Our late 2010 purchased condo underwent a complete (demo'd to block walls and rebuilt over a 3 month period) $75,000 remodel with the work managed by the retired Project Manager Owner. New custom cherry cabinets in Kitchen/Baths, Matching Granite slab counters, new front walkway windows and rear Lanai sliders, new custom tiled showers (Master bath w/ glass block enclosure), new patterned floor tile in Greatroom/lanai, new bedroom rugs, newer Samsung 52" flat panel High def. TV and Blue Ray player. Quality Casablanca Fans in each major room and 12,000 BTU AC unit. We also provide free long distance calls to the Mainland US/Canada and free Wifi.
Important note: Our 2 day minimum ONLY applies if you book next to an existing booking. Otherwise the normal minimum (except xmas & Ironman) is 7 nights. We may accept a 6 night booking depending upon season, etc. This is covered under the notes section at the bottom of the rates area.
The famous (site of frequent competitions) Banyan Surf Break is again DIRECTLY in front of our unit so you'll enjoy watching the surfers while relaxing on the lanai. Our unit is on the convenient 3rd building level with free ground level parking and no steps to unit with use of the elevator.
The Living Room and Master Bedroom each utilize floor to ceiling sliders accessing the spacious ocean front lanai. The new sliders are double glass so you can control the ocean surf noise level in the condo by opening or shutting the doors. Custom shoji type silhouette sliding glass panels (Unique to Kona Bali Kai) separate the Greatroom from the MBR.
The accessible coastline in front of Kona Bali Kai has tide pools and sandy areas - perfect for poking around on a lazy afternoon. Free propane fired outdoor barbeques are available for guests and a turtle (Hono) visitor or two is a frequent sight.
Condo square footing including lanai is about 1,000'. You will notice VRBO ads for KBK 2BR units show different sizes. All 2 BR KBK units are the same size to my knowledge! The interior is just over 800' and the full width lanai is about 200 square feet.
White Sands County Park is 1 mile south, Kahaluu snorkeling beach/bay is 2 miles south and there is a great small hidden beach a short walk away I'll tell you about in my client letter upon booking.
We live a mile south of KBK most of the year at an ocean view condo we managed as a vacation rental for 10 years before retiring and moving to Kona in 2009. We understand how important our guests vacation time is and do our utmost to provide a positive experience. You are dealing directly with the owners here (not a Property Management Company) when you book directly with us, the owners.
Sharon is a part time commercial artist specializing in tropical flower water colors. You will enjoy several examples of her paintings in the condo.
Master Bedroom has a full size king bed with nightstands and chest of drawers; 2nd BR has a queen bed with nightstands, dresser and 26' LCD TV.
If unit 305 is booked check out our sister condo @ Kona Bali Kai unit 219. Its listed under VRBO #490632. Unit 219 is just like 305 except a reverse layout and located 1 level below + a few units to the north of unit 305. Unit 219 welcomed our first client in Dec. 2013 after completion of an $80K+ full remodel.

Our nearby residence (1 mile south from Kona Bali Kai) was a successful VRBO vacation rental (# 2767) for 10 years from 1999 to 2009. We understand the importance of our clients vacation time and make every effort to provide an outstanding value. Direct oceanfront facing a world class surfbreak with the best climate in the world. What else can we say other than how do you spell Pina Colada??
First you need to make the impossible choice of enjoying the lanai view or hop in the rental car and go exploring.
For lunch why not utilize the provided ocean front barbecues or check out the small 'POKI Shack' take-out lunch spot next to the lobby for some island 'soul' food and a brewski?? Poki is the island version of Ahi (Tuna) sushi.
Across the street is a convenience store for those forgotten condiments, drinks and snacks.
A concierge is available in the lobby nearly every day to help you plan excursions and local events.
Free island bus service is available in front of the building along with a frequent $2/trip tourist shuttle into town and shopping.
Too many options, not enough time - recommend enjoying the lanai view and watching the surfers wipe out while you mull over options.
There is also a small, secluded sand beach with water access a short walk away I'll tell you about it in my Guest letter after you complete your booking.

This is by far the best condo we have ever stayed at in the Hawaiian Islands. Totally updated and at the best location on the island. You get a surf show from dawn to dusk and it is as oceanfront as you can possibly be. Conveniently located for most island activities. The owners are very helpful and live nearby. We would definitely stay here again. I would give this six stars if I could.
Lynn's condo was fabulous. We loved being able to sleep to the sound of and wake up to the sight of the ocean just feet away. It was perfectly clean and situated for our access to (too many) activities we had scheduled for our stay. Parking was also convenient. Our only regret was that we didn't schedule more time on the Big Island to enjoy down time for fishing, swimming and relaxing in the hot tub at Lynn's place.
This is a very nice, updated, modern condo in a great location right on the ocean with a "to die for" view from the lanai. The building has covered parking and a pool, although the pool and surrounding deck will be closed for renovation sometime next year (2018). The owners live a mile away, but only for 6 months of the year. They live on the mainland and/or are traveling the rest of the time, but reachable by cell phone/email. A caretaker is used when the owners are off the island, and she was very helpful during our stay. We appreciated the direct booking with the owner which saved us some money. However, there are a few negatives. Be prepared for a long list of rules, including doing some laundry before you leave. We paid a cleaning fee which should include all laundry. We had to launder the beach towels, and it was requested, but not mandated, that we wash the sheets. A limited amount of the basics are supplied initially, but if you run out of things like toilet paper, paper towels, body wash, etc., you will need to replace them. We couldn't even find an extra garbage bag in the condo. Due to allergies to scented laundry detergent, we requested that laundry detergent free of dyes and perfumes be used to wash the sheets and towels before we arrived. The owners accommodated our request, but because there was a caretaker at the time of our stay, we were charged for both the new laundry detergent and her time. It seemed a little petty. Even though we got to keep the detergent (but had no intention or way of bringing home to the mainland), the owner could have kept it and used for future guests. We made the same request of the owners of the place we stayed at in Hilo, and they cheerfully accommodated our request without a charge. The place in Hilo uses a caretaker all year long, as the owners are never in residence. Overall, we were happy with the condo and its quiet location close to many of the sights we explored.
We came to Kona for a family vacation/ Nieces Wedding. The condo was very easy to find and easily accessible. There were 5 adults staying in the condo and it accomidated all of us just fine. We spent most of our time out doing excursions, but when we were there we spent most of it out on the balcony over looking the ocean. I would go out every morning at low tide and twice I saw sea turtles at very close range. Several other times we seen them out in the water. My daughter fished off the rocks just below the condo and caught 4 hawkfish and 1 other species we could not identify. We enjoyed the central location and would reccommend this condo to anyone planning on staying in Kona. It is about 1.5 miles from town. There is a great place just below the condo called the "Poke Shop" to buy fresh catch of the day sea food. Also, a helpful and very reasonable place to rent snorkel gear by the week, next to there. Across the street was a friendly little market with the basics. Snorkel beaches about a mile up the road. As we were leaving we contacted the owners for some questions about a possible extended stay and they were very friendly, prompt and helpful.
We had a great stay at this condo. It truly was a home away from home only better thanks to the beautiful ocean view. The owners were very attentive to our needs. We will definitely stay here on our future visits to Kona. Thanks Lynn and Sharon for sharing your wonderful condo with us. It truly was the nicest condo we have ever stayed at.

Kona has the best climate in Hawaii/perhaps the world. Little rain and what there is comes mostly in the evening and nighttime. Enjoy waking up to sunny mornings and enjoying your direct ocean front Lanai.
Lots of beaches/ocean activities/golfing/restaurants and hiking to keep your days as busy as you want them.
