Our Kona Bali Kai (Unit 305) 2 Bedroom/2 Bathroom with Full Width Lanai is DIRECT OCEAN FRONT with an underhand rock toss to the sea wall. You can't get any closer and stay dry. If you want DIRECT Ocean Front, DIRECTLY in front of the most popular Island surf break in a TOTALLY remodeled unit at a great price you have found it. The view in front of the surf break is world class - unbeatable for ANY price.

Important note: Our 2 day minimum ONLY applies if you book next to an existing booking (Calendar is kept current). Otherwise the normal minimum (except xmas & Ironman) is 6 nights. This is covered under the notes section at the bottom of the rates area. Email or write us if you have any questions.

Our late 2010 purchased condo underwent a complete (demo'd to block walls and rebuilt over a 3 month period) $75,000 remodel with the work managed by the retired Project Manager Owner. New custom cherry cabinets in Kitchen/Baths, Matching Granite slab counters, new front walkway windows and rear Lanai sliders, new custom tiled showers (Master bath w/ glass block enclosure), new patterned floor tile in Greatroom/lanai, new bedroom rugs, newer Samsung 52" flat panel High def. TV and Blue Ray player. Quality Casablanca Fans in each major room and 12,000 BTU AC unit. We also provide free long distance calls to the Mainland US/Canada and free Wifi.

The famous (site of frequent competitions) Banyan Surf Break is again DIRECTLY in front of our unit so you'll enjoy watching the surfers while relaxing on the lanai. Our unit is on the convenient 3rd building level with free ground level parking and no steps to unit with use of the elevator.

The Living Room and Master Bedroom each utilize floor to ceiling sliders accessing the spacious ocean front lanai. The new sliders are double glass so you can control the ocean surf noise level in the condo by opening or shutting the doors. Custom shoji type silhouette sliding glass panels (Unique to Kona Bali Kai) separate the Greatroom from the MBR.

The accessible coastline in front of Kona Bali Kai has tide pools and sandy areas - perfect for poking around on a lazy afternoon. Free propane fired outdoor barbeques are available for guests and a turtle (Hono) visitor or two is a frequent sight.

Condo square footing including lanai is about 1,000'. You will notice VRBO ads for KBK 2BR units show different sizes. All 2 BR KBK units are the same size to my knowledge! The interior is just over 800' and the full width lanai is about 200 square feet.

White Sands County Park is 1 mile south, Kahaluu snorkeling beach/bay is 2 miles south and there is a great small hidden beach a short walk away I'll tell you about in my client letter upon booking.

We live a mile south of KBK most of the year at an ocean view condo we managed as a vacation rental for 10 years before retiring and moving to Kona in 2009. We understand how important our guests vacation time is and do our utmost to provide a positive experience. You are dealing directly with the owners (not a Property Management Company) when you book directly with us, the owners.

Sharon is a part time commercial artist specializing in tropical flower water colors. You will enjoy several examples of her paintings in the condo.

Master Bedroom has a full size king bed with nightstands and chest of drawers; 2nd BR has a queen bed with nightstands, dresser and 26' LCD TV.

If unit 305 is booked check out our sister condo @ Kona Bali Kai unit 219. Its listed under VRBO #490632. Unit 219 is just like 305 except a reverse layout and located 1 level below + a few units to the north of unit 305. Unit 219 welcomed our first client in Dec. 2013 after completion of an $80K+ full remodel.

Lynn Noffsinger (retired Intel Engineer) and Sharon Noffsinger (retired Elementary Educator) were able to achieve a long term goal by moving to Hawaii in early 2009. Our nearby residence (1 mile south from Kona Bali Kai) was a successful VRBO vacation rental (# 2767) for 10 years from 1999 to 2009. We understand the importance of our clients vacation time and make every effort to provide an outstanding value. Direct oceanfront facing a world class surfbreak with the best climate in the world. What else can we say other than how do you spell Pina Colada??

What makes this condo unique

First you need to make the impossible choice of enjoying the lanai view or hop in the rental car and go exploring.

