Beautifully renovated farmhouse, circa 1878, furnished with antiques and period pieces. Three bedrooms, two full baths. Great floor plan - modern kitchen opening out to large well-appointed dining room seating eight to ten people comfortably. French doors open out to stone-walled garden. Comfortable living room with stone fireplace and Baldwin piano. Flat-screen TVs with cable in all bedrooms, and large flat-screen in living room. Air conditioning in all bedrooms. Very well insulated, also. Large wrap-around porch with charming wicker furniture, and deck off the master bedroom for viewing stars. On one acre of property. All new appliances in kitchen, gas grill outside kitchen door, and washer dryer. Half-hour from Kingston, NY, twenty minutes from Woodstock. Ten minutes to Belleayre Ski Center.

What makes this farmhouse unique

You will be able to enjoy the beautiful area up there, and pursue a lot of different entertainment. It is ten minutes from Belleayre Ski Center, which has a great summer music program. There are a lot of great swimming holes and creeks to swim in, and Pine Hill Lake is ten minutes from my house. The nearest town is Phoenicia, which has several really nice restaurants and bars, and a theatre and library. Hunter mountain and Woodstock are twenty minutes away as well.

Fantastic house and location!

We stayed at Marty's Farmhouse for 3 nights, 10 people total. The place has everything you need, and with 4 beds and 2 pullout couches, we were very comfortable. We hung out on the wraparound porch often, reading and relaxing and the kids loved the rope swing. We set up ladderball in the yard, and enjoyed the country air. A perfect location to get to anywhere in the region. If you are looking for a place, stop right now and stay at Marty's!! - Tom in Erie, Pa.

home away from home

recently stayed at Marty's place - just perfect! like previous reviews, Marty's place truly feels like home! i felt at ease from the moment i stepped through the door. though i made use only of the master bedroom, the other two bedrooms are thoughtfully designed. and for those who wish to "tinkle the ivory, " there is a functioning piano! the A/C worked fine, there are tv's in every room that feature cable/netflix, and Marty was there when i needed her to field any/all questions. lots of camping around the area. i personally stayed in-house most of the time, enjoying the charm of the house. totally recommend this place! i look forward to making future trips here!

Comfortable, charming, and well appointed

Marty's house feels like home. It is tastefully furnished, well appointed with everything you need for a short or extended stay, and the grounds are lovely. I stayed with my two children (12 and 15) and we all had a turn on the rope swing. A robin had made her nest in the vines on the front porch, so we got to watch her tending her young. My dog loved the acre of land to wander around.

The only thing that dampened our stay was the traffic noise from Route 28 (the house sits right on the main road through the Southern Catskills), and because the house was on a busy road, we had to get in the car to find quiet lanes to walk the dog on. But there are plenty of hiking trails a short drive away, as well as a really nice supermarket in Boiceville (10 mins away), so I highly recommend the house as a base camp for exploring the region. Be warned that cell phone service is spotty to non-existent (for both Verizon and AT&T), but Marty has excellent WiFi and a land line and I was able to work on my laptop the whole time we were there.

Marty, my only suggestion is to type up a fact sheet for the house - where to find essentials, where to get food and gas, etc. Otherwise, thanks for sharing your house with us!

Great stay for New Years Eve

Me and four friends had a wonderful experience spending a few days here this winter. Marty was extremely easy to deal with and very helpful with suggestions. The house was great. Incredibly comfortable and homey. We enjoyed cooking in the well appointed kitchen and hanging out by the fireplace. The location is convenient, and there are nice restaurants, hiking, and a grocery store nearby. Could not have asked for a better experience.

Christmas stay

I stayed at the farmhouse for Christmas with my mom and brother. Marty put a Christmas tree out for us. The fireplace in the living room helped make it the perfect holiday setting.

We had planned to ski but the warm weather prevented us from doing so. However, we had a lovely time hiking and visiting Woodstock and Windham. We will return once it starts snowing!

The house is immaculate and comfortable. It was larger than I expected from the photographs. Marty is kind and accessible.
