9. It’s conveniently located. About 30 minutes after collecting your bags at the Cancun airport you can be stepping into your condo.
8. Palma Real is well-maintained and secure complex, just three floors of 6 units each wrapped around a pool area, with the east end open to the beach. During our vacation in early December 2015, we found it quiet and the residents friendly.
7. This gorgeous unit is situated on the top floor at the end overlooking the beach. Both bedrooms have floor to ceiling windows overlooking the water. The deck overlooking the pool contains a spiral staircase up to the stunning, private rooftop patio. The two bedrooms each with a bathroom were roomy and comfortable. The open living and dining area was chic and spacious with an entertainment centre. The kitchen was large and well appointed with everything we needed to prepare meals, except food, which can be purchased in Puerto Morelos.

The rooftop is where we enjoyed early morning coffees watching the sunrise, sunbathing or reading during the day, lazy hot-tub soaks anytime, cocktails to toast the setting sun, or watching the canopy of stars at night and counting shooting stars streak across the sky while we solved the world’s problems in great conversation.
5. The sandy beach at the foot of the condo was very nice for sun bathing, reading in the shade of the palm trees, beachcombing, and swimming to cool off.
4. The condo is a 15-minute walk, or 2-minute cab ride, from the Puerto Morelos town square.
3. Tired of all-inclusive resorts and the hustle of larger well-known Mayan Riviera destinations, this balance between being an authentic community and having delightful restaurants, bars and shops waiting to be discovered, is perfect.

My wife and I, w/4 kids (9,11,12,14) stayed at Palma Real in this fabulous penthouse condo with a rooftop to die for. The description on the VRBO website was accurate and the negative reviews (if any) of this property should be taken with a grain of salt. Upon our arrival we were met by the owner and the property manager Carlos. The welcome and hospitality received was second to none. We booked very last minute (24 hours prior to arrival) and given the last minute we did have to wait a little until the evening to gain access to the condo (cleaning). Although more troubling for our children, Mike (the owner) was extremely gracious and we were able to store our luggage. We were able to change and use the facility for relaxation until our time had come. Both Mike and his family were over the top gracious in their welcome and between them and Carlos we were not left to figure things out on our own. They provided information on where to go, how to get there, and which restaurants were reasonable. Throughout the week we went to most of the places recommended and we could not disagree with their choices. The condo itself was incredible with views that were breathtaking and invulnerable to waking up in a bad mood! We can hardly wait to return to the paradise of Mexico. The facilities at Palma Real were fantastic and there was nothing we wished were different. With respect to the beach, it too was beautiful. It was unfortunate for the wind (prior to our arrival) as it caused the seaweed to wash ashore. It's hard to argue the weather and what nature brings, and to ask someone (Carlos or otherwise) to maintain and stay on top of the seaweed is unreasonable. We managed to enjoy the beach nonetheless and my son and I had a great time kayaking and trying to run the waves! If we wanted to enjoy that "pristine" beach we just had to walk about 10-15 minutes into the amazing town of Puerto Morelos where the beach was everything you could imagine and ask for. The town itself was a slice of Mexican Heaven and I hate to say good things about it because I don't want it to get too busy! The town square was an amazing experience and we were able to provide our children with a true Mexican experience and culture. They embraced us with kindness and appreciation. Everyday we went to the local fish market and chose one of the daily catches and each day our dinner in our condo was amazing. We cant wait to return! Thank you Carlos for everything! Any cons are outweighed by the pros!!!!
My friend and I loved the layout of the Condo. It was suited us to a "T." We love having our own bedroom with en-suite bathrooms. The rooftop had great views and we spent many hours there with nibbles and wine! The town is like "old" Cancun with its small intimate restaurants, friendly people and laid back atmosphere. If you are expecting a posh resort and area, as it seems someone on here was, go to Cancun or Playa del Carmen. If you decide to rent a condo at Palma Real, then you wash your own towels, make your own bed, sweep the floor if it needs it, etc. The reasons I did not give a good rating and I hardly ever give an excellent rating (just how I am) is because of a couple of issues. The hot water heater was not turned on. Don't know if it worked or not. I know about such things, but was not going to mess with it. Hot water and cold water were the same temp. When we arrived it had supposedly rained quite a lot the past few days and water from the rooftop was dripping down via a light and the fan in the dining area. Kinda a big problem. Lastly, TV reception in the living area is bad, plus the stations on all the TV sets is almost all Spanish speaking and very few can be changed to English. We are older, have been to Mexico numerous times and are not partiers, so it would have been nice to be able to watch it. If you are out and about or not a watcher, then it's no problem. The management and the owner have been made aware of the hot water and leakage, so hopefully it has been addressed by now. Oh, one last thing, which has nothing to do with condo or owner/manager, you can not walk to town via the beach, which I believe was said on here somewhere. There's a federal property next door with a pier and so you have to take the street. Overall, we enjoyed our week very much and it was over way too soon.
this was our 4th stay @ palma real (1st stay in this unit). easily the best views in the entire complex. as a repeat visitor to palma real we knew what to expect & we were not disappointed. the condo unit itself has most everything you need. you will need to purchase condiments for cooking & extra toilet paper but that's about it. Gustavo the pool & maintenance guy continues to keep all areas clean. Carlos the property manager is a wealth of information & very helpful. the owner was very easy to deal with & answered any questions we had. on those days that you need to chill inside, the owner has provided Netflix which was wonderful as we needed a break from the sun & heat.
complaints - no safe in the unit (so you may want to find a hiding place for valuables while you out). the unit advertises a dryer, however the dryer does not product hot air (only cool air) as there is no vent. we experienced the same situation in other units. neither of these complaints will discourage us from revisiting palma real.
We are so glad to have experienced the quaint and vibrant town of Puerto Morelos. A place not yet swarmed by tourists. A place where the food is fresh and exquisite. A place that has the 2nd largest reef in the world. The condo was top notch with a roof top penthouse with views to die for. Everyone should be so fortunate to experience the breathtaking views. The condo was beautifully furnished and very clean. And the view from the master bedroom and ensuite shower were amazing. Carlos was extremely helpful and advised the best restaurants and day trips. We loved it so much that we bought a unit in the complex! Thank you!
We stayed in Unit 301 for 11 days and had an amazing time. The views were breathtaking and only a 10 minute walk to town with kids. The pool was clean and the beach was raked every morning by 6! Carlos took care of everything that we needed and the local market and restaurants were great. If you want a laid back true Mexican holiday this is the way to do it. Very safe town, great dinners out and lazy days by the pool. A couple of day trips and a rental car = perfect. There is a bit of garbage that washes up every day and the snorkelling is much better in town but it is so close you make make an afternoon out of it. You have to remember this is Mexico, if you want to be wined and dined go to the Ritz!