For lunch why not utilize the provided ocean front barbecues or check out the small 'POKI Shack' take-out lunch spot next to the lobby for some island 'soul' food and a brewski?? Poki is the island version of Ahi (Tuna) sushi.

Across the street is a convenience store for those forgotten condiments, drinks and snacks.

Free island bus service is available in front of the building along with a frequent $2/trip tourist shuttle into town and shopping.

Too many options, not enough time - recommend enjoying the lanai view and watching the surfers wipe out while you mull over options.

There is also a small, secluded sand beach with water access a short walk away I'll tell you about it in my Guest letter after you complete your booking.

Sharon is an artist specializing in Hawaiiana flower watercolors. Several pictures are in the apartment and are available for sale. $500 large and as low as $200 small framed. Any floral type picture can be painted and mailed via tube or flat to any US/Canada address - inquire.

The Absolute Best

This is by far the best condo we have ever stayed at in the Hawaiian Islands. Totally updated and at the best location on the island. You get a surf show from dawn to dusk and it is as oceanfront as you can possibly be. Conveniently located for most island activities. The owners are very helpful and live nearby. We would definitely stay here again. I would give this six stars if I could.

Watch the Surf in Front of Lanai on the Big Island

My gal pal of 50+ years and I wanted to celebrate a milestone birthday (70th) and wanted sun and a place neither of us have visited. We found Lynn's condo (#315) on the 3rd floor with the surf splashing below our lanai. We wanted a 2-week celebration and Lynn worked with us starting in 2015, so our out-of-pocket money was not a big hit come January of 2017. I was a bit surprised at the humidity the first 4 days for being on the west side of the island, but the 4 overhead fans and sliders and front door open, the temperature in the condo was comfortably maintained. We did have access to the pool and the hot tub, but found it was in the middle of the complex with the parking lot for a view. We found sitting out on the lanai, when we were not out zip lining (our first time), exploring the Volcano NP, Gary giving us a lava tube tour at Kula Kai Caverns and as a bonus, he turned us on to the Kona Brewing Company, getting to stay (compliments of my son) at the Hilton Waikoloa Village for a night and 2 days . . . watching the surfers and the changing colors of the surf and stunning sunsets to be our best adventure. Do you know that surfers are out on the water as early as 6:30 in the morning???? Hawaii does have some die-hard surfers and they did not disappoint when it came to entertainment. I digress . . . the condo was all Lynn and the descriptions stated and MORE!! The master bedroom is a slider and a lanai from the surf. Needless to say the sliders were left open all the time, with the exception of 1 night when the wind kicked up, but then only closed the bedroom slider. If needed, there are shoji screens to separate the bedroom from the front room, but with just 2 gals, the screens did not get moved. The updates (kitchen, master bath, master bed, stackable washer and dryer)that Lynn and Sharon installed gave us a high-end feel for our stay. There was not a want for anything, even a pineapple corer is available! We did not cook but did not go without. Fresh fruit from the open markets as well as close by stores, were our mainstays. We both could not believe that 2 weeks can go by so-o-o-o fast!! Before we knew it, we were packing up our bags and saying good bye to Lynn and Sharon as they had to turn the condo around for guests arriving that evening. Lynn has another condo 1 floor lower and more in front of a lagoon. Instead of crashing waves, #219 has lapping waves. My plan is to return for my 75th birthday and I am already planning it!!!

Excellent condo

The view was the best ever. Lovely kitchen. We enjoyed the lanai and watching surfers and sunset so much that we ate in at night most of the time. If we come to kona again we will get in touch. Thanks, dale and elaine

Perfect home away from home

Lynn's condo was fabulous. We loved being able to sleep to the sound of and wake up to the sight of the ocean just feet away. It was perfectly clean and situated for our access to (too many) activities we had scheduled for our stay. Parking was also convenient. Our only regret was that we didn't schedule more time on the Big Island to enjoy down time for fishing, swimming and relaxing in the hot tub at Lynn's place.

