This is a private home on the water. This home sets in a private quiet neighborhood that gives you the access to ; 1) public boat ramp just across the bridge, 2)children's park, 3) private river front access, 4) hot tub on the bottom back porch, 5)canoe & kayak, life vest, 6) horseshoe pit, 7) Water sports at its best includes skiing, wake surfing, wake boarding, paddle board, kayaking, canoeing or anything that floats. The water is always calm because its on a river instead of a lake. We have included 1 kayaks, and a canoe for your water activities, paddles and 4 life jackets. Fishing and swimming is available on our double boat dock or from your boat as well. A sandy island on the Brazos just yards upstream to play on , build sand castles or just sunbathing. This is an upper level rental that you enter by a spirial staircase on the outside, (sleeps11) for 2 bedrooms, 2 full baths with full kitchen & dining and has all the cooking utensils and dishes you need, a nice size den, with flat screen TV and cable with internet ,netflex and WiFi, outdoor upper deck with a gas grill and outdoor table and chair that seats 4. A large game room that has a pool table, foozball table, ping pong, air hockey, and TV for video games with 2 additional queen beds and 1 full couch that makes into a bed. However if the water sports are not what your looking for and you want to just come and stay a weekend and just get away and want to experience a bed and breakfast, it can be arranged because we enjoy making people feel welcome and serving them to enjoy their time off. We have a King Size B & B room. You would need to call 817-357-7345 for more details on the B & B. The back yard is totally canopied with mature pecan trees and a horseshoe pit, tire swing and cozy red cedar swing. You can sit and watch the squirrels jump from tree to tree. The surrounding towns of Granbury and Weatherford, and of course the DFW metro areas are all in close proximity. Weatherford is known for their cutting horse events and breeders. Weatherford also has their annual peach festival in late June or early July. Weatherford and Granbury have plenty of restaurants to dine at as well for your enjoyment.Both towns always have community affairs going on that are usually opened to the public and alot of shopping and antiques! In the fall you can walk around under the pecan trees and pick pecans almost any where you go on the river property. You can go on walks in the neighborhood or go down to the park and swing or watch your children play on the playground too. Our community park has an awesome pirate ship along with swings, slides, rock climbing wall, old time merry go round, and a new airplane teeter totter! The surrounding county roads are nice for driving and enjoying the countryside that all lead to small towns around the area that have town squares to visit shops and diners to eat at.
Each bath rooms have all your towels, soaps, shampoos, and basket of nice amenities. I always start you out with bath room kleenex and toilet paper, depending on how many are listed as guest along with paper towels and a fresh bag of ice in your refrigerator. We provide 1 bottle of propane for grilling and kitchen trash bags. We do ask that you place all large trash bags when full inside brown wooden trash container by the street! NO SMOKING OF ANY KIND IS EVER PERMITTED INSIDE THE HOUSE, INCLUDING VAPOR! THERE IS A NO PET RULE AS WELL.
We bought it in 2012 and totally remodeled it. We enjoy sharing it with others because it is very quiet on the river here. The upper level is accessed by its own entry door on the deck that has a spiral staircase. You may call about our B & B that can be scheduled in advance to be available for you to enjoy a bed and breakfast as our guests. We will reside in the downstairs area of the house and serve your needs as hosts. This service must be arranged ahead of time. We do not live full time on the premises!

It sets in a private community neighborhood that is very calm and quiet and away from the city, but close enough to be there in minutes. The facilities are all newly remodeled and decorated with new clean furnishings. The streets are less traveled and great to go for walk in the the neighborhood or down to the river and sit on the dock or the banks and watch the wildlife along the river like geese,ducks, deer, and a horse ranch across the river that has a large herd that visits the river daily for a drink.
The upstairs has large windows across the back that you can look out and see the river while your eating in the dining room ,out on the deck, or playing pool in the game room. If your a morning person that loves being up early and like the outdoors, you can go canoeing or kayaking up or down the river for a great morning or evening excursion without the big waves of a windy lake. On nice evenings cooking out and eating on the deck upstairs or the flagstone porch under the trees in the backyard on the river bank is very pleasant.
Property owners made themselves available for any needs! Even though a rainy weekend, we had teens there for a birthday weekend and they never got bored! The property was neat and tidy, very well kept. There were amentities available throughout the house as well as a small store down the road for forgotten essentials. The owners went above and beyond by adding festive birthday decorations for the birthday girl! We definitely will recommend this property and we will also return!!
We had a fantastic stay! The owners are incredibly nice & accommodating. We were 2 families with 4 children under 4. It was perfect. Super easy access to the water! You can tell they have put a lot of effort into the decor. It was adorable, our daughter loved the purple room. My only thing is the stairs you take to enter the house are spiral & very narrow. It was a little difficult getting everything up the stairs. They also got really hot in the sun so make sure no little hands touch them! We had a blast & would definitely stay there again. Thanks!
Our group had a great experience! We had a group of 12 adults and we found it to be plenty big to accommodate us. The game room had a ton of fun stuff to keep everyone entertained and the dock was a great place to relax and enjoy the sun during the day. The owners were very friendly and accommodating. They made sure we had everything we needed during our stay. I would definitely stay here again and recommend it to my friends.
We really enjoyed our stay and the location. The purpose of the trip was a girl's weekend to get-away from the busy life in Dallas and the peaceful setting was a welcome change. We were surprised that the homeowners were there all weekend staying on the lower level of the house - some of us wanted to get away from kids/people as we are moms so we would have preferred more privacy. Overall host was more than accommodating and friendly.
We (husband,wife, 6 kids-ages 7months to 14years, and husbands parents) came for a wedding in Granbury. We thoroughly enjoyed our stay! The view was gorgeous and the house was well stocked with all we needed for our 3 night stay.
The owners, Julie and Mike, were very friendly and made sure we had everything we needed!
We had 8 guys at the house for the weekend and had a great time. We were never on top of each other. The backyard was great for setting up cornhole and washers. We had an awesome fire each night. The location is great because you feel like you are far out in the country, but you are only about 40 minutes from downtown Ft Worth. Also, nice that it was an easy drive to Revolver Brewery in Granbury. Owners were great to work with! Would most definitely book again!
New water park in Weatherford, Texas. KOA camp ground is located about 14 miles down Tin Top Road for friends or relatives who might have RV's.

Standard and Seasonal rate is based on the rental of the upper floor includes entry, dining, kitchen, 2 bedrooms with queen beds in each room,family room with 2 sofas that are used as twins, 2 full bathrooms,large 30x27 Gameroom , 2 Queen Beds, 1 Full couch sofa, pool table that converts into ping pong, air hockey table, fooze ball table, large screen TV for Wii set up, upstairs deck with table and 4 chairs and grill, and all outdoor areas. Cable in family room. Check rates for amounts and dates. If you don't want the game room and bath we will close it off and take $50 off your rental. As a reminder this will take away 3 beds and 1 bath and alot of spacios fun, not to mention the view! We do have one canoe with padels and 2 kayaks with padels, fire pit for roasting or smores and a boat dock. You would need to sign releases for all visitors and send a signed lease agreement with a current copy of your drivers licence. Any damages or accidents to the property will be paid for through your damage insurance that is included in your fee. Owner shall not be responsible for damage or loss of renters personal property! Owner assumes no responsibility for illness or injury that may incur to humans while on the premises.
