Upon opening the door, this beach-house-stylized villa conveys, “welcome, you're on vacation in coastal south florida!”
This hillsboro beach villa resides on a private resort property that fully-spans hillsboro mile (a1a) from the atlantic ocean to the intracoastal waterway. Guests conveniently enjoy the distinct features of both the ocean and intracoastal waterfronts. Within the resort property, this villa is located on the west half of the resort property adjacent to hillsboro mile. It is secluded from this road via lush tropical landscaping that also partially screens sight-lines to other resort guests on footpaths as they travel to and fro.
This villa is a compelling value, providing a very private and secluded experience for its guests. Guests often use its adjacent yard-area as an additional sunbathing option and for porch-side grilling. Grills are available upon request from the on-site management office.

This villa is one-half of a duplex of two identical 'mirror-image' units. The villa contains 1 bedroom w/ walk-in closet, 1 bathroom, galley kitchen with eating nook, living room, and a covered private-porch. 1950’s constructed 6+” solid-mortar walls provide superior sound insulation from the adjoining villa.
Villa furnishings are high-quality wicker-/rattan-framed with comfortable decorative cushions. Furnishings are accompanied by decorative lamps, the latest in led reading/task lights, and accented by a relaxing, fun array of original florida-themed artworks.
A fully equipped kitchen is meant to be used. Dimmable lighting, appliances, accessories, dishes and glassware provide variety and quality consistent with what guests would typically use entertaining in their own home.
The villa is fully air-conditioned, but also provides 3 interior ceiling fans for guests who prefer the fresh air scents of the ocean.
The king-size-bed mattress and box-spring are comparable in comfort and quality expected of 4&5-star hotels. An amazingly comfortable and easily movable blow-up bed is available if needed.
Monday-saturday daily maid service is provided for linens, towels and floor cleaning. Coin laundry facilities are available on both the west- and east-side of the resort property.
An often underestimated feature of this villa is its attached covered porch. This private-porch is more aptly described as a tropical room useful in nearly any weather condition. Shaded and outfitted with 2 cushioned porch chairs, table, lounge, side-table and a ceiling fan, the porch looks southeast onto flowering plantings and the early morning, noon and afternoon sunshine of south florida. Guests usually move their lounge to the porch side-yard to provide a highly convenient sunbathing option.
One wall of the porch is a 7’ tall solid-tri-fold wall/door system that divides it from the porch of the adjoining villa. That said, guests vacationing together in both duplex villas typically choose to unlatch this decorative divider to enjoin their porches. Of note, this divider system was designed and manufactured to custom specifications by a company that produces similar products for augusta national golf club. A perfunctory afterthought it is not!
This unit is equipped with a high-performance sony entertainment system. Integrated sony components include: bravia 52” hd tv, blue ray dvd player, and home theater soundbar and woofer speaker system. Content is deliver to the entertainment system via comcast's hd digital package, upgraded to include premium movies and sports packages.
Beyond comcast… an in-house library of dvds is provided. For guests who want to enjoy their own digital libraries of music, movies, videos and photographs, the home theater system can be connected to guests’ i-phones or android devices via standard-wired connections, or paired via bluetooth wireless technology.
A dedicated parking space is provided a few steps from the villa backdoor, an underestimated convenience particularly for long-stay guests who plan to eat and entertain extensively in their villa and on the resort property.
Hi-speed wireless internet is provided at no additional charge so guests can conveniently remain connected to the outside world. That said…

This villa is owned by tom & debbie of wheaton, il. We grew-up in the cleveland and detroit areas, and met at michigan state university in the mid-seventies. We have been enjoying this property and south florida since the 1970's. Tom's professional background is management consulting, primarily representing price waterhouse and ibm. Debbie was a piano teacher for many years, and is still an avid piano player -- for her own enjoyment only! We have two grown children, allyson and stephanie, who grew-up enjoying this property and florida's weather so much they both decided to attend college in fl. Allyson is a florida gator & stetson law school grad who currently resides and practices law in south florida. Stephanie is a graduate of eckerd college in st. Petersburg,. She teaches high school english in Chicago.

