The guesthouse was completely remodeled and expanded in 2009 with new appliances, flooring, furniture & fixtures and includes oven/range, microwave, refrigerator, washer/dryer in unit, coffeemaker, toaster, glasses, dishes, cookware and all towels and linens. If you don't see it, just ask for it. Owner is on property in main house and available to make our house your home during your stay. One queen bed + blow-up bed available. Super clean, everything new!! Includes HD Direct TV satellite with premium channels HBO & SHO,DVD player and WIFI. Backyard, gazebo, pool area, and all amenities available for guests.

I have always lived in North Central Phoenix because of the fabulous historic neighborhoods and quaint, locally-owned shops and restaurants. I purchased this home 20 years ago and have watched this neighborhood flourish and transform into one of the most desirable in the city. I love that I am so close to downtown Phoenix and I've watched it grow and mature into one of the nation's true 'hot spots'.

Perfect

Truly enjoyed our stay in Carol's guesthouse. Clean as can be. Relaxed by the beautiful pool while trying to absorb as much of the fragrance from the orange blossoms as possible. I was so pleased with the location, in a quiet residential neighborhood within walking distance to great dining and shopping. We did not cook during our stay but appeared everything you might need was there. Carol made great dining recommendations and she and her dog were great hosts. Honestly can't think of anything that could be improved upon in this guest house. It was great.

During our peak season (March) we need to work extra hard to make sure our guests feel comfortable and the house is well maintained because it is typically fully booked for Phoenix visitors seeking a little sunshine, spring training, or a little R&R. Good location, clean inside with all the amenities but...

this is a TINY, old cottage behind the owner's residence. Located in in the back yard, it has a "third-world view" of the owner's unkempt patio and backyard sitting area which are both run-down and in need of some serious tidying up. Watch out for dog poop crossing the lawn to the cottage. Owner was flexible with our early arrival request.

Owner's Response: I'm sorry you were so disappointed by your accommodations. Yes, the 1br. "guesthouse" is small - the square footage is listed on my site and occupancy is limited to 2 people, and yes, the "guesthouse" is located behind my historic home residence. "Old", Hmmm, my post clearly states that the property is in a Historic District (built in 1928) however my home and yard are well maintained and a professional landscaper comes weekly. The guesthouse interior was completely remodeled less than 7 years ago and I have continually upgraded the furniture, linens, rugs, and kitchen ware, etc. The furnished gazebo is exactly as it appears in the posted photos as well as the pool furniture. Please note that there were 2 thunder storms the week prior to your Saturday, April 1 arrival and the landscapers came on Friday morning. There was another storm on Friday night with 40+mph winds - followed by another wind & rain storm (40+mph winds) on Monday prior to your check-out which could have attributed to the yard's "unkempt" appearance. I'm not sure how to respond to "third-world view" - but I guess 47- "5 Star" reviews are response enough. As far as the dog poop, I do have one very old dog and 1/2 acre lot. The small lawn area adjacent to the guesthouse entrance typically isn't a spot where she would go, but if there was dog poop in this area, a simple call or text to me would have resolved the issue in a manner of minutes. You stayed the 3 night minimum during peak April season in Phoenix AND during the Final 4 Basketball Playoffs in Phoenix and paid the standard April rate of $135/night. My listing description and photos accurately reflect my property and I feel the rates very reasonable. Again, I am sorry your stay was not pleasant one.

Carol was very accommodating. A kitchen if we needed it, free Wi-Fi. Definitely met our needs. Close to Camelback Rd.

Perfect for Us!

This is our second stay at Carol's guest house. We were here two years ago for a long weekend. No changes. The guest house is perfect for a couple. We stayed a week this time and loved it all over again. Clean, tastefully decorated, private, and has a pool! Close to everything.The kitchen is well equipped and the washer and dryer came in handy. We particularly liked AJ's Market for gourmet groceries and Postino's for Sunday brunch. We are Catholic and St. Francis Xaiver Church is just a couple of blocks away and very welcoming. Our reason for coming to Phoenix was Cactus League Spring Training. Location was good for that. One thing we really enjoyed about this "Home Away" was Carol''s beautiful yard - she has a covered deck area and it was wonderful to sit there and read and listen to the birds.

Private and Quiet

We had a very positive experience staying at this place. It is a perfect size for two people. The dresser and closet provided adequate space for our clothes. We loved the luxurious towels in the bathroom. Normally I do a lot of cooking, but took a break this time. However the kitchen is very adequately furnished with dishes and pans as well as utensils for those who wish to cook. We are not swimmers, but there is a nice unheated pool right next to the place. There also is a very nice patio with comfy chairs and a grill. Everything is nicely organized and clean. Carol gave us a very nice welcome as did her dog Macey. We appreciated our stay here. It was nice to be able to park our vehicle in the carport.

Great location and host

The guesthouse is located just one block from Phoenix's light rail and a quick 15 minute drive from the airport. Also one block away is a shopping center with a very nice grocery and a couple of unique restaurants. The house itself was perfect for our needs. We only used the kitchen for breakfasts, but everything was there for full meal prep. Carol kept in touch and was helpful with locating areas of town. We especially enjoyed a trip to the Heard Museum and a spring training game in Goodyear. Our relatives in Phoenix were very impressed with the accommodations and neighborhood.