Nice Modern Condo

This is a very nice, updated, modern condo in a great location right on the ocean with a "to die for" view from the lanai. The building has covered parking and a pool, although the pool and surrounding deck will be closed for renovation sometime next year (2018). The owners live a mile away, but only for 6 months of the year. They live on the mainland and/or are traveling the rest of the time, but reachable by cell phone/email. A caretaker is used when the owners are off the island, and she was very helpful during our stay. We appreciated the direct booking with the owner which saved us some money. However, there are a few negatives. Be prepared for a long list of rules, including doing some laundry before you leave. We paid a cleaning fee which should include all laundry. We had to launder the beach towels, and it was requested, but not mandated, that we wash the sheets. A limited amount of the basics are supplied initially, but if you run out of things like toilet paper, paper towels, body wash, etc., you will need to replace them. We couldn't even find an extra garbage bag in the condo. Due to allergies to scented laundry detergent, we requested that laundry detergent free of dyes and perfumes be used to wash the sheets and towels before we arrived. The owners accommodated our request, but because there was a caretaker at the time of our stay, we were charged for both the new laundry detergent and her time. It seemed a little petty. Even though we got to keep the detergent (but had no intention or way of bringing home to the mainland), the owner could have kept it and used for future guests. We made the same request of the owners of the place we stayed at in Hilo, and they cheerfully accommodated our request without a charge. The place in Hilo uses a caretaker all year long, as the owners are never in residence. Overall, we were happy with the condo and its quiet location close to many of the sights we explored.

Owner's Response: Greetings to our current and future clients. This generally positive review seems written by a client accustomed to staying in a full service hotel vs. an extended stay private vacation rental condo. Full service resort hotels can easily be 2x the cost! Private Vacation rental condo's generally provide initial supplies like toilet paper, paper towels, body wash soap, laundry soap, etc. The client is responsible to replenish these when they run out. We provide a list of common sense rules (like don't wash the provided white towels with your colored garments, don't take our kitchen pots down to the neighbors and not return them, etc.) because after having vacation rentals for 17 years we have seen it all and try to pass some of our learned common sense to our clients. Extra, unneeded expense and work for the owners translates into higher rates for the clients which hopefully we all want to avoid. We do ask our guests (common request) to launder and put away any beach towels they use so we are not faced with yucky, sand filled, wet, moldy towels upon arriving for the turnover. Yes, we have been there/done that so hence the request. We also gently request (not required) our guests to start the bed linens in the provided washing machine to save turnover time (if they have time) when departing. This is a requested courtesy we ask but again not required. Laundering bed linens is usually the "critical path" to getting a turnover done. This particular client requested special (no odor) laundry soap be used a few days before arrival, well after the booking was made. If asked again I would request the guest rinse and dry any sheets, etc. needed upon arrival in the provided stack laundry system. It was a huge hassle for our caretaker to accomplish this request, only to now have the client complain about the $23 charged for the service (required a special trip for the soap and the time involved to rewash/remake everything) Extra garbage bag liners are supposed to be provided - I'll check with my caretaker to insure extras are left in the linen closet per previous training going forwards. Bottom line is our goal remains to provide an outstanding value (world class view in fully remodeled condo) to our clients which translates into high occupancy for us and positive 5 star reviews from the vast majority of our clientele.

Mesmerizing view of the ocean.

We came to Kona for a family vacation/ Nieces Wedding. The condo was very easy to find and easily accessible. There were 5 adults staying in the condo and it accomidated all of us just fine. We spent most of our time out doing excursions, but when we were there we spent most of it out on the balcony over looking the ocean. I would go out every morning at low tide and twice I saw sea turtles at very close range. Several other times we seen them out in the water. My daughter fished off the rocks just below the condo and caught 4 hawkfish and 1 other species we could not identify. We enjoyed the central location and would reccommend this condo to anyone planning on staying in Kona. It is about 1.5 miles from town. There is a great place just below the condo called the "Poke Shop" to buy fresh catch of the day sea food. Also, a helpful and very reasonable place to rent snorkel gear by the week, next to there. Across the street was a friendly little market with the basics. Snorkel beaches about a mile up the road. As we were leaving we contacted the owners for some questions about a possible extended stay and they were very friendly, prompt and helpful.