Extensive domestic and international travel for work, study and vacation has been a common theme of our family. Yet, regardless of the many spectacular places we've been, each of us still immensely enjoy vacationing at these villas -- together as family, with extended family, and individually with friends. Some things don't change. We have been able to accurately say for more than 40 years of evolving interests and perspective, 'at the villas there's something for everyone.' Each year our family invests significant thought, effort and resources improving and updating these villas, while also challenging ourselves to retain the enduring rich nuggets of character and heritage inherent of this truly extraordinary property. Tom & debbie inherited this villa from tom's parents in 2010. We rent this property to help offset the costs of ownership. We sincerely hope our guests enjoy these legacy villas as much as we have, and still do.

Lovely property, sweet villa
We loved the beautiful setting with all the mature flowers, trees, and plush lawn. The villa was very clean and comfortable, and we spent much time on the private porch screened by large tropical plants, enjoying afternoon sun or shade. The downside of enjoying such lush landscaping is hearing leaf blowers and large lawn machinery much of the morning, most mornings, all over the property. I asked management if this is usual or just seasonal, and the answer was vague. Having the inter-coastal waterway and the Atlantic Ocean accessible was fabulous. Can't say which was our favorite place to hang out! Loved the pool. Great area of Florida. We enjoyed our stay.

And, glad you and your husband enjoyed your stay -- which included primary aspects of all the major features/amenities of the RFV property. As to the leaf blowers and large lawn machinery, here's my perspective...
My short, direct answer -- Guests should expect a lawn-mowing/garden-trimming interruption 1-2 mornings per week. "Most mornings" during a 6-night stay is very unusual per my experience over 8 years that have covered all months. For context, I'm overnight on-property about 45-60 nights per year across my 3 villas. There must of have been some special work being performed, i.e., bush-trimming, which I think is done only every 2-3 months; and/or some other special maintenance -- I'll check w/ our Property Mgr (Janice) when I arrive for a May10-19 maintenance/improvements visit. But, wait, there's more...
I'm interpreting you'd leave one areas of the property to get away from the obnoxious noise, and then shortly after they'd be servicing that area; then you'd move again, where upon they'd soon-after be servicing that area! LOL's ! Next time I suggest you escape counter-clockwise, if you can sense they're moving clockwise, and vice-versa (tongue-in-cheek)! -- Have to admit, I'm kind of picturing you and your husband starring in a sort-of "I Love Lucy" sitcom!!!

Beautiful landscaping easy acess to ocean
Pool was warm comfortable swimming the private beach had nice furniture and beautiful ocean. Just a short walking distant to the intercostall waterway to watch the boats. Manatee were sited too. Deerfield beach is an easy walking distance.
Our bed was very comfortable but the livi g room furniture was not very comfortable
People were very friendly and kind. Many people have been coming here for years

Disappointed the living room furniture wasn't comfortable for you. I'll query the guest following you who has stayed in Villa V the past several years, and query some other guests I know who will be staying in V in March. Also, my wife and I will evaluate the furniture cushions the next time we stay in V, which likely will be in April and/or May. FYI, The furniture was purchased in 2010. Perhaps it's time to replace the cushions! If I do so, I'll let you know. Thanks again for the "heads-up"!

We loved this place.Close to the ocean, canal, bars,groceries,nice board walk. Condo had everything you needed. Even blender:) Very well maintained,clean,convenient,affordable.Will come back again.

Super cute and great location
We flew in from DFW to do a shore dive and also a boat dive to hunt for Lobster. The location was excellent to restaurants, dive shops and groceries.
The kitchen is well stocked with dishes and pots and pans. I can't remember lacking for anything.
We loved it and plan to return again!

This villa is one of forty detached units on a 7.5 acre condominium association property, which is run as a resort. A management office and staff are provided on-site to address guests' needs, Mon-Sat 9-5pm. *** LOCATION “ESOTERICS” Hillsboro’s landmass is a rare Florida coastal treasure, demarcated by a 3-mile narrow peninsula separating the ocean from the Intracoastal Waterway. During peak-demand periods, there may be restrictions on check-in/check-outs dates to mitigate "unrentable" available days between guest stays. Earlier Check-In -- Check-in is 4pm, however, our staff often can accommodate earlier check-in. It all depends on how many turn-overs our resort has the day of your check-in, and if there are available/unrented days before your check-in day. If you are interested in early check-in, please contact our property management team as far ahead as possible to give yourself the best chance of earlier check-in. Guests typically have a priority to reserve the same days for the following year IF reserved with a 25% refundable deposit upon check-out.
