is such a kind friendly man. We rented Sergio's villa for our extended family of 17 ranging in age from one year old baby to 72 year old grandparents and everyone was so happy! The villa is broken up into smaller apartments within, which worked perfectly for us so that little ones could be out to bed while the adults hung out. The outside patio was perfect for us all to gather for lunch and dinner and the pool was beautiful! In the olive groves and with little lemon trees lining the walkway, it was everything you could hope for! Best of all was the help that Sergio provided in making this the best holiday ever! From making a dinner reservation for us on our fist night to arranging a mini bus to Florence for multiple day trips, to connecting us with an amazing chef who cooked at the house for us for two very special nights, to arranging a doctor's visit when one of the children fell ill and needed antibiotics. We were in such good hands and couldn't have had a better time, he was a wonderful host.
If you are thinking of having dinner cooked at the villa, Susanna is amazing. Together with her coworker, they brought us course after course of amazing Italian food. We had initially booked one night to celebrate our orients 50th wedding anniversary but the food and experience was so, so good, we added another night! The pricing was so reasonable and the food so fantastic the experience made our holiday!
We walked down the hill past the stone lion to the local castle hotel and had another lovely meal in beautiful surroundings.
All in all, the vacation of a lifetime! Many thanks to Sergio for all of his hard work on our behalf!
