|Minimum Stay||7 nights|
An exceptional and outstanding 4.500 sq.m. property set just above the picturesque fishing village of Perdika, with panoramic views overlooking the
island of Moni. Featuring a large private pool, outdoor dining and cooking facilities and a home Dolby surround system, this villa is situated in one of the most sought-after locations on the island, with breathtaking views of the sunset to match.
Coupled with views of the dazzling sea and the most stunning sunset on Aegina, this superb and luxurious property really is special. The careful architectural blend of contemporary styling with carefully chosen objects d’ art from around the world helps create a comfortable, harmonious and relaxing atmosphere.
The central level of the villa includes a very spacious living area with comfortable sofas and armchairs, an elegant dining area and a very spacious and well-equipped kitchen. The panoramic sea views from the glass doors lead onto a superb outdoor terrace and swimming pool, with stone steps leading down to the garden bursting with olive, pomegranate and citrus trees.
The first two bedrooms are located a few steps from the living area. The master bedroom features an en-suite bathroom and a private balcony with wonderful sea views, while the second bedroom has a double bed, en-suite bathroom and views overlooking the hills.
From the living area, a staircase leads down to a library and a lounge with comfortable sofas, blue ray TV, DVD player and a collection of over 700 DVDs. This lounge also benefits from the same floor to ceiling windows featured throughout the property.
From here, a few steps lead to the garden and a narrow hallway leads to a small double bedroom and an adjacent shower room. Descending to the next level, there is a spacious double bedroom with a double bed and a single bed, as well as an en-suite bathroom with shower. This bedroom has its own private patio nestled in the serene garden, with equally beautiful views.
Outside at the far end of the large private pool there is an outdoor cooking area complete with professional standard barbecue facilities. The outdoor dining area is shaded by a covered pergola and features a stunning teak table, bench and chairs, so guests can enjoy alfresco dining in elegant surroundings.
The entire pool terrace has great views over Moni Island.
This year we installed a special device in the pool in order for the water chlorination to be performed through electrolysis of seawater, the 'harmful' tablets of chlorine not to be used and for your body not to smell chlorine. In this way you have the feeling that you swim in the sea (ideal for kids). Also, in the pool there is hydrogen for body massage and opposite swimming for exercise. The cleaning takes place any other day.
A pathway with a wide variety of aromatic herbs planted alongside leads to the barbecue area, where one finds a large marble table set out under the shade of an olive tree. This is the perfect place to sit and relax, whilst contemplating the view. Surrounded by unspoilt nature, the property includes a private olive grove, an orchard filled with a variety of fruit trees, such as pear, cherry, apple, pomegranate, citrus and fig trees, an organic vegetable garden and fresh grapes from the vineyard – all of which can be enjoyed by guests as the seasons allow. The garden is terraced with traditional stone-built walls, offering plenty of spots to escape and relax while surrounded by nature.
The picturesque fishing village of Perdika with its seafood restaurants and small marina is about a 5-minute drive away. Guests interested in visiting a farm should not miss out on a unique horse riding experience, just 500 m away from the villa. Being on the south side of the island, the property is about a 5-minute drive from some of the island’s best beaches, such as Klima and Klidi, which boast crystal clear waters and pine-fringed sandy beaches. The sandy beach at Sarpa featuring loungers and umbrellas, as well as Marathonas beach, considered one of the best on the island and Aiginitissa beach, perfect for families with small children, are also within easy driving distance.
With its mixture of sophisticated café-bars lining the quayside and traditional tavernas, shops and colorful markets, Aegina Town is a 20-minute drive away, while Moni Island is also just a 10-minute water taxi ride across the bay. Inhabited only by rare species of deer, goats and peacocks, Moni is where you can relax on the beach and swim in crystal clear waters; a protected site, the only development on the island is a small beach bar crowning the main beach.
We give an opportunity to our guests to make use of our cook in order to prepare anything they desire to eat on the cost of the ingredients only. A complimentary basket including 7 bottles of wine from our cellar, expertisimo virgin oil from our own olive trees, homemade bread and jams from our fruits and eggs from free village chickens ideal for breakfast will be waiting for our guests.
