Tipping T is a bed & breakfast located perfectly between Austin and Dripping Springs. This listing is for our Hummingbird House.

Hummingbird House has covered porches on three sides. It has a full kitchen and two full baths including a gorgeous private starlight shower. The main living space is open and inviting. You will love walking around the property, playing lawn games, and slipping through our private gate to visit Jester King Brewery next door or Stanley's Farmhouse pizza. This house is perfect for a large family or close group of friends.

Little Slice of Heaven

My husband and I were looking for a romantic get away and this place hit the spot! The Bunting house was very clean and quaint. It was stocked with everything we needed including local beer which we enjoyed sitting out on the front porch that first evening.Thanks Emily!... The cabin feels very secluded but just steps away is a short pathway with a gate that leads into Jester King Brewery with lighted outdoor gardens and great food. Very Convenient! We would highly recommend Tipping T Bunting House. Too many special little touches to name and service was outstanding. My husband and I can't wait to return!

Cozy and Peaceful

Bunting House is a cozy and peaceful place to stay. There were 2 of us and the space was fine.The surroundings are beautiful and the proximity to Jester King is fantastic. Coffee was provided as well as some dishes etc, so we could have some food in the little fridge for breakfast etc. The muffins from the host were a nice touch. The wifi connection was spotty, and there were no sheets for the futon but that may have been a one-off oversight. We loved the porch area for hanging out. Overall we really enjoyed our stay and would come back again.

Small cabin near brewery

Property was fine, although the pictures are deceiving - the cabin is very small even for just 2 people. We arrived at night and the signage is poor, it took us a while to find the right cabin and keys.

The only sink is in the kitchen, and the only real mirror is in the bathroom behind the door. So getting ready for a wedding was a challenege. Also washing your hands/brushing your teeth in the kitchen is a bit odd.

The kitchen has very few items if you plan to cook or stay home. Only a toaster oven to warm or bake small items. There was a coffee maker with creamer and filets but no coffee. And the a paper towel roll was empty upon arrival.

We notified owner that our pet would be staying also and was charged an extra fee out of the refundable deposit - which wasnt communicated until several days later. We were also not given any phone numbers to contact until our second day, which wasnt helpful whwn we had ttouble finding the cabin.

Again, the property is fine but numerous small things added up and made us feel like the value doesn't match the price.

Owner's Response: We always welcome constructive feedback. Reviews like this give us the opportunity to clarify any potential misunderstandings. The cabin is described in the listing as, “a spacious studio cottage… with a kitchenette, gas-grill, and small porch.” It is a large one-room studio with a kitchenette that includes a toaster oven, refrigerator, coffee maker, and gas grill with pots, pans, and full spice rack. Although the space may be tight for some, many families of four have found it to be sufficient. Coffee is stocked in the refrigerator to keep it fresh, for any future renters, this is where you should look. At Tipping T we do not stock paper towels at all, we are an eco-friendly establishment- In this instance, the roll may have been left by a previous guest and overlooked by our cleaning service. We do provide plenty of actual dish towels, stocked in the cabinet to the right of the sink. Our sign can be difficult to spot in the dark. This is why we added spotlights to the front sign this past week. My phone number is located on the listing, in our confirmation form email, in the Tipping T brochure left for you, and on the laminated welcome page found on the table in the cottage. Pet Fees are clearly described in our listing, and I ALWAYS reiterate them when I accept a reservation. As an added bonus, all guests at Tipping T receive a complimentary bottle of Jester King beer, fresh pastries, cold filtered water, organic shampoo and conditioner and awesome locally made soap.

Wonderful cabin for two

My husband and I stayed in the cabin for a long weekend for my daughter's wedding in Dripping Springs. It was great for two people and had everything we needed! The wine and pastries Emily provided were perfect! We would definitely stay here again for a hill country get away for two!

Couldn't Have Been More Perfect!

We couldn't have loved our stay more! Thank you, Emily, for the extra touches everywhere...a gas grill, a few toys for the kids, wine and cookies on the table when we arrived, organic 'beer' shampoo/homemade soap, etc. There were noticeable little touches everywhere that made the whole experience of staying at the Bunting House that much better. The house itself was comfortable and inviting. We stayed there with 2 kids (a 3 year old and a 11 month old) and there was plenty of room. While at the house, we spent most of our time out on the large porch or walking around the house and property. The kitchen was equipped with just the right essentials. And, we were able to find a movie on your Netflix for one of the nights. One of the other fun parts of staying here was the gate to the amazing (and unique) brickoven pizza place and brewery next door. We will definitely be recommending the Tipping T to friends and family, and hope to visit again someday!
