We are purveyors of the urban lifestyle and own real estate company, modern furniture store and design studio. We love to travel and bring great design and ideas back to Austin.

We get around town on bikes, eat out often, entertain whenever possible, and enjoy the every minute in Austin with our 2 daughters and 3 labra-doodles.

Our Property Manager, Laura, will be in touch with you all along the process. From your first inquiry to your check-out, she will gladly assist you with anything you may need and will ensure that you have a fabulous stay with us!

Modern, Beautiful Home walking distance to Rainey

Stayed here with my sisters and some friends on a girls trip. We had a great time! The house was beautiful and the location was super convenient to Rainy street. Only somewhat negative we experienced is that noise seems to be a touchy subject with the neighbors. It's definitely understandable and I can appreciate that we needed to be respectful of neighbors. We were playing Adele pretty loud around 1pm on Thursday (admittedly loud, I had actually planned to turn it down shortly when the manager arrived to address it), assuming most people were at work. Would've been nice if the neighbors just walked over and knocked on our door first instead of contacting the property manager immediately. Laura (property manager) was super helpful and communicative prior to our check in and throughout our stay. Would definitely recommend this home, but maybe not to a group who wants to hang out, talk, play music and keep doors/windows open while doing so (regardless of time of day).

Please note that the neighbors were colleagues having a company retreat next door, trying to focus on their meeting with Adele music playing over 120db... Omce of the colleagues had her baby with her, and was desperately trying to get him back to sleep. Hence why we decided to intervene before they could actually pass by and ask you to turn the music down. It is regular courtesy to not be that loud and listen to music with all windows open at any time of the day: that was in our house rules when you booked us. We specifically state: "NO PARTYING - which us usually pretty clear. Thanks again, Laura, Property Manager

lovely house in a great location

This has been a great experience! Laura was so responsive and helpful the whole time through our communications. The house is clean, spacious, and comfortable -- our group of 7 fit very comfortably in it. Everything was well stocked, the bathrooms were delightful, and the beds were comfortable. We also thought the little welcome bag was a great touch! The area is also great -- close to some fantastic restaurants/bars, and in close proximity to the river trails. Quick driving distance to anywhere we wanted to go, and we enjoyed hanging out in the large open space downstairs and the yard - lots of places for groups to spend time together.

spacious home in very convenient location

the home easily accommodated a group of eight adult family members. location was very good for our needs with walking access to rainey street, and easy access to airport as well as downtown. everything in the home worked well and the property manager could not have been more helpful. we did have a two year old with us and the outdoor area is not optimal for a child of that age as it is all gravel. we would rent the home again if needed

It doesn't get better than this..

Wow, I can't say enough great things about our visit to Austin over this last weekend in Modern Farmhouse. The property manager was exceptional from the start, she responded quickly to my inquiries and continued to provide excellent customer service until our departure on Monday. The house was awesome, very modern but simple accommodations with everything we needed to make our stay comfortable and hassle-free. Our group enjoyed spending time in the courtyard, chatting and playing games and the house was a quick walk to restaurants and a cheap Uber ride to our concert venue. I would definitely come back to this house or any property under this management and highly recommend it to any group, small or large.

Can't wait to come back!

Due to the City of Austin's new short-term rental regulations, no more than six unrelated adults are allowed to stay in any single-family residence in Austin, Texas. No more than 10 adults are allowed on the property. Failing to observe these rules will lead to immediate eviction without refund.

CHECK-IN / CHECK-OUT
Check-in time is 4pm. Check-out time is 11am.

NO PARTIES
We respect our neighbors and we expect you to do the same. Parties will constitute immediate eviction without refund. Please make sure to observe quiet hours from 10pm to 9am.

VIDEO SURVEILLANCE
We inform our guests that the property is under video surveillance on all outdoor areas. There are no cameras inside the house. The only camera on this property is used for recording purposes, for our Guests’ and Property's safety and house rules compliance regarding outside gatherings, in order to respect our peaceful neighborhood as well as the City Regulations. Covering the camera will jeopardize your stay. Guests should never be worried about the camera shall they intend to follow the House Rules and comply with the City Regulations.

CLEANING FEE
Guests will receive check-out instructions the day before the end of their stay. Guests are required to use and take care of our home. The cleaning fee will be used towards professional cleaning service, and covers regular check-out cleaning and regular laundry. It doesn't include bleaching linens shall guests leave them stained, dry-cleaning shall fabrics are stained or damaged, deep cleaning of our appliances shall these are not used in a respectful and decent manner. Therefore, any extra money spent on the cleaning fee will be charged to the guests and we will provide a receipt for the required service.

The pet fee is per night. We will invoice separately.