The villa is tented legally basis on Law 4179/2013 (Ministry of Tourism).
By sliding the last photo of the property you will find a video of the villa which is also shown at the end of the Amenities category.
With studies in finance, for many years manager in Private Banking of a European Bank, I choose to build this house with much care and love, on the island that I grew up and cherished.
A lover of the finer things in life, I have an excellent collection of art objects from varied eras which I am very proud of. I enjoy diving, fishing, gardening and making my own wine. Most of all, however I love the incomparable panoramic views and true blue colors of the sea and sky which are forever present from any point of view of the house.
Dimitris Tzellos purchased this villa in 2014
Dear Dimitris and Teta,
Just a message to say what a wonderful host and hostess you were to us. We had a fantastic holiday in your home with a most wonderful Greek welcome. You were most generous and I can honestly say that in all the years we have been holidaying in Greece your holiday accommodation has been something special.
It was wonderful to meet you both and your little daughter on our departure. Also, Teta was so attentive regarding any issues that we may have had, calling us most day. I know she is a busy lady with her job, but even so she still found time to contact us.
Last of all I would like to pass on our regards to Sophia who made us feel at home and makes a wicked Moussaka and Baklava. I had laughs with her trying to speak Greek and she to understand English.
Don’t forget, any time that you happen to be in England, we would be happy to hear from you.
I had a weeks sailing from Piraeus to Spetse and return which was wonderful but tiring and wanted a relaxing second week.
Well would you believe it I found a Greek Shangri- La at Dimitris villa.
Wonderful views from our master bedroom and all the facilities that a tired traveller would want.
We received a wonderful Greek reception from Dimitris & Teta his wife. Greek lunch and evening meal were most welcome.
Throughout our stay we received calls from Teta to see if all was well.
A most wonderful warm experience .
We left the snowy Boston and we arrived at a dreamy place full of colors and smells. Colors and smells from flowering trees. The pool was stunning with opposite swimming and hydro massage and the water was cold.
The weather was amazing. The house better than the photos. The beds were great, we relaxed. Everything was clean. Great service. We broiled at the barbecue: fantastic design and one day Sophia cooked meat in the stone oven by the pool. There are no words. Although it was relatively early (April) we had a great time, listening to the birds’ chirp and watching the wild partridges walking among the trees.
We are two families with four children from Norway. It's been three days since we left and still we cannot believe how nice it was. The house is amazing with a unique architecture. The sunset every day was different with amazing colors. The water in the swimming pool is without chlorine, as in the sea, and you enjoy your own stereo music through the trees. You find it difficult to believe and you are looking for speakers.
Fruits. Oh !!! We had never before the experience to cut fruit from the trees. Oranges, lemons and apricots when we were there but also peaches, pears, plums, grapes and figs that will come to maturity later.
The cleanliness is stunning, pool towels, all deck chairs are made of teak and an awesome sofa bed with canopy for the sun, on wheels from 32 to 35°C degrees, almost summer.
We did not use to leave the house often, the dishes prepared by Sofia were great. Within 5 minutes we reached the isolated sandy beach Sarpa, with crystal waters, ideal for children and games.
Moni & Agistri islands are wonderful nearby destinations.
I could continue writing forever.
We will definitely return ...
We unconditionally recommend it.

The house is built in a wonderful place where from the guest has a magnificent view to the Aegean Sea, the nearby islands and the picturesque village of Perdika.
The land, where the house is built, is very large and full of fruit trees available to the guests. The children were really excited with eating fruits directly from the trees.
The villa itself is decorated with an artistic feeling and living there is a real pleasure. A fully equipped kitchen is included, yet you can rely on Mrs Sofia, the lady from the nearby village of Sfentouri who does the cleaning, to cook for you really tasteful homemade food from local cuisine.
It is really relaxing, especially in the afternoon during the sunset, to sit by the pool and enjoy the view, while drinking a glass of wine produced and offered by the owner of the house.
The island offers a variety of places to visit such as archeological sites, beautiful beaches, restaurants etc.
Our family, with friends, 8 people in total, stayed there for 2 weeks during last September. We were absolutely satisfied and hope we will be able to be there again very soon.
